Biama House (unit A) is located on one of the nicest beaches in Belize; white sand and flat water. Hopkins is central to Numerous inland tours, such as, the Mayan ruins, cave tubing, zip lining, bird watching, and jungle hikes can be arranged through the resorts or our private tour guide. A catamaran snorkel tour should definitely be on your list of things to do! The fishing is wonderful and if fresh lobster and conch are something you are looking for, you have come to the right place!
Built in 2010, this duplex home features all of the comforts of home; flat screen TV, high end appliances, Guatemalan flagstone floors, Mexican tile upstairs and exotic cane ceilings in the master bedroom and porch areas. Outside is a charcoal grill.

Our fearless leader / intrepid captain & guide- Steve at the Marina is the best! Best cook, stories & river guide! Kathy Steve was the very good( and was funny too!) Be sure to explore the Mayan Ruins; snorkeled with Luckie, dove with Hamamasi. Did a night tour with Luckie and kayaked the river form Bocatura Bank to the lodge. Cycled, swam, zip lined, ate at Barrcuda Grill, Innes down town. Loved it! really laid back. Thanks ! Future guest suggestions: • hire Luckie for tours (hgltours.com) • Kayak the river from Bocatura Bank House (Ask Anthony or Gil) • Have a bonfire on the beach • Go to Innes for fry jacks at breakfast • Tina rents nice bikes -> on the left on your way into town • Driftwood makes great pizza way down at the other end of town on the beach • Belizean Dreams -> great lunch -> walk down the beachDid you find this review helpful? Everything was great...Starting with the reservation- Doug was extremely helpful and patient with me as I tried to plan our family's first trip to Belize. He recommended places to go and things to do. Hopkins is a fun little town and the location of this house is great...right on the beach with kayaks and a golf cart to get around. The house is spotless with all of the amenities you need. Anthony and Gil are available to be sure everything is going well and help with any questions you might have. If you don't scuba, at least go snorkeling...They can pick you up right on the beach in front of the house and the coral and fish are amazing. Our family had a wonderful time! Thanks!Recommended for: Sightseeing, adventure seekers, tourists without a car, age 55+, families with young children.

We stopped by in March to look at this house for the 2013 season. We have rented in Hopkins for a few years now, and this will be the next house we rent. They did a very nice job on this house and it is well maintained. It look to be well equipped with house hold goods, move in ready!! Hope to be there from Mid Feb thru March 2013Recommended for: Sightseeing, adventure seekers, tourists without a car, age 55+, families with teenagers, pet owners, romantic getaway.

