Property description

Villa Mavrud in Raduil, Bulgaria, is ideal for skiing, being close to Borovets ski resort but is also a great location for summer trips. It has the advantage of being suitable for skiers but also well placed for walking, mountain hiking, bird watching and sightseeing to name a few. With car hire, many areas of interest can be reached as day trips for those wishing independence or transport can be arranged if desired.

Villa Mavrud accommodates up to 8 people comfortably in 3 bedrooms comprising 2 twin rooms and a pine clad loft with 4 single beds, 2 of which may be configured as twin or singles. The lounge /dining room has a double sofa bed if required. The ground floor features two bathroom/wet rooms with toilets, a lounge /dining room and a well equipped kitchen with rustic beams and a wood-burning stove, which also fires the central heating and hot water.

The jacuzzi in the larger bathroom is ideal for relaxing after a day's skiing or hiking. The large garden has several timber framed outbuildings. One houses an additional wood burning boiler which boosts the central heating and hot water. Another provides a covered BBQ area. Off-road parking is provided.

Villa Mavrud is located in the foothills of the Rila Mountains, south of Sofia. Ideal for a quiet, get away from it all break, a family holiday or a lively stag or hen week by incorporating Borovets.

Inside: Villa Mavrud is fully alarmed, giving you peace of mind. It is well insulated, making it cool in the summer and easy to heat in the winter. Radiators are located on all floors including the loft bedroom. An electric boiler provides additional hot water if required.

During winter months, the wood burning stove in the kitchen is great to come home to after a hard day's skiing or hiking. It also fires the central heating. This is normal for rural Bulgaria and you will be given instruction on how to operate it, so don't worry!

The house is located a short distance along a grass lane. The lane is maintained, so is passable at all times. Both doors to the property are only navigable via steps.

Lakeside beaches and water sports are available at Lake Iskar, about 50 minutes by car. Water skiing, jet skiing and fishing are possible. Or you can relax and enjoy a drink and a meal at one the lakeside restaurants.

Outbuildings and Garden: The house boasts a large garden with a variety of fruit trees and features a large rockery, informal areas and gravelled, off-road parking suitable for several cars.

Several restored rustic timber-framed and daubed outbuildings enclose an area suitable eating al fresco, serviced by a ‘summer kitchen,’ a covered clay oven adapted for barbecue use. Garden furniture is provided and covered seating is provided in the outbuildings.The traditional barn houses an additional wood-fired boiler to boost the house heating and hot water supply and a secure ski locker for guests using their own skis.

Skiing Facilities: An 8km/15 minute drive from Villa Mavrud, is one of Bulgaria’s prime ski resorts, Borovets. Recently featured in the UK press as top value European resort (Metro & Observer). It offers a range of winter sports and has a world-class biathlon track. It also has several ski schools, all with English-speaking instructors. Borovets is ideal for beginners and intermediates to hone their skills but also has plenty to offer the more experienced skier.

Borovets key facts - highest skiing area: 2560m; total length of runs: 58km; longest run: 12km; cross country tracks: 35km.

At the end of the day, avail yourselves of the great après-ski activities at one of the many clubs, restaurants and bars, all at manageable prices. There are clubs to suit most tastes and the night-life appeals to a young crowd.

Our prices are based, in part, by the running costs of the house. During the colder months our running costs increase to cover heating and additional electricity, etc. The ski season is the most popular time to visit but there is plenty to do in the summer for those looking for a summer getaway. We are able to keep our summer rates low as an added incentive for this quieter period. Bulgaria has a lot to offer outside of the ski resorts and the climate in the foothills of the Rila mountains is very manageable in the warmer months making it a great base from which to explore the surrounding area.

Now the technical bits!

Where bookings cross price bands, the higher rate shall prevail.

A refundable cash deposit of GBP100, 150 Euros or BGN200 is payable on arrival, upon receiving the house keys. This will be returned at the end of the visit when the keys are handed in, subject to everything being in good order. Should this not be the case, the deposit will be returned less any reasonable deductions.

A non-returnable deposit of 50% is required within two weeks of booking. Bookings cannot be held beyond this if no deposit is received. The remainder is payable one month before departure, except late bookings which will be agreed at the time of booking. Payment should be made by cheque.

Cancellation policy:

100% refund if canceled at least 30 days before arrival date.

The nearest towns are Samokov (20km), Kostenets (15km), Dolna Banya, a small spa town (7km). Two monasteries - Pokrov Bogorodichen and Rila. The stunning Rila Monastery is a comfortable day trip by car, accessed by a circuitous road route around the Rila Mountains. There are medieval castle ruins (30km) between Kostenets and the Sofia-Plovdiv E80 motorway. The well known Borovets ski resort (11km) is a 15 minute drive from the house.

Golf: Quality golf is available in Ihtiman, about a 45 minute drive from Raduil. A prestigious new golf development in neighbouring Dolna Banya, a 15 minute drive, will be available in the future.

About the owner: We are two brothers who both live in the UK - Stafford and Brighton. We both like Eastern Europe and we both enjoy things which are slighty off the beaten track. While travelling in Bulgaria in 2005, we fell in love with the slightly quirky Borovets ski resort and the nearby rural village of Raduil, with its quaint houses, fertile, well tended vegetable and fruit gardens and its tank and fighter jet on display on the main road! Before this trip we had seen a TV programme about buying holiday properties in Bulgaria. So we contacted an estate agent and had a fascinating two days seeing many properties and getting the chance to meet the people who lived in them. We enjoy walking, bird watching and sightseeing and the Raduil area and Bulgaria generally, offers plenty of that. One of us enjoys reading and quite time, the other, photography and skiing. We've visited the house at different times of the year so we've been able to appreciate the different seasons and they all have something to offer.

Why the Owner Chose Borovets:
Upon seeing the house, we knew this was the place for us. We had the house restored and upgraded and this was completed by 2008. Raduil is surrounded by beautiful countryside - the foothills of the Rila mountains. We like Raduil because you get a real taste of Bulgaria. You are not far from Borovets but you can get away from things here and escape the higher prices of holiday resorts. That said, Borovets is reasonably prices compared with many other European ski resorts. Plenty of birds come into the garden or fly overhead so if bird watching is your thing, you can start around the house and easily walk into the surrounding hills. We've had plenty of good sightings. There are plenty of outdoor activities from skiing at Borovets, to golf at Dolna Banya or Ihtiman, or horse riding, mountain biking, the list goes on... But when you want nightlife, Borovets and other options are not far away. If you have a hire car, Sofia is not hard to get to for a day trip, or perhaps Plovdiv or the wonderful Rila Monastery.

The Unique Benefits at this Villa:
Villa Mavrud is on a quiet track towards the top of the village, with a large garden and barns which we have restored and put to use. With easy access to the main road, local shops, bars and restaurants, its the perfect place. There's a terrace to sit on by the front door or the summer kitchen, which is a covered BBQ area and can be used all year round. In winter, the log fires require a little effort to keep going but we always enjoy this aspect of our holidays here, as do our friends. We've even had friends getting competitive over who should tend the fire!
