This house manifests luxurious comfort and thoughtful design at every turn, so after a full day of fun, the home is an oasis that caps the beauty of the surrounding mountains and high desert for you, your family and friends. There’s something for everyone here with all the comforts of a high-end retreat.
This new, professionally decorated home features a large gourmet kitchen, natural stone inside and out, plank gothic white oak hardwood floors, natural wood doors/trim/beams, a free-standing tub in Master bath, a large lodge gas fireplace, and high vaulted ceilings with open trusses in the great room and in one of the Master bedrooms. Everywhere else you’ll enjoy 10’+ ceilings.
Our spacious house includes two Master Suites, a private hot tub for 7, a large bonus room with ping-pong/billiard table, 60” HDTV (Netflix, Xbox), instant hot water in all locations, all thermostatic temperature controlled showers, and many other luxury amenities. HDTVs are also located in each master suite, including robust entertainment features en-suite (e.g. Apple TV, full surround, etc.). For ease and convenience, this large home is all on one level with the exception of the large game room above the 3-car garage.
The gourmet kitchen is a chef’s dream with a Wolf 36” range, full freezer and full fridge, a second premium oven, a 33” farmhouse sink, a fully automatic Gaggia espresso machine, and a convection microwave. Granite solid surface countertops with a kitchen island that provides seating for four. Kitchen includes large serving platters and other features required to accommodate large groups. The adjacent 10’ dining table seats 10 (plus additional outside seating during summer months). A grill is also provided just outside under a covered patio, one of two spacious outside covered living areas.
The house includes wifi connectivity and Internet access.
The living room is adjacent to kitchen and dining areas and features a large, natural Montana stone fireplace and a hideaway 51' HDTV with Netflix, Apple TV, DVD, and more. The high-end sound system serves the primary indoor and outdoor living spaces and easily connects to your Smart Phone or iPod.
The first Master Suite features a luxurious king bed with 100% cotton bedding, natural wool blankets, a pillow menu (down or down-alternative), a large free-standing tub for two, make-up vanity, walk in shower for two, and a walk in closet. The second Master Suite features the same king bed amenities, a large custom armoire for two, view of Mt. Bachelor, and a high-end rain shower. Two additional bedrooms are extra large, one with two custom twin-over-queen bunk beds and the other with two queen beds. These two bedrooms share a jack-and-jill bathroom with two sinks and a spacious rain shower.
The laundry room provides the benefit of state-of-the-art steam washing maching and latest dryer techology for your convenience and the available deep two-car garage has room for skis, bikes, and more. For your convenience, we provide 6 cruiser bikes. The third garage is locked-off exclusively for owner use.
This home comes with Obsidian Club access to all the amenities that Caldera Springs resort offers at no additional charge. Lake House - Family/Game room, Living room, Zeppa Bistro. Quarry - Fitness Facility, Pool/2 Hot Tubs, locker/shower room, towel service, kids water feature, and a great “lava” water slide! Caldera Links 9-hole Golf Course. Lake - rent of Canoes/Kayaks, Fishing. Recreation - Parks, Playground, Tennis courts, Basketball court, Bike rent and paths, Walking trails.
Things we provide: bath robes, shampoo/conditioner/body-wash, hair dryers, lotions, laundry soap, and standard kitchen stock items (seasonings, sugar, etc.).

Everything from securing property rental to check-out was easy and the owners are very helpful. The house is beautiful and well stocked with everthing you could possibly need. We recently rented this property for my 50th birthday and we really enjoyed the house. It is a very beautiful home and the furnishings are very nice. The kitchen is great for cooks and there is plenty of room for everyone. Couches were extremely comfortable and I did not want to get up. I would definitely recommend this house for a group of friends or large family gathering and Im very selective about properties. The only critism I would have is that there was only one roll of paper towels for four days and everyone ran out of toilet paper because only a few rolls in the house. Also the televisions are all very high end and nice but very technical at the same time and we definitely had trouble trying to figure them out but the owners do try to make it easier by including full photos of the remotes with directions.Recommended for: Romantic getaway, girls getaway, families with young children, families with teenagers, age 55+.