SHORT TERM VACATION HOUSE RENTAL AGREEMENT For Biama House unit 17A Date This contract is a legal agreement between XXXXXXXXX listed in the VRBO summary for this transaction and Douglas Barber; Property Manager. Property is owned by James Knowles. The renter agrees to rent the residence The Biama House lot 17 unit A, VRBO 418624, False Sittee River Road, Hopkins, Stann Creek District, Belize, Central America. For the period of XXXXXXX to XXXX Renter agrees to work with and contact Property Manager Douglas Barber at 941-870-5637 or 607-382-2495 (email Doug.hiddenoaks@yahoo.com) for any matter pertaining to payment, deposits, arrival, departure, repairs, maintenance, OR ANY EMERGENCY SITUATION, during the entire rental period. Damage insurance: Renter’s Insurance is requirement for all guests. The policy amount coverage is as noted on the rental agreement summary. In the event there is damage upon your arrival you must notify the groundskeeper Anthony Assi IMMEDIATELY, reporting damage on the departure date is not acceptable and Guest will be responsible for all damage over the policy amount. The guest(s) agree to the following: 1. Terms of payment are in the “VRBO payment summary” for this transaction. Payment sequence is automated through VRBO. The owner or property manager does not see your credit card information submitted to VRBO. 2. Landlord or his agent shall be permitted to enter premises to make repairs. In an emergency, Landlord or his agent may enter the premises without securing prior permission from Guest, but shall give Guest notice of such entry immediately thereafter. 3. Repairs AND/OR Emergency Situations: In the event any plumbing, electrical or other household systems are malfunctioning, or if there is any emergency at the property, please contact the grounds man Anthony Assi, and or call or email Doug Barber. 4. If Guest abandons, vacates premises, or overstays the rental period stated in the “rental summary agreement” for this transaction, the Landlord may, at his option, terminate this lease, enter the premises and remove all property and place in storage. Please contact Anthony if you need an emergency extension. 5. Guests shall not let or sub-let all or any part of the premises nor assign this lease to any interest in it. The maximum number of occupants will not exceed the capacity in VRBO request for property rental. 6. NO SMOKING: Renter or renter’s guests agree to not smoke in the rental home. There is a $500 us cleaning fee if smoking is discovered in the building; and occupants smoking in the building will be asked to vacate the house and forfeit their remaining rent. 7. PETS: Renter agrees to not bring any pets into the rental home unless approved by Property Manager in advance in writing. 8. Renter, renter’s family, guests, children, agents, employees or visitors agree to abide by applicable laws of Belize. 9. Renter understands and acknowledges that this is waterfront property, that occupying the property can involve rigorous outdoor activity and sport, which can be inherently dangerous (swimming, boating, kayaking, riding on golf carts, etc). Renter further agrees to indemnify and save harmless Owner and Property Manager and their employees for any and all costs, expenses, legal proceedings, attorney fees, suits, claims or demands whether from loss of life, damage to the property, or injury to the Renter, renter’s agent, family, or guest entering and using the property of every kind and nature. Guest accepts the equipment, golf cart, kayak, swing, hammock, on the property “as is” and use is at the guests own risk. 10. Renter understands that upon violation of any conditions, agreements, restrictions, covenants, and obligations of this property by force or statutory proceedings, in which case any and all monies paid by Renter will be forfeited by the Renter as liquidated damages in additions to and not in lieu or any rights or remedy available under law. 12. Renter agrees to not access or open the owners’ locked closet in rental home. 13. Storm policy: owner will consult with the “guest(s)” if storms delays entrance or exit from Belize. Owner is not required to refund the rent should a storm require guest(s) evacuation. 14. Golf Carts: If your agreement includes a golf cart it will be in front of the unit and the keys will be on the kitchen counter. Golf carts are licensed and insured over the road vehicles. YOU MUST have a valid drivers license to drive a gold cart. The renter is responsible for damages to the golf cart.. damages are not covered in the required property damage insurance you buy with this contract. Please do not let local kids ride on the carts.. 1 turns into 2 then 4.. Do not let kids jump on to moving carts, they can injure them selves and you will be liable. The grounds keeper will check the gas and air in the tires daily. If a unit breaks down please contact our grounds men immediately, our mechanic will do the best he can to get it up and running again. 13. Renter agrees to abide by our “Before You Leave” policy: Turn off all lights, TV, appliances, stereo, etc. Return the air conditioners in each room to off position. Remove any trash or food brought into the rental home by placing it in outside trash bins next to the road. Please place all dirty or used towels and linens on bathroom and bedroom floors, respectively, Please leave the home as you found it when you checked-in. Rental starts no sooner than 12:00 noon on the “check in date” and exiting no later than 12:00 noon on the “check out date” in the VRBO summary for this transaction. If you require a later departure, contact Anthony, grounds man or Doug Barber. Rental costs as per “rental agreement summary”. Gas, water and electricity will be paid by owner; unless noted in writing. By clicking the “pay now” button you bring up the request for credit card information. About the owner: Our family is from the Northern Virginia area and we love our vacations with some adventure in them! Whether it is fishing, hiking, kayaking or just relaxing on the beach. Since first coming to Hopkins in 2006, we have returned again and again to enjoyed the laid back vibe of the town. We own a few other rentals here and feel that Hopkins is a great location for your Belizean adventures to begin and end. Check out Habaru House, VRBO 316692, if you are looking for a larger house!

Hopkins was a natural choice for us. The flats are a quick panga ride away and the local restaurants are just down the beach. If you are looking for a relaxed, laid back town, Hopkins fits the bill perfectly.
