  The place was amazing - spotless and with everything (with the exception of the X box!) in excellent working order! A fabulous place to stay if you want a great vacation. Would definitely rent from these owners again (easy communication, updated us on weather and travel, etc).

  We had a wonderful week at the Ivey Coast Beach House. Everything was perfect and despite the poor weather on some days we still wished we were no where else. The house has everything you need and our kids enjoyed bike rides with the provided bikes most days. The house is stocked with everything you might need and even on the rainy days there were plenty of puzzles and games. Robert and Karen were amazing to work with and we highly, highly recommend. The house was in perfect condition and we honestly wanted to move in and never leave. We still wake each morning wishing we were there! We can not wait to return. Lovely amazing time. Don't go so we can get the next few weeks available! Thank you for sharing your home with us!

  We enjoyed Ivey Coast tremendously! They have thought of every thing to make your stay enjoyable.Perfect place for a fall getaway! Unfortunately we experienced inclement weather toward the end of our stay and the homeowners kept us informed and updated for our safety. Can't imagine a better place to enjoy Hatteras! Accurately described, owners easy to work with and will recommend Ivey Coast to others!

  This house and the wonderful people that own it was an absolute dream. From the pool to the hot tub and the sauna it was just wonderful and relaxing. It was truly only a min. walk to the beach and straight to the beach as there were no steps involved. The kitchen was well stocked with everything you could possibly need to cook even a huge meal. The owners were wonderful to work with and had everything ready and waiting for us. The house was very clean and fresh. There were14 people in our party and this house had plenty of room for everyone. Thanks so much for renting your home out and taking time to take care of it and your renters!

  What a place! Gorgeous house, great location, fantastic amenities. Everything was clean and sparkling new. Very comfortable place for a large group...nice big rooms for everyone to gather, yet also plenty of places for people to go off and do their own thing. Loved the big balconies with ocean views. And best of all, the 2 minute walk to the ocean made getting to and from that gorgeous beach easy. Would absolutely stay here again...big thanks to the Ivey Coast folks for sharing their home with us.

  What a beautiful over the top appointed home we stayed in. Thank you Ivey Coast for all of the thought, care and details you have put into your rental home. Between the beach (fabulous), pools and hot tub we could not have asked for anything more. The beach is so close to your house that it is almost as if you are ON the beach. Not sure what we loved most about the beach-the morning walks, afternoons to play in the water or the moonlight strolls-it was all unbelievable. As far as your home-there was not ONE item I wish you had. We did a lot of eating at the house and the kitchen was like being at home. We will definitely be back next year!!

  Our group of 10 had a great time at Ivey Cottage. The pool is one of the biggest we've seen at an OBX cottage. The hot tub is huge and is really convenient to enter as its built into the deck. As described in their ad, the beach is indeed only a few minutes walk. There is a wooden boardwalk so you can wheel your cooler almost the whole way. The inside of the house had cozy furniture in the living room. We used the extra large coffee table to complete a puzzle. The kitchen and dining table worked fine for our group. The bedrooms and bathrooms were all clean and were nicely furnished. We did not use the sauna but it looked clean. I can recommend Hatteras Harbor for fresh seafood and hushpuppies. They also have freshly prepared tuna salad and crab salad you can pick up. We also picked up food at The Hatterasman restaurant. The Dancing Turtle offers morning coffee in a cozy setting. The kids enjoyed horseback riding on the beach through Outer Banks Horsebackriding. In nearby Frisco you can take a 30 minute plane ride over the OBX. We also enjoyed riding the ferry to Ocracoke to shop and eat at Howard's Pub. Part of our group rented a boat and went clamming. The kids enjoyed crabbing off a pier on the sound side. You can buy lines and a net at the local Ace hardware. The crabs are small so you have to throw them back but the kids have a great time. I would definitely recommend Ivey Cottage and Hatteras Village.

  The beach house was great. We had more than enough room for everyone.The kitchen had great supplies. We could have used more serving bowls. Will come back again if our children are able to come.

Cancellation policy:

