Papa Jim's Place is a lovely 1930's Cedar Key Cracker House, updated with all the amenities a couple or family could want for a relaxing visit.
Since this is our family's 2nd home, we keep it ready to use, with everything from dishes and cookware to DVD's for the evenings, and board games for the kids.
Built in the mid-1930's on a double lot, Papa Jim's Place has plenty of space for the whole family to spread out. A large semi-fenced back yard gives the kids a place to play, or a great sunning location. Just yards away are the public park, with a playground for your children, and the public beach just steps past that.
Almost all of Cedar Key is within walking distance of the house; being not even a block off main street, you're just moments from award-winning food (think Tony's World Champion clam chowder), all the art shops, curio stores, and second-hand you can stand! On Dock street you'll find daytime fun and more shops, and in the evenings, plenty of nightlife and live music.
Within walking distance is golf cart rental, boat rental and tours, and a marina if you bring your own boat.
For hunters and fishing fans, check with us ahead of time for recommendations if you need, for local captains and hunting guides we enjoy spending time with.
With central heat and A/C, you'll be comfortable regardless of the outside temperature. We enjoy a nice morning breakfast with family in the Florida room, watching the world wake up out the large windows.

We had the best time at this house. It was truly just like home, all the little touches were just perfect, the beach was across the street and my grandson and granddaughter was there everyday.It was exactually as posted in the description, and Mr Taggert let us know when everything was ready. He is very gracious and we are definately planning a trip next year!!! I was telling everyone about this trip before I went on it and will make sure I tell everyone who ask me about where I got my lovely sunburn.The beds were very comfortable, the rooms were just the right size and everything that we would ever need was right there, Did I tell you about the shower, omg it was like in a movie stars house and there was plenty of hot water for all of us(a group of 7). We could have stayed another week or two, My husband and I did cut our trip short because of a death in the family but my adult children stayed and finished out the trip, there was an art festival and they told me it was fantastic, but we will make sure we catch it next time. All I can say now is like my first few words, we had the best time and it was an awesome vacation and we will return......Recommended for: Age 55+, people with disabilities, families with teenagers, girls getaway, romantic getaway, families with young children, tourists without a car.

We really enjoyed our stay at Papa Jim's Place. The house is adorable. All of the creature comforts were available and close at hand. The house is an old style beach house. Very cool. The area was absolutely incredible and very kid friendly. We enjoyed the water, the shops, and especially the clam chowder. This is the perfect relaxing getaway from lifes hustle and bustle. A very relaxing, low key, and simple area to escape and disappear from reality. The accommodations were perfect to the area. Enjoy the Florida Keys without the long drive. I would recommend renting this house to all of my friends. Great place to get away.Recommended for: Age 55+, families with teenagers, adventure seekers, romantic getaway, families with young children, sightseeing, tourists without a car.

Our stay here was so peaceful and relaxing. We liked that you could just walk across the street to the beach. And the restaurants and shops are close by and within walking distance. The house itself is so much more comfortable than staying at a hotel. More like vacationing at home without being at your own home.Recommended for: Age 55+, families with teenagers, girls getaway, romantic getaway, families with young children, tourists without a car.

What a great value for the money. Lots of space and peaceful. It's close to all sorts of good restaurants or you can cook your own in the fully equipped kitchen. I love that I can walk one or two blocks and enjoy art shops, the beach and the great community park. It's close to the water and the local sany beach - which is small but nice and clean. The house itself is charming and just updated enough to make my stay just perfect. My husband and I had a great time and we'll definitely be back.Recommended for: Age 55+, girls getaway, adventure seekers, romantic getaway, sightseeing, tourists without a car.

