  Great place in a quite neighborhood. Mariana really did a great job outfitting the place with everything you could possibly need. Decorated nicely, great porch with rocking chairs, ....I could go on and on. Definitely a place that we would stay again.

  Our stay on Sea Isle was excellent, despite our deep sea fishing trip being cancelled. Marriana's beach house was very clean and comfortable and she was very helpful via text with any question that we had throughout the weekend. She even let us borrow her fishing rods (located on the pontoon boat next door) to go pier fishing when our deeps sea fishing trip was cancelled due to weather. We will definitely stay here again in the future!

  We arrived on Saturday, April 6th and the house was very clean and was beautiful. It was very spacious and had plenty of room for all us. The only thing we needed to bring was our food and drink - everything else was provided. Even though we were gone most of the day on Sunday for the Ironman Texas event at Moody Gardens, it was very nice to come back to the house and enjoy an evening on the deck. The neighborhood was very quiet. Even though we did not make it to the beach this trip, we definately plan on going back when we can spend more time at the house and enjoy the beach. I highly recommend this beach house!

  Very comfortable for our family. Entire upper level has been updated and was clean, well maintained, and nicely decorated. Owner was very responsive to our needs and suggesting local activities. Enjoyed driving on the beaches to the south, visits to the Strand and boardwalk, and fishing and crabbing from the pier. Island has large Walmart which came in handy for supplies.

  Recommended for: Families with young children, romantic getaway, families with teenagers, girls getaway, sightseeing.

Cancellation policy:

The parties agree as follows: 1. Owners grant full use of the Palm Breezes Beach House located at Sea Isle Galveston, TX (Sea Isle) 77554) beginning on _______ and ending with departure on ______ ______. CHECK IN TIME 4:00 PM and CHECK OUT TIME 12:00 PM. 2. The total rental amount for your stay is $________ (including the refundable security deposit and sales tax). In order to hold your reservation, Owners require 50% of the full rental amount, refundable security deposit of $250.00, $25.00 activity fee(for use of swimming pool and fishing pier) and 8% sales tax ($88.80) on the total rental amount, totaling _____________. 3. The security deposit is refundable within fifteen (15) days after checkout, upon Owners’ inspection of the property. Guests are expected to leave the Property in the condition they found it in. 4. Guests are required to pay the remaining 50% of the rental amount before check-in -_____. If paying by credit card, this amount will automatically be charged to the authorized credit card on the date of check-in. 5. CANCELLATION POLICY: If cancellation of reservation is made prior to 2 weeks or 14 days from the date of reservation, a full refund of the 50% rental deposit will be made. If cancellation is made between 2 and 14 days before the date of reservation, Guest must pay $200.00 (one night’s rent) as a cancellation fee. The remainder of your rental deposit and security deposit will be refunded. If cancellation of reservation is made within 1 day or 24 hours of reservation date, Guests will forfeit entire reservation deposit. The security deposit of $250.00 will be refunded. 6. With any reservation made within one (1) week of arrival, full payment and deposit are due immediately. 7. Bedding, towels, home and kitchen supplies are provided for the guests. A washer and dryer are also available for use by guests. 8. SMOKING WITHIN THE HOME IS NOT PERMITTED. 9. Pets are allowed (maximum of 2) with a non-refundable pet deposit of $100.00. Additional pets will require an additional non-refundable pet deposit of $100.00. 10. Maximum Occupancy: The maximum number of guests is limited to 8 persons. An additional charge or $50 per person per night for guests in addition to per night rate will be assessed. 11. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.. 12. GUEST agrees to maintain the home in the condition it was in at the time he took possession and to assume responsibility for any loss or damage beyond normal wear and tear. GUEST shall leave the unit in a clean condition. 10. Fireplace: Please do not throw any paper or other combustible materials in the fireplace. The fireplace is turned off from March 1st through November-1st; it is not operational during this time of the year. 11. Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $1000.00.] 13. OWNERS will not be held responsible for any and all personal injuries or damages (including death) incurred by GUESTS(s) and/or any visitors of GUEST(s) during the term of this rental agreement, including but not limited to injuries or damages that may occur within the Palm Breezes Beach House on the property of the Palm Breezes House, on the lower area under the house, on the upper deck, in the canals, Sea Isle neighborhood, beaches or lawn of the Palm Breezes Beach House property. 14. In the event that GUEST breaches any of the terms/conditions of this agreement, the owner shall be entitled to attorney's fees and or damage deposits in any action brought to enforce these terms.
