This lovely 3 bedroom home is appointed with high end appliances, finishes and furnishings while remaining very comfortable and accommodating inside and out. The house is located in the sought after Marmion Way location which offers the ultimate Rockport experience with the convenience of a short walk to town, Old Garden beach, and the amazing Atlantic Path which takes the super scenic route winding along the water's edge all the way to the Headlands of Rockport Harbor and town. The house is sited so that there are views of the water from the living room and the delightful front porch and front yard with bountiful perennial gardens across the quiet road to where the Atlantic Path begins. Drive up to the front door and deck with plenty of attractive and comfy seating to sit and drink in the views and enter the house into the foyer and open plan living, dining and kitchen. The stone fireplace is constructed from local stone "popples" (or stones which have been rounded by years of rolling in the waves) and is the focal point of the room. Graced with large windows and custom built-ins (where the flat screen TV resides - easily viewed but unobtrusive), it is the kind of room that is perfect for relaxing and socializing. Pass through the dining area on your way to the gorgeous granite kitchen with a large center island, 6 burner Thermador gas stove with double ovens, large eat-at bar and any other convenience you may require. The main floor is home to two bedrooms; a queen at the front of the house with walk out to front porch, and a queen at the back of the house (which opens onto the back deck). In between the two bedrooms are two half baths (one per bedroom) and in the center is a shared bath with tub and shower. Also on this level is a full laundry area. The lower level is a young person's paradise with up to four single beds, and a large sectional sofa surrounding a TV and DVD entertainment area, and don't forget the pool and air hockey table for friendly competitions when you aren't out enjoying the beach or other Rockport attractions. There is parking for at least two cars in the front driveway, but you might prefer parking in the back (4 cars) so as not to block your lovely view. This house has it all, comfort, charm and convenience, inside and out!