My son and I had a great getaway at Papa Jims Place. Its a very peaceful, relaxing, safe area and the house is great. Tons of great restaurants and local shops all within walking distance. Its close to the beach area and playground. RENTAL RULES 1. Smoking is NOT allowed on property. 2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. 3. Papa Jim’s Place is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 4. Keep the property and all furnishings in good order 5. Only use appliances for their intended uses 6. Pets are NOT allowed 7. Parking: Parking is limited to 2 vehicle(s). Vehicles are to be parked in designated parking areas only. Parking on the road is not guaranteed. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 8. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units. 9. Water and Septic: Because all of Cedar Key is an island and process our own potable water, water is at a premium. Please use our water accordingly. No excessive running of outdoor hoses, etc. Normal bathing/showering/dishes/etc is fine. Toilet is equipped with ‘dual-flush’. Small button for small flush, large button for large flush. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages. 10. Storms: Option A: If there is a storm or hurricane, no refunds will be given unless: • The local authorities order mandatory evacuations in the Cedar Key area. • The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund: Any unused portion of rent from a guest currently registered; Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period. VACATION RENTAL AGREEMENT This vacation rental agreement is a legal agreement between Tri-County Technology AKA Papa Jim’s Place (also referred to as the “Homeowners” and “Owner” and “Landlord” and “Property Manger”) and you, the Renters (also referred to as “Tenants” and “Guests”). This contract is entered into agreement as of the date when the Renters place their reservation online and the reservation is screened and accepted by the Homeowner. The Homeowner will notify the Renters by email when their reservation is accepted. Owner reserves the right to refuse service to anyone. Payment Policy: PAYEE Papa Jim’s Place Tri-County Technology PO Box 258, Trenton, Florida 32693 Phone: 352-949-7381 FAX: 888-810-4201 EMAIL: papajimsplace@gmail.com In order to book and hold your reservation, we must receive the deposit and signed rental contract. The deposit of 100% of the rental total is due on acceptance of this contract by owner. Cleaning & Linen Service Policy: The home is provided with pillows, linens, blankets, towels, kitchen towels, comforters, hand towels & wash cloths including extras located in linen storage outside bathroom. A cleaning service to clean the house and linens on your departure is included on your invoice. You are responsible that all debris, rubbish and discards are placed in plastic bags and transferred to the large trashcan beside house (we have a roll-in and roll-out service that takes the garbage cans out to the curb on Sundays and returns them on Mondays), and soiled dishes and cooking utensils are placed in the sink and at least rinsed. Linens, blankets, pillows, bedspreads, comforters and towels are provided. It is standard for beds to be made for Guests arrival as part of the linen and cleaning service. The home is provided with a starter set of toilet paper and paper towels. There is also typically soap, shampoo & conditioner in the bathrooms, and numerous extras such as popcorn, snacks, etc. Owners do not guarantee that these extra items will always be available and guests should bring their own paper goods, toiletries, & charcoal, etc. Sales & Hotel Tax Policy: Levy County and the state of Florida require us to charge a 9% Tourist Development & Sales Tax. Rental Agreement: We, the Renters (also referred to as “Tenants” and “Guests”) agree to the following: 1) PAYMENT DUE - All rental monies are due according to the payment schedule disclosed under "Payment Policy" above on reservation acceptance. 2) CANCELATION 30 DAYS or LESS before check-in, Renters will forfeit the total rental. The total rental includes all charges on the paid-in-full invoice. CANCELATION 31 DAYS or MORE before check-in, Renters will receive a REFUND of the amounts paid minus a credit card processing fee of 3.5%. EARLY DEPARTURE - There are NO REFUNDS for EARLY DEPARTURE. 3) HURRICANES & TROPICAL STORMS - There are NO REFUNDS for hurricanes, tropical storms or weather conditions, even if a mandatory evacuation is ordered. Renter ASSUMES THE RISK). 4) CONDITION OF PROPERTY: Owners have, to the best of their ability, given an accurate description of the property and its condition. Guest understands that it is considered as reserved "sight unseen". Our cleaning staff will have cleaned it before your occupancy. All electrical, plumbing and appliances should be in working order. The failures of operation of certain extra amenities, such as large screen TVs, cable, games, or the Internet and WiFi service are not a basis for any refund. Owner will make every effort to have these items repaired but does not guarantee that they will be repaired during Guests occupancy. When you arrive, if you find that the house has not been cleaned to normal standards please notify the Owner immediately. We will do our best to have tradesmen attend to the problems but may not be able to fix everything over holidays and weekends. Under no circumstances will any of the rental money be refunded or returned because of the condition of the house. The Guest agrees to hold the Owner harmless from any liability for the condition of the house. Due to the nature of beach properties, there may be sand on porches and stairs. Use at your own risk. 5) CLEANING & REPAIRS: All homes have cleaning included in the total rent. Please note that cleaning does not include dishes, cooking utensils, or BBQ. If additional cleaning is required after you leave, it will be charged to your credit card. Guest agrees to keep house, furniture and furnishings in good order. Removing, adding or changing furniture without Owner’s written approval shall be deemed a material breach of this Rental Agreement, and is strictly prohibited. Guest is responsible for cost of replacement of any damage to furniture or premises and replacement of missing items. Under no circumstances can any furnishing or linen be taken outside onto the beach with the exception of those items specifically mentioned in paragraph 8. 