Thank you for stopping by and getting additional information on our beach home. Hurriace Sandy has provided us the opportunity of completely remodeling our home. We are proud to have our home ready for the 2013 season. The first floor of our home is handicap accessible, with a ramp going to the back door and 36” doors in all rooms on the first floor.
We are located 1½ blocks from the bay side and 1½ blocks from the beach. Our home features: five bedrooms, 2 new bathrooms (1 shower stall and 1 tub w/shower), plus and outside shower, enclosed front porch (heat and AC), family room, dining room and laundry room. backyard with grill and patio furniture, off the street parking for 2 cars without intruding into the backyard area.
On the first floor we have the following;
The master bedroom (bamboo floors) which starts each day with the bright sun from the east and maintains a beautiful sunny atmosphere throughout the whole day. This bright room features a queen size bed (sleeps 2), and TV.
The 2nd bedroom (bamboo floors) faces the west and has a view of the bay. Beautifully decorated with the sea shore atmosphere features a queen size bed (sleeps 2) and closet.
Enclosed front porch (heat and AC) features a wicker furniture, with a love seat and 4 chairs allows you to sit and enjoy the beautiful view of the Barnegat Bay. The sunset is a site to enjoy with the family, friend or alone for some quite time.
The new kitchen and dinning room (bamboo floors) are one large room. They are bright cheerful and a perfect place to wake up to start the day with a healthy breakfast. It includes brand new white shaker cabinets and granete counter tops, with a breakfast bar. We are putting in all new stainless appliances, including refrigerator, microwave, gas stove and dishwasher. We have dishes for 20,coffee maker, toaster, toaster oven, blender, pots and pans, etc....
A great place to gather with the whole family is our Family room. We have new queen size sofa (sleeps 2), love seat, large tv, dvd, cable tv.

On the second floor of the home features:
3 bedrooms (with closets) with 2 twin beds in each room (sleeps 6). Great for the kids get away from Mom and Dad but still under one roof.
Four beach badges are included.
Short walk to ocean, stores, restaurants, boardwalk. The fishing pier, which is great for crabbing or fishing is only 2 blocks away. AMAZING views and sunsets. Bay beach across street for small children. Island Beach State Park 1 mile south.
Walk to the Beach and Boardwalk. Bring your bike and ride. Walk or ride to any of 3 Convenient Fishing/Crabbing Piers. On a First Come, First Serve Bases There are Community Basketball & Tennis Courts. There is even a Softball Field. Walk to the Post Office, Bait Shops, Gift Shops, Restaurants, Ice Cream Parlors, B&B Department Store, and The Park Bakery.
For Parents with children who are learning how to swim, there is a wonderful Bay Bathing Beach and Play Ground area where 5Th Street meets the the waters edg

From the moment my husband & I arrived at this house it felt like home. I absolutely loved this house! The screened in porch on the front of the house was the perfect place for my morning cofffee & a great place to read my book. I plan on making this the place to rent every year when my husband & I take our yearly trip to the shore, The house was very clean, lots of hot water, dishes. It was a great place to stay. Love the master bedroom ! The owner was very sweet & made sure that if we needed anything there was someone around to help.

I was very surprised and pleased how the clean the house was!! It was also loaded with the unexpected essentials...such a blender, toaster, coffee maker, wifi, grill, washer dryer, spacious back yard. One and half blocks from the beach...which btw is very clean and not overly crowded...down the other block were the most amazing sunsets!!! Than a two mile bike ride you are at the boardwalk!! Everything was perfect!!

Just spent a week with family at this rental and we really loved it. House was clean, beds comfortable and a/c worked fine. Beach everyday, cooked at night, tv after and then off to bed. Rexaxing beach vacation. Couldn't have asked for more.

Our stay could not have been any better. The location of the house is ideal, only one block to the ocean. We spent a LOT of time in the screened-in porch in the front of the house. Evening found us gathered around the picnic tablesin the large back yard for family feasts. Kitchen is well equipped and we found the owner to be VERY accommodating and great to interact with. Transition in and out of house was very smooth and since there are beach badges included, it made it possible to get to the beach that first day. We enjoyed playing some of the games provided in the house and were happy that all three showers could be going at one time with plenty of hot water and great water pressure. That outdoor shower is super. We'd love to go back next year!