This home provided everything that was described in the listing of the property. It was very comfortable for two families, 4 adults and 5 kids, with room to spare. The layout was fantastic! The central common area allowed plenty of room for meal prep, plenty of seating for mealtime and was a great space for board games, puzzles, card games and socializing. The bedroom arrangement with two master bedrooms separate from two large kids bedrooms and their own bath allowed you to escape for quiet time if you needed to get away from the crowd. The amenities provided, shampoo, soaps, towels, kitchen utensils and cookware were all top notch. We loved the espresso machine so much that we might purchase one for ourselves. The location of this home was great! It was a quick drive to Mt. Bachelor for skiing, boarding, snowmobiling and all the activities that the Bend area provides in the winter and I am sure it is the same in the summer,quick access to mountain lakes, hikes, biking trails, sun and fun. There is no question, I would absolutely recommend this home to my friends and relatives and would stay here again if we decide to come to the Sunriver area again.Recommended for: Girls getaway, families with young children, families with teenagers, sightseeing.

Beautiful home in a just as equally beautiful setting of Caldera Springs. Such a serene environment that is so rejuvenating - you will not want to leave. This home is by far, one of the most luxurious and comfortable vacation homes I have had the pleasure of staying in. The design, decor and amenities are absolutely impeccable. To describe it as "exquisite" would be almost an understatement and as beautiful as it looks in the pictures - they do not do it justice! Every small detail was though out and planned which is evident in how well stocked this home is and made our stay that much more enjoyable. My stay at this amazing home was part of a "girlfriends retreat" and let me tell you, it was PERFECT. We were all so comfortable and relaxed, we did not want to leave the house. Everything from enjoying our breakfast outside on the back porch and seeing deer, hiking around Caldera Springs, swimming in the pool and enjoying the jacuzzi to simply watching movies was memorable. The owners were accommodating & friendly which made the experience of our arrival/check-out easy & pleasant. I will definitely be back and look forward to staying at the Four Seasons Luxury Home yet again!Recommended for: Romantic getaway, tourists without a car, girls getaway, families with young children, families with teenagers, adventure seekers, age 55+, sightseeing.

My husband, daughter and I - along with grandparents and my best friend from high school - spent a week at the "Four Seasons Luxury Home in Caldera Springs" in from June 21st until June 28th, 2012. From the moment we opened the door and stepped into this beautifully decorated, warm and welcoming house I knew our vacation was going to be one of the best we had ever taken...and it was. The home is laid out perfectly for one or more families and whether you have older childen like us (our daughter is 18) or younger children (my best girlfriend that stopped in from Portland has twin 9 year olds) there is plenty to keep them occupied. Bikes, video games, passes to the pool and clubhouse are just a few of the things that kept the kids happy all week and the adults enjoyed the hot tub, espresso machine, serene backyard setting as well as the bikes, games, passes, etc. The location of the home was ideal for us in that it is tucked away in the back of the neighborhood so very few cars passed by. We so enjoyed the peace and quiet of the backyard for reading, talking and wildlife watching - and the view of Mt. Bachelor from the front of the home is spectacular!. The trails throughout the neighborhood were ideal for nightly walks after dinner and early morning strolls before breakfast. Canoe rentals at the clubhouse allowed us to enjoy some time on the water without having to drive over to Sunriver and tackle the summer crowds. Speaking of Sunriver...the location of Caldera Springs is fantastic! We were close enough to Sunriver for longer bike rides when we felt more energetic yet far enough to enjoy the peace and quiet of this beautiful "newer" neighborhood. The high desert area of Oregon is such a wonderful vacation spot for familes and although we've always stayed in the larger community of Sunriver itself many times, we're now 100% sold on the smaller, more intimate setting of Caldera Springs and we will most certainly be back to the "Four Seasons" home again. Our vacation was absolutely wonderful, mainly because the home was so comfy, cozy and ideally located in a beautiful setting. As soon as we know our summer schedule for 2013 we'll be booking our next vacation and look forward to returning to our new-found gem in Caldera Springs! We spent a wonderful week in Caldera Springs in Sunriver enjoying this luxury home and all the amenities of the resort. The home was even better than promised, impeccably decorated and equipped with all the comforts of life. Apart from occasional trouble with Direct TV (not the owner's fault but a problem in rural Oregon), we had absolutely a perfect experience. We would rate this five stars plus -- up there with the Ritz Carlton or similar luxury hotels. We have been visiting Sunriver several times per year for over 30 years and this was our best vacation. The owner was very attentive to our needs and easy to contact. We strongly recommend this property.Recommended for: Romantic getaway, families with young children, people with disabilities, sightseeing.

