Directly across the street from the house is a footpath with a new boardwalk onto the beach. The house features an elevator for easy access to both floors. An inverted floor plan with the kitchen and living areas on the top floor captures a fantastic view of the Atlantic Ocean. A large screened porch off the top floor and an open porch off the bottom floor are ideal for watching the surf and enjoying the soft ocean breezes.

Folly Beach: The city of Folly Beach is a small barrier island approximately 6 miles long and 1/2 mile wide, located 8 short miles from historic downtown Charleston. The Atlantic Ocean borders it's south shore, while the Folly River runs along the northern bank. Morris Island is separated by Lighthouse Creek on the East end and Bird Key and the Stono River lie to the West. Originally called Folly Island, it is primarily a residential and family vacation beach. Folly is home to interesting restaurants, bars and shops, most of which are located on Center Street. Folly offers a variety of environmental sites, recreation activities and a unique flavor of island living. Stayed here for a wedding in September and it was incredible. The entire house feels like it's brand new. Upstairs porch was perfect for enjoying a cup of coffee in the morning and listening to the waves at night. Huge kitchen. Big bedrooms and comfy beds. there's a footpath directly across the street for beach access. convenience store is within walking distance. Great, great place.Recommended for: Families with teenagers.

The beach access is extremely convenient, and the ocean is visable through the spaces between the first row houses. The rental house is very spacious, and easy to feel at home with comfortable furniture, a very nice kitchen with two refrigerators, and a screen a 3rd floor screen porch. Charleston is an easy/short 15 minute drive. Good seafood restaurants arounf Folly Beach, with chain restaurants as close as James Island (5-10 minute drive). We enjoyed walking the beach and collecting shells, watching surfers, watching dolphins swim back and forth along the coast, watching pelicans, etc. The minor problems we found include: 1. The recessed lighting in the living room are on a dimmer and it is tricky to get them to shine without continuously flickering. 2. The rental company didn't tell us that there's a trick to getting the keys to work... good thing the house keeper was there and let us in. 3. There was a big water leak under the sink in the kitchen when it was in use. Overall, We really enjoyed our stay, and I recommend this as a place to stay, especially if the minor inconveniences are fixed.Recommended for: Sightseeing, tourists without a car, people with disabilities, girls getaway, families with young children, age 55+, families with teenagers.

"Conched Out" is a great house----well situated at a lesser known beach access, relatively new, well appointed, nicely landscaped and plenty of room in its design. We especially liked the open plan of the upstairs where we spent most of our time, the screened porch lined with rockers, and the most comfortable beds and furniture all throughout the house, We look forward to making this our annual vacation location!Recommended for: Sightseeing, tourists without a car, people with disabilities, families with young children, adventure seekers, romantic getaway, age 55+, families with teenagers.

I recently rented this house for a week. We have a very large family and their was plenty of room. House feels like it is almost brand new. Ocean views during the day and you can hear ocean at night. Folly is a lot of fun and only about 10-15 minutes from Charleston. Great place to relax. Very clean.Recommended for: Sightseeing, tourists without a car, girls getaway, families with young children, romantic getaway, age 55+, families with teenagers.

We spent our summer vacation here, along with our two sons and their families (total of 6 adults, 4 children). The online pictures do accurately reflect the property. The large upper screened porch is great. The house is conveniently located, and we loved having the beach access directly across the street. We were here in June, but found that the beach was not crowded and it was very family- friendly. Although the house is nicely furnished, we were not very pleased with the cleanliness of the rental. The pantry contained lots of leftover food; we felt all old food should have been removed. Don't count on using the grill - as it was a mess! Trash was in the garage, apparently left by previous renters. Bathrooms had mold in shower/tub. The stairwell was in desparate need of a new coat of paint. Carpet stain in master bedroom. However, we did deal with these things and had a great time. Overall, this is a nice vacation house - it just needs some attention to cleaning and maintenance. Be sure to visit the nearby James Island Recreation Center, a beautiful park with bicycle trails, water spouts, playground, picnic tables and a lake. The recreation area also has a wonderful water park ($$), with water slides of various sizes and other fun pool things. The water park also includes a lazy river ride (you float on a tube in moving water) - fun for all ages. We were very impressed with the active and numerous lifeguards - they don't just sit in a chair!Recommended for: Families with young children.

This is the first review in 3 years that complained about the cleanliness -- we normally receive quite the opposite response, that people found it very clean. Thank you for pointing this out to us and I will be sure our rental managment company takes care of these problems immediately so that the house exceeds expectations of future visitors.