This Short Term Rental Agreement (the “Agreement”) is made by and between Ivey Coast Property Homeowners and “Guest.” For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1. Property: The property is located at: 57207 Slash Creek Rd., Hatteras, NC 27943. 2. Rental Party: The rental party shall consist of only those persons identified in the inquiry sent by the Guest and agreed to in Homeowners response and price quote. The Guest forming this rental agreement is 25 years or older and will be at the property during the rental period. No other persons are authorized to stay overnight at the property. 3. Term of the Lease: The lease begins at 4 p.m. on the agreed upon “Check-in Date” and ends at 10 a.m. on the agreed upon “Check-out Date.” No early check-in or late check-out, unless prior arrangements have been made. 4. Rental Rules: Guest agrees to abide by the Rental Rules listed below at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. •Smoking is allowed outside only. If Guest violates this rule then special cleaning fee – a minimum of $300 extra – will apply that are not covered by the Property Damage Protection. This will be used to clean furniture and rugs, as well as wipe down the inside of the house. • People other than those in the Guest party may not stay overnight in the property. Any other person on the property is the sole responsibility of Guest. While the Guest is allowed visitors, parties are not permitted. Any complaints by neighboring property owners regarding noise, parking, trespassing on neighbor’s property, or other disturbances will be taken very seriously. Depending on the circumstances, Homeowner reserves the right to evict Guest’s rental party with no refund. • The Homeowners are not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. • Guest is responsible to keep the property and all furnishings in good order. • If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately. • Pets: Guests are NOT authorized to bring pets into the house without prior approval of the Homeowners. Small-to-medium pets will be considered with a non-refundable pet deposit of $75 per dog. If pets are discovered in the home without the Homeowners approval, Tenant will be evicted immediately and without return of any rental fees. Pet damages will be charged to the Tenant. • Parking: Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. • Housekeeping: There is no daily housekeeping service, though it is professionally cleaned between tenants. Linens and towels are included in the house and they are counted at the end of the rental period. We suggest you bring beach towels. • Fireplace: The fireplace is a non-vented propane gas log fired firebox. Please do not throw any paper or other combustible materials in the fireplace. • Water and Septic: The property uses city water, but has a septic system. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages. • Bicycles and sports gear: The Tenant will be responsible for keeping the three bicycles, helmets, volleyball, basketball, and other beach items securely locked in the shed or with the bicycle lock when not in use. Any lost or negligent damages will be charged to the Tenant. 5. Storms: If there is a storm or hurricane, no refunds will be given unless: • The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" that covers our property and/or • A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. The day that the authorities order a mandatory evacuation order covering our property we will refund: • Any unused portion of rent from a guest currently registered; • Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and • Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period. 6. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner. 7. Rental Rate and Fees • Rental Rate: Will be the official price quote send by Homeowner to the Guest that is agreed upon. • Cleaning Fee: Cleaning is included in the weekly rental charge. However, if property is left in an excessively dirty and/or disorderly condition, then additional fees will be charged to Guest’s credit card for our Housecleaner to put the property back into proper condition. • Deposit: A deposit of one half of the total agreed upon price is due at the time of booking and the remainder is due at least 30 days prior to the Check-In Date. If the booking date is already 30 days from the Check-In Date, then the entire amount is due at the time of booking. • Property Damage Protection (PDP): PDP is a non-refundable insurance policy charge and replaces a traditional security deposit and covers accidental damage by Guest during stay at the property. PDP does not cover theft or negligent destruction of property. This fee shall be in the official price quote sent by Homeowner to the Guest that must be agreed upon. This tax rate and the total taxes are in the official price quote sent by Homeowner to the Guest that is agreed upon. 8. Damages: Because damage insurance is included with the rental, Homeowners don't require a separate deposit for security/damage. Although we never anticipate any damage, your credit card will be used to pay for damages if not covered by the PDP. Large items missing or damaged, i.e. electronics, furniture, will be billed at full replacement cost. Common forms of damage, though not exclusive to this list, include: • Broke or missing items – such as linens, towels, drywall, window, etc – beyond normal wear and tear. An occasional broken plate or glass is considered normal wear and tear and will not be billed to the Guest. • Charges incurred due to contraband, pets, or collection of rents or services rendered during the stay. 9. Cancellation Policy: If Guest wishes to cancel his/her reservation, the deposit will be refunded as follows: • 100% of rental cost if cancelled at least 61 days prior to the Check-in Date • 50% of rental cost if cancelled between 60-31 days prior to the Check-in Date • 0% of rental cost if cancelled less than 31 days prior to the Check-in Date • 100% of the PDP if cancelled prior to the Check-in Date Only a partial refund is provided for cancellations less than 61 days of arrival ~ Why? ~ Because we mainly accommodate groups of family and friends, and it is difficult to arrange a vacation for a large group within a short period of time. However, if we can book your dates with another party, we will gladly refund your payment. 10. Liability Waiver: Acceptance of this rental agreement releases Homeowners from liability of all equipment, appliances, boats, bikes, children’s gear, and other household items, and makes the Guest responsible for their proper use. Homeowner agrees to provide all equipment and appliances in good condition. Guest assumes all risk in using Homeowners’ property, including supervising others in the rental party. 11. Additional Insurance: We encourage all renters to purchase traveler insurance, both medical and travel cancellation. Although we do everything possible to make your stay as pleasant and carefree as possible, we cannot control or be responsible for the weather or any other unforeseen circumstance that may affect your stay.