A beautiful, well stocked, comfortable home for our family vacation. The owners of this home were excellent to work with and provided many amenities not normally included in vacation rental homes. We were their first guests, which made us a little nervouse! However, the owner eased our concerns from the very beginning, wanting to make sure our vacation was amazing--and it was. There are no other homes immediately surrounding this one, giving the feel of being alone in the mountains. There are paths throughout Caldera for walking and biking. The swimming pool and bistro are just a short walk from the home. The Sunriver Village is within walking distance as well, or a five-minute drive if you prefer. Our family, five kids ranging from 9-15, and six adults, had a great time. Thank you to the owners of this beautiful home for sharing! I would recommend this home without hesitation.Recommended for: Tourists without a car, families with young children, families with teenagers, age 55+, sightseeing.

Vacation Rental Agreement Caldera Four Seasons Home (VRBO #407504), owned by Scott & Tatyana Rawlings, located at 56599 Sunstone Loop, Sunriver, OR 97707 This agreement constitutes a contract between the Guest/Renter and Scott and Tatyana Rawlings, owners of the luxury Caldera Springs vacation rental home located at 56599 Sunstone Loop, Sunriver, Oregon 97707. Please read this Vacation Rental Agreement thoroughly. Any funds received by Scott and Tatyana Rawlings for occupancy of the vacation property indicate the acceptance of the terms and conditions of this Vacation Rental Agreement. It is the responsibility of the Guest/Renter to be familiar with all policies within this agreement. This rental agreement is entered into by and between the renter, hereinafter referred to as “Guest”, and Scott and Tatyana Rawlings hereinafter referred to as “Homeowner”: 1. Reservation Requirements: Reservations are not considered “guaranteed” until receipt of 50% of the total rental fee (including tax and cleaning fees). Reservations booked less than 30 days prior to arrival date will require payment in full on reservation date. Reservations booked more than 30 days prior to arrival date will require 100% payment 30 days prior to arrival date. It is the guest responsibility to call or send in the payment prior to the 30 days. If payment in full is not received by Homeowner 30 days or more prior to guest arrival, the reservation may be subject to cancellation. The Security/Damage deposit is due at time of 2nd payment (payment in full), 30 days prior to arrival. 2. Maximum Occupancy: The maximum number of guests is limited to 14 persons. This maximum occupancy includes day and over night. The person paying is financially responsible for all Guests during the rental period. 3. Term of the Lease: Established on VRBO as check-in and check-out dates and through email communications – Homeowner will respond with formal authorization of availability and confirmation of booking per Guest request. 4. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. 5. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner. 6. Deposit: A refundable Security/Damage deposit is required at least by the time of second payment of the Guest’s booking. The amount of the security deposit is $1000. Homeowner requires a valid driver’s license from the Guest and the Guest must be more than 25 years of age. The Damage Deposit is for security and will be refunded within 7 days of the Check-out Date provided the following provisions are met: o No damage is done to our home or its contents and the home is in the same shape as when you arrived. Please leave furniture in its original place. o All debris, rubbish are placed in garbage cans outside located behind the garage. (Be sure to check bathrooms.) o Take all perishables, cans and bottles with you. o Clean the outside BBQ grill with brush provided. o Dishes are placed in the dishwasher and cleaned. (Please no pots/pans or sharp knives in dishwasher, wash by hand.) o If you use espresso/coffee maker you MUST clean it (directions provided) or there will be a $50.00 charge. o No linens or towels are lost or damaged. o No early check-in or late checkout. (UNLESS pre-arranged with owners, a charge of $50 per hour for early check-in or late check-out; this is important for adequate cleaning time in between guests) o No pets. o No smoking inside or outside the house. Disposing of cigarettes outside is a serious fire hazard. o Be sure all doors and windows are locked. o Pool access cards are all accounted for. A $75.00 fee will be charged for each card that needs to be replaced. The housekeepers and owners THANK YOU for your consideration in these matters. **Failure to comply with these items may result in the forfeiture of some or all of the Security Deposit as it may be deemed that the premises are in need of "additional and excessive cleaning". 7. Guest should inform Homeowner immediately of any damage or problem. Any damage or costs of lost/stolen items exceeding the amount of the security deposit will be charged to the Guest. 