  Everything about the property was exactly as advertised. We had everything we possibly wanted and more. The beds were extremely comfortable, which is often not the case with vacation rentals. The location of the unit was nice since it wasn't too far to walk to the pool, but it was far enough away to not have to deal with noise and such. Philippe went above and beyond to please us and make sure our stay was perfect.

  Recommended for: Sightseeing, adventure seekers, age 55+, families with teenagers, romantic getaway, families with young children, girls getaway.

  We stayed in this holiday rental for 8 nights in March/April this year. We found the house to be ideal in every way - clean, spacious & well equipped to meet our holiday needs. The resort is very well set up, great pool area, little shop to buy essentials, restaurant & children's play area. There is also a huge supermarket next door to the resort. Location from parks was ver good (Universal Studios was approx 30 minutes by car & Disney was only 15 mins) We were prepared to drive so it didn't bother us.   I would highly recommend this property to anyone traveling to the Orlando area. The condo was very well kept and beautiful. Everything was very clean and offered many ammenities. The pool area is very nice and the kids enjoyed the lazy river. Travel to Disney (15 Minutes) and Universal Studios (30 minutes) was very easy and it is located very close to shopping and dining. You can tell that Phil and his family take great pride in their home. They were a pleasure to work with and I really like that he maintains the availability calendar on the VRBO website unlike many other property owners. If our travels take us back to the Orlando area, this is the first place I will check to see if it is available.

  We enjoyed the resort immensely but particularly our Condo. We stayed at the same resort with several families and everyone was envious of our Condo. It was different from the others with it's personal touch with the decor. It made it really feel as comfortable as our own own. Loved it ! Great location - short walk to the resort. Can't wait to return for another stay.

  We've stayed at Regal Palms a few times. I highly recommend it as it is not only great value for money, but offers tremendous amenities for kids. I have nothing negative to say about the resort, it's very clean and comfortable. This particular unit is one of the better ones in my opinion. It is fully stocked and very comfortable. I've seen a few other units and some of them are quite disappointing with old and outdated furnishings. The location of this unit is great in terms of being close to the pool - HOWEVER, it backs on to Sand Mine Road. I reserved it thinking the road wouldn't be too busy, but for whatever reason there were a lot of loud trucks using the road on our particular week. If it was just a few trucks here and there, I wouldn't bother commenting on it, but they woke me up on several occasions due to the loud noise and rattle. Maybe I'm just not used to that because i live on a very quiet street, so i wouldn't say to avoid this unit if you don't think that would bother you. As i said, I have nothing but great feedback for this unit, but I just wish I wasn't disturbed by the trucks several times during the night. (No truck traffic was heard on the weekends)

Fortunately, only one of the 4 bedrooms faces the back of the house which may be subjected to some of the traffic noise passing on Sand Mind Road. Eventhough we havent had complaints from prior guests in this regards, we will definately look into ways to improving the sound barrier.   Plenty of room for my family of 6, including 3 kids. Beds were all comfortable and rooms large enough. Also enjoyed pool, even in November. Distance to Disney parks was accurate; it took us about 20 minutes. Also very convenient to grocery shopping and other necessary stores. Extra child amenities were nice; crib could use a little bit thicker mattress. Also, safe was not working and guest services said owner would have to approve replacement. Guest services was very helpful. A main point to improve would be cleanliness. Upon our arrival, there was an unlaundered towel in one of the bathrooms, crumbs under the couches (found while looking for a kids toy that had fallen under) and biggest concern was ants found in kitchen. We ended up buying some ant traps and cleaning spray. We could "live with it" but wished it was cleaner, especially since at first glance everything seemed nicely decorated and well kept. Would recommend it, with reservations.

  I stayed at this property from Nov 3 - Nov 10, 2012. This is my second time staying at this property and again I had a wonderful time. The house is very clean and all four bedrooms are a great size. The resort facilities and staff are excellent. My only complaint is that I only stayed for one week. Next time I will be renting this property for two weeks so that I have ample time to enjoy the resort, relax and still have time to take advantage of all the tourist attractions in the area.

This booking deposit will be applied towards the total payment for reservations, but is required at the time of reservation to secure your booking. • Full payment (with booking deposit included) for reservations must be received at least 30 days prior to check-in date. • A Daily Resort Amenity Fee of $11.95 per day plus tax applies to all bookings. Fee covers the following: 24 Hour Check-In, Secured Resort Access, Parking, Local Phone Calls, Health Club (Fitness Center), Children's Playground and Swimming Pavilion along with Pool Towels, Regularly Scheduled Activities, and Sand Volleyball Court. • THERE IS A ONE-TIME DEPARTURE CLEANING FEE FOR ALL RESERVATIONS. THE FEE IS USD $85.00 THIS FEE WILL BE COLLECTED PRIOR TO ARRIVAL. • Rates are based by unit, not per person. Maximum 2 persons per each bedroom. • Reservations are subject to availability and must be made in advance. • The signatory to the booking must be a member of the renting party and must be at least 21 years old. • Pets are not permitted. • Smoking is allowed outside the home only. • Check-in time is 4:00 p.m. and Check-out is 10:00 a.m. No refunds for early departures. • For cancellations received: - 1.
