Experience New England, especially Boston, Cape Cod and the City of Presidents from 226 Rock Island Road, Quincy, Massachusetts. This home will be available as a fully furnished, long term (3 month minimum) rental for a discounted rent of $2875 per month from about 1 September 2015 to about 31 May 2016 for up to 6 people, no pets/animals and no smoking. Utilities are not included and will be paid for by the Resident.
Estimated monthly utility costs (Sep-May) are $330 (water/sewer/trash:$70, gas:$200, electricity:$60). If desired: Xfinity internet/telephone/Cable TV runs an additional $25 to $170 depending on service ordered under the present contract.
Any consideration for a weekly rental during the vacation rental season (1 June to 31 August) or the 'off season' (1 September to 31 May) would be at a rate of $2800 per week ($400 per night) which would include utilities. Our 'Guest Application' and 'Guest Occupancy Agreement' would be executed for these weekly rentals. There would be a $500 'reservation security deposit' out of which would come a $250 light cleaning fee and any other expenses to return the premises to the condition found at occupancy.
226 Rock Island Road is a 2300sf, Direct Ocean Front home constructed in 2008. The additional 1000sf walk-out basement, oversized 1.5 car garage plus attics over the garage and second story offer significant additional storage and work spaces.
During non-rush hours you are located just 30 - 45 minutes south of Logan Airport and downtown Boston via car, bus, public transit (MBTA), ferry and other means. Your back yard ends on your sandy beach for swimming or excursions to the Boston Harbor Islands, fishing, sailing and much more. The Cape Cod Canal is about 45 minutes south.
The main 1st floor living area features a well appointed & fully equipped Corian counter kitchen, dining area with leaded glass windows, front-to-ocean living/dining/office/sitting area. There is a gas log fireplace and panoramic ocean view bay window. A bath with full sized stacked washer & dryer, an enclosed/heated ocean front porch with door to the large ocean side Azek deck complete the features of the downstairs living areas.
A Comcast/Infinity business/entertainment center provides high speed internet access, CTV and voice systems. There is an AT&T telephone system with base station & 2 portable units. An Xfinity modem/router, Samsung DVD and Brother printer/fax/copier/scanner plus a Samsung TV complete the main features of your home office hardware.
The stairway to the second floor leads to a 1000sf upper living area with master ocean side bedroom, 2 additional bedrooms and full bath with jetted tub and shower.
The attic adjacent to the second story level is accessed via the doorway from bedroom #2 and a pull-down stair case from the garage. Another pull-down staircase provides access to the attic over the second story bedrooms. Access from the full basement to the ocean side back yard is via 6' double doors.
The large ocean side deck, front and ocean side lawns, off-street parking plus 1.5 car garage, sea wall, sandy beach and much more contribute to a great place to call home. Vacation Weeks: $500 refundable Security Deposit and $250 non-refundable light cleaning and the $2775 wekkly rental is due at least 15 days before occupancy. Our Guest Application & Occupancy Agreement is available for review on request.
Sabbatical: Montly Residents pay an application fee of $30 per adult then $5000 Security Deposit and a first months rent of $3025 prior to occupancy.

About the owner: 226 Rock Island Road is our original family home. It was a summer cottage when built circa 1915. Our family vacationed in neiborhood cabins before purchasing 226 circa 1936. 226 Rock Island Road has been an unfurnished rental home since 1981. We designed and completed the total rebuild of a new home in 2008 on the exact same footprint of our original home. We attempted to recapture the basic features of the original while increasing from 1.5 to a full 2 stories. We would hope that the 4th and 5th generation of younger family members are able to enjoy New England in this home with the current 3rd generation grandparents. We are making our home available to you for that same New England experience.