ALL BALANCES PAYABLE MUST BE RECEIVED 30 DAYS PRIOR TO OCCUPANCY. SEE PAYMENT SCHEDULE AS SHOWN IN LETTER. LEASE IS SUBJECT TO THE FOLLOWING TERMS AND CONDITIONS 1. Security Deposit and Damage Protection Policy (DPP). A refundable security deposit of $200.00 and the non-fund able $69.00 damage protection policy for the coverage has been deposited with the Property Owner, or Property Owner’s designated agent (hereinafter referred to as “Owner”), in trust, as security for the performance by the Tenants of the terms under this rental agreement set forth following, and for any damages caused by Tenants, Tenants’ family, agents and visitors (hereinafter collectively called “Tenants”) to the premises or furnishings during the rental period. Owner may use part or all of the security deposit or damage protection policy to repair any damage to the Unit cause by Tenants. However, Owner is not limited to just the security deposit portion of any security deposit or insurance policy amount and Tenants remain liable for any balance. 2. Key Charge. A $50.00 fee will be charged to Tenants for failure to return any and all Unit related keys. Such charge shall be assessed to the credit card used to hold the reservation. 3. Beach Badge Charge. The tenants will receive the use of 4 beach badges during the stay of their visit. A $50.00 fee per beach badge will be charged to Tenants for failure to return any and all the beach badges. Such charge shall be assessed to the credit card used to hold the reservation. 4. Cleaning. Tenants shall be responsible for any undue and/or unreasonable cleaning of the unit immediately subsequent to the Tenants’ departure. The property must be left in broom swept condition. A cleaning fee of $150.00 will be charged to all rentals. 5. Damage charge. Any damage charges incurred by the Tenants not covered by the security deposit or the Property Damage Protection Policy shall be assessed to the credit card used to hold the reservation. 6. Check-In. Check-in time is 2:00 PM on the day Tenant’s scheduled reservation begins. No early check-ins absent prior consent of Owners. Upon arrival, Tenants will be given their key(s), as well as any special instructions or updates that may be applicable to the Unit. 7. Check-Out. Check-out time is 11:00 AM (SHARP) on the day Tenant’s scheduled reservation ends. Any delay in check-out, absent prior consent of Owners shall result in Tenants being charged $100.00 per hour after the scheduled check out time. 8. The Tenant affirms that he/she is an adult and that the property will not be occupied by any minor unless an adult is present. 9. Use of Premises. Tenants shall only use the Premises as a residence. The premises shall not be used to carry on any type of business or trade, without prior written consent of Owner. Tenants will comply with all laws, rules, ordinances, statutes and orders regarding the use of the premises. 10. Quiet Enjoyment. Tenants shall be entitled to the quiet enjoyment of the premises, and Owner will not interfere with that right, as long as tenants do not interfere with those rights of others. 11. Smoking is not allowed anywhere on the premises. 12. Pets are not allowed anywhere on the premises. 13. Furnishings. The units are furnished and equipped by the Owner to owner’s taste. All units are set up for light housekeeping. All paper goods, cleaning products and linens must be provided by tenants, except for the following include in the unit: Washer, Dryer, Stove, Frig, 3 TV’s, 3 Cable boxes, wireless internet modem and router 14. Use of Grills. Gas grilling is permitted only on concrete driveways and any grills provided with the unit. If the propane runs out during your visit, get it refilled and you will be refunded the amount at the end of your stay. A receipt will be required for reimbursement. 15. It is agreed that the Broker or owner shall have the right to enter the premises with prospects for rental or sale from 10:00 AM to 5:00 PM. 16. Locked Areas. Areas that are locked, such as Owner’s personal storage spaces, for which Tenants are not provided a key, are off limits to the Tenants. Any attempt to enter locked areas is cause for immediate termination of this agreement, forfeiture of all monies paid, and Tenants will be liable for any damage and/or missing items. 17. Roof Access. No one is permitted to access the roofs of the property at any time. If anyone is caught accessing, walking or sitting on the roof the lease will be terminated immediately and no refund will be issued. 18. SURVEILLANCE – There are security recording devices on the properties. Cameras/surveillance equipment is exterior only. No recording devices are in the house. Tenants have the right to privacy inside the home. However, it should be noted that outside the house, theft-deterrent systems may broadcast one's image/voice. 19. Garbage and Recycling Removal - Garbage and recycling must be taken out to the curb on the days they are scheduled to be picked up. A garbage fee of $100.00 will be applied if the garbage isn't taken out on the pick up days. This is done as we have to pay a disposal fee if the garbage isn't taken out. 20. Moving Furniture - No furniture is to be moved around in the home. The rooms have been set in the designated ways an must remain that way without approval of the owners. V. HOLD HARMLESS 1. Owner attempts to maintain the Units in the best of condition. Owner expresses no guarantees, express or implied, regarding suitability or fitability for any particular purpose. Owner does guarantee that appropriate repair and/or replacement will be performed as soon as possible under prevailing circumstances. It is Tenant’s responsibility to immediately notify Owner of any issues that they incur during their stay so that the repair and/or replacement may be promptly taken care of. Owner is not responsible for any inconveniences for which Owner has no immediate control. These inconveniences may include, but are not limited to, the following: (i) breakdown of VCR’s, hot tubs, saunas, and/or other recreational appliances or devices; (ii) power outages; (iii) adverse weather and/or road conditions; (iv) construction in the area; and (v) Units that are not decorated and/or accommodated to Tenant’s individual tastes. Owner shall not be held liable, or otherwise take any responsibility, for any injuries that may occur to Tenant, and/or Tenant’s invitee, that is caused or permitted to be caused by the intentional, unintentional, negligent, or careless acts of said Tenants, and/or invitees. By the written or electronic endorsement of this Agreement, Tenant agrees to forever hold-harmless and indemnify Owner form any liability and/or responsibility arising there from. ENTIRE AGREEMENT. THIS AGREEMENT, COMBINED WITH ANY AND ALL COMMUNITY RULES AND REGULATIONS (IF APPLICABLE) SERVES AS THE ENTIRE AGREEMENT. NO ADDITIONAL PROVISIONS ARE EXPRESSSED NOR IMPLIED. THIS AGREEMENT SUPERCEDES ANY AN ALL PREVIOUS ORAL AND/OR WRITTEN, EXPRESS AND/OR IMPLIED AGREEMENTS. UPON WRITTEN OR ELECTRONIC ENDORSEMENT, TENANTS AGREE THAT THEY HAVE READ AND UNDERSTOOD THIS AGREEMENT, AND ACCEPT ALL TERMS, CONDITIONS, COVENANTS AND RESTRICTIONS, WITHOUT EXCEPTION