8. Accepted Forms of Payment: MasterCard, Visa, Discovery, Traveler’s Checks, Cash, eCash. Personal Checks may be accepted 30 days or more prior to arrival. We recommend using VRBO reservation manager for secure payment. 9. Payment: Please call Tatyana Rawlings to confirm booking and payment will be managed through VRBO by credit card (via their reservation manager). 10. Cancellations: If cancellation occurs within 30 days of the arrival date, no deposit refund will be made (only the security deposit will be returned if such has been paid). If cancellation occurs between 30 and 60 days of arrival date, 50% of the deposit will be refunded (and 100% of any damage deposit). If cancellation occurs more than 60 days before the arrival date, all of the Guest’s deposit will be refunded. 11. Confirmation of reservation(s): Confirmation of the reservation will be emailed, faxed, or mailed to Guest(s) upon receipt of the reservation advance payment. Please read the confirmation for accuracy of dates, mailing address, number of adults and/or children and accommodations. Any errors must be directed to Tatyana Rawlings quickly. 12. Refund Policy: Homeowner(s) cannot guarantee against mechanical failure of heating, air conditioning, Hot Tubs, TVs, Satellite Receivers, DVRs, or other appliances. Please report any inoperative equipment to Homeowner(s) immediately. Homeowner will make every reasonable effort to have repairs done quickly and efficiently. No refunds or rent reductions will be made due to failure of appliances or equipment. No refunds for early departures (less days than reserved) ~ No refunds will be given for delayed arrival ~ No refunds for reducing the number of nights reserved ~ 13. Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party will not be permitted to check-in. 14. Reservation Change Requests: All reservations that need date changes must be made 30 days prior to Guest’s arrival date and can only be accommodated according to availability. Check with Tatyana if any exception might be feasible. 15. Check-In/Check-Out Times: CHECK-IN time is after 4:00 PM – Check-in takes place at the following: 56599 Sunstone Loop, Sunriver, OR 97707. Check-out must occur by 10:00 AM on day of departure to allow time for cleaning for subsequent guests. An extra night’s charge may be charged if guest has not received prior approval. ***Prior approval of owner required for late check-out or early check-in.*** 16. Insurance: We encourage all Guests to purchase traveler insurance. Exhibit A – Rental Rules 1. We are non-smokers and we ask that you PLEASE DO NOT SMOKE INSIDE OR ON OUR HOME PROPERTY. IF IT IS DETERMINED THAT SMOKING DID OCCUR, AN ADDITIONAL CLEANING FEE WILL BE CHARGED TO COVER THE COST OF SMOKE REMOVAL AND ANY DAMAGE INCURRED. PLEASE BE AWARE OF FIRE HAZARD. 2. Keep the property and all furnishings in good order (please) – treat the home respectfully. 3. Only use appliances for their intended uses. 4. Hot Tub: No children under the age of 8 permitted in hot tubs at any time. All children should be carefully supervised by an adult. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk (applies to all guest occupants). Hot tub maintenance is done before each rental so it may not be fully warm until later in the evening of arrival. DO NOT STAND ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support people. They may break and you will be charged for replacement. Please remember when not using the hot tub, leave the cover on so the hot tub will stay warm. Hot Tubs have been cleaned prior to your arrival. Please call Homeowner if Guests(s) require an additional cleaning of the Hot Tub during Guest(s) stay. PLEASE DO NOT TOUCH THE HOT TUB “SET” BUTTON (MIDDLE BUTTON) – IT WILL CAUSE DAMAGE TO THE HOT TUB. 5. Plumbing: Do Not Flush anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that inappropriate products have been flushed and clog the plumbing, you will be charged associated repair costs. 6. Maximum Occupancy – At all times, the maximum occupancy is the number the home sleeps, including infants (14). Occupancy limits are in accordance with rules of the State Fire Marshall’s Office. Sleeping limits shows as (for instance) “sleeps 14”. The total number of guests and visitors must be pre-approved by Homeowner in advance. (Each child counts as one guest). 7. Furnishings – Furnishings are subject to change without notice. Furniture, bedding, mattress pads, utensils or any other property supplied with the rental property must not be taken out. Loss of these items, as well as damage to the property or furnishings in excess of normal wear will be charged to the guest(s). 8. Linens – A supply of linen is provided. Bed linen and bath towels are not changed during your stay. The startup set of bath soap, toilet tissue, paper towels and trash bags are not replenished but should last your first couple of days. 9. Pets – You acknowledge that NO PETS are allowed in or on the premises. IMPORTANT: Unauthorized occupancy of pets will result in a $400 fine. We love pets, but we would like guests with pet allergies to be able to enjoy our house as well. 10. Fireplaces – Gas fireplaces should NOT be tampered with.
