It's the "Best Kept Secret"- our unit 300 at Leeward midrise. The Leeward building at Edgewater is only six stories- only a few units sharing 250+ yards of beach. Overlooking a pristine ribbon of powdery sand along the Gulf of Mexico; Edgewater Beach and Golf Resort features an exclusive location for you to vacation at. Our third floor, corner beachfront family vacation home is waiting for you! The unit is located "directly" on the Gulf of Mexico Beach featuring private balcony views of the ocean and beach. The unit is located in the privacy of Leeward midrise, which is only 6 stories tall and holds 36 units. Sparsely populated...more privacy…all just for you! It’s the perfect spot for an intimate weekend for two, a week long family vacation, a business retreat or a month long getaway.
Our beachfront home's 1,703 square foot floor plan features three bedroom SUITES with attached full-size baths, a private wrap-around balcony and the most spectacular view of the crystal Gulf waters. The open space of the living area is truly a spectacular scene. Great for entertaining! We are simply amazed at how beautiful the panoramic view is! And, you will be too!
The wrap-around balcony opens from the dining room, kitchen, living room, the master suite, and first guest bedroom suite. The balcony faces both south and east so you can sun worship or retreat to the shade. This 361 square-foot wrap-around balcony provides a nice cross-breeze to make even the hottest day tolerable. The balcony is furnished with 8 chairs, a lounge chair and 2 small tables.
EXTRAS PROVIDED FOR YOU: fluffy high-quality bath towels and Egyptian cotton bed linens, dish, dishwasher and laundry detergents, fabric softener, cleaning supplies, and some spices. Please bring your own beach towels.

* Saturday-to-Saturday, weekly rentals only during the summer season.

Whether she is hosting apps/cocktails before dinner out or cooking the fresh local seafood; family and friends know they will enjoy fabulous food anywhere they go. It is a wonderful opportunity to offer this vacation rental to you year round. Mike and Liz are originally from Allentown, PA and Glen Cove, NY. Liz manages the rentals and the condo. We live only 1 hour away in Fort Walton Beach, FL.

We have rented through vrbo several times in the past and have been very pleased, but this time we were less than pleased due to the following: 1. The drain in the master bathroom was clogged. We had to go out and buy Drano to get it to drain. 2. There were plastic straws thrown in the lazy susan in the kitchen, so that we had trouble opening it and had to clean up the straws. 3. There was ONE kitchen dish towel and NO dish cloths. We went out and purchased both. 4. The kitchen sink faucet leaked the entire time we were at the condo. We tried to fix, but to no avail. 5. There were stains on the kitchen cabinet from coffee dripping down on it. There were puddles of coffee inside the cabinet drawers. I cleaned it up. 6. There were coffee mug stains on the leather love seat and the end tables. I cleaned those off too. 7. Some of the bathrooms had light bulbs that were out. I did not replace these! 8. There were long black hairs all over the living room, kitchen, dining room area. I went around with a damp paper towel and cleaned them up. I am not talking about 1 or 2 hairs, I am talking about dozens. 9. One of the beds in the bedroom with the 2 double beds still had sand in it. I soke with the owner and she said that I should have called her while I was on vacation. Well, yes, I was on vacation and I didn't want to have to put up with plumbers, cleaning people, and repairmen interrupting my vacation! I just feel that at the price we paid for this condo - the condo should be in excellent condition! At least that is what we experienced with our other vrbo rentals. We were very disappointed. Daylene
Owner response:I've been providing quality oceanfront condo rentals at Edgewater Beach & Golf Resort in Panama City Beach, FL since 2003 and never received a negative review. Reviews are very important to me and my future guests. This review has hurt me. I take great pride in providing better than your average condo rental experience. I have a proven track record and I ask you to review all other comments below and others found on my other unit (#23456). Every renter of mine receives a contract and an instruction sheet on the condo and regulations at Edgewater. It states several times to contact me if anything is not up to your standards and if something breaks. Things happen and when they do, they need to be fixed. This renter's visit was 7/9-7/16/11 and " never" contacted me about any of these complaints while she rented my condo and informed me of these complaints 23 days after her departure. This contact was made through an email not a phone call. So, you can see why I am disappointed and hurt. During the 23 days that have past with back to back rentals, some things were reported and fixed immediately: Brand new kitchen faucet performed by Edgewater Maintenance (Reported 7/20/11) Clogged bathtubs (Reported 7/20/11), 2010 AIr Conditoner Condensation Pipe Frozen (7/16/11). It it very common in the heat of the summer at the Gulf of Mexico to have Condesation Pipes freeze. You can see by the dates that this was performed within 1-3 days after this renter's departure. I have Pride of Ownership and take great pride in providing better-than-your- average Oceanfront Condo Rental Experience and welcome all my future guests to Experience our Rental.

Our "girls weekend away" couldn't have been better. The unit was clean and presented even better than the wonderful pictures! The view was amazing, the building was quiet and the condo was clean. We also enjoyed the open layout and private bedroom suites. We would certainly rent again!

Thank you so much for sharing your condo with us, and especially on such short notice. Our family had a wonderful time! The rates were extremely reasonable, the furnishings are very nice, the unit was clean and well-stocked, and we felt as though we were staying over at a friend's house for a few days. We rarely sleep well away from home, but all the beds were very high quality and we found it very easy to relax, and slept very well! Oh, and did I mention that view? Just amazing, and we loved the balcony access from the bedrooms! Most every need was considered, and it was nice to be able to come in at the end of a day and relax, with plenty of space for everyone and all the amenities of home. Once we had the whole group (16 in all) over to "our place" for breakfast, then another evening for family game time. Couldn't do that in a hotel room. We enjoyed not having to wait for the elevators, and there's far less noise and traffic in the lowrise buildings. But by far, not having to get showered and dressed to go get my morning coffee was the best part for me! Liz, I have thoroughly enjoyed our communications; you are very gracious and made the whole transaction seamless, much like dealing with an old friend. When you are in my neck of the woods again please do let us know! I will definitely be calling you next time we have an opportunity to get back to the beach! Hi Liz, just wanted to let you know how much we enjoyed our stay in your condo. Our 10 and under girls softball team actually won the World Series and went undefeated! We are called the Lil Lady Warriors out of Nashville. The room was so convenient to beach access it made it very nice and the pool at Leeward was nice as well. Thanks! R.P.

We spent a week here in June 2010 and had a GREAT time. We were a little concerned about the potential for oil on the beach, but after spending a few hours looking around the resort and area we realized that even if the beach ended up being closed we'd still have a great time. There are beautiful pools on the resort grounds. We spent most of our time in the lagoon pool. Everything on the grounds are within an easy walk to from this condo. The building is very quiet and family friendly. We shopped for groceries and then had breakfast and lunch in the condo. We ate out at different restaurants most nights. The resort offers kids' activities and crafts by the pool, so be sure to check out that schedule when you arrive. Our two kids (ages 3 and 8) had a great time. We saw dolphins playing from the balcony view one morning...several other days we watched a school of rays swim along the shore. We enjoyed playing in the surf and the beautiful white sand. This condo is really a wonderful place to stay. If we go back, we will try to stay here again...it was enjoyable for our entire family.