6) ENTRY OF PREMISES: With Guest’s permission, which is hereby given, Owner or Owner’s representative may enter the premises during reasonable daylight hours without securing prior permission from Guest, but shall give Guest notice of such entry immediately prior if possible and immediately thereafter. For inventory and maintenance purposes a property management employee of the Owner may need to enter the premises. The same permission procedure applies as above. In any emergency, Owner or Owner’s servicing agents may enter the premises at any time without permission of Guest for the purposes of making repairs to alleviate such emergency. If Guest abandons or vacates premises, Owner may, at his option, terminate this agreement, re-enter the premises and remove all Guest's property. 7) ACCIDENTAL DAMAGE INSURANCE - Renters will be completely responsible for any and all damage to the home or property caused by Renters, whether accidental or due to Renters negligence. 8) USE OF EXTRAS - Renters will furnish their own beach towels, beach chairs and beach shades (EZUPs, umbrellas, etc.). Any unused beds will be left as found. Leave used beds unmade and used towels on the bathroom floor or laundry room. 9) ASSUMPTION OF RISK: No lifeguard may be on duty at beach. Accordingly, persons using the gulf do so at their own risk and the owner assume no responsibility for accident or injury. No one should swim alone. Renters will hold the Owners harmless from any and all bodily injury and/or property damage incurred on the property arising out of Renters' negligent acts or omissions. See disclaimer below. 10) CHILD PROOFING: Guest understands that no special efforts have been made to “childproof” this house, and accept the risk or harm to any children we allow on the property. These risks are not limited to, but include access to the ocean, adjacent street, cleaning supplies in the house and plants in the house, patio and on the street, that might be poisonous if ingested. 11) FURNITURE: All furniture must be returned to its original location on Guest's departure or an additional charge will be made. 12) MISSING ITEMS - Renters will be charged for any missing items reasonably attributable to Renters and not returned after notification. The cleaning service performs an inventory/survey of the property after Guests depart and notifies the Owner of any missing items. Owner will notify guests in the event that items were inadvertently taken, and provide guests the opportunity to return the missing items. 13) USE OF SECURITY CAMERAS - Renters understand and accept that the property is protected with outside security cameras. These cameras are used to protect the property from potential break-ins and theft. There are NO cameras inside the house. 14) PERSONAL PROPERTY: Guest understands that any personal property of and used by Guest is not insured by Owner and Owner shall not be responsible for any lost, stolen or missing property of the Guest or property of Guest left after check out. 15) KEYS - Lost keys incur replacement cost of $10. 16) BEACH CONDITION: Guest understands that Owner has no control over the condition of the beach and cannot be held liable for any changes to beach conditions or any closing as ordered by any official agency. Cedar Key beach is not a white sand beach, nor a blue water area. 17) NO PARTIES - This is not a party house. The Renter must be 25 years of age to book this Vacation Rental. Any special occasions such as weddings, receptions, family reunions or increase of occupants (guests not registered on registration form) must be disclosed at the time the reservation is made and is subject to Owner's advanced approval. Prom parties, fraternity or sorority parties and graduation parties are not allowed at any time. Adults cannot rent property on behalf of underage guests, no exception. 18) NON-SMOKING - This is a NON SMOKING vacation rental. Evidence of smoking, such as the smell of cigarette or cigar smoke inside the home by the cleaning crew is sufficient basis to charge the renter for smoke cleanup and removal from carpeting, AC ducts & filters and furniture. This type of clean up is expensive and Renter is Liable for the deep cleaning Costs incurred. 19) NO PETS ALLOWED. If you bring a pet(s), this rental agreement will be forfeited, terminated and deposits will be retained and a deep cleaning fee will apply. 20) MAXIMUM OCCUPANCY - is six adults or eight provided that at least two Guests are under 10 years of age. Beds are only provided for 6 and occupancy beyond 8 will sleep on inflatable mattresses (1 is provided) or sleeping bags on the floor in the sun-room or guest bed rooms. The living room shall not be used as a sleeping area. 21) PARKING – Parking is limited to two (2) vehicles. Parking is at a premium on Cedar Key and particularly on Depot St. If vehicles are to be parked on street in front of house, please heed all parking signs. Parking on the road in front of house is not guaranteed. Be aware of boat parking lot across from house as well. Any illegally parked cars are subject to ticketing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 22) SUBLETTING: Guest is not authorized to let or sublet all or any part of the premises nor assign the lease or any interest in it without the prior written consent of the Owner. 23) CHECK-IN & CHECKOUT - Check-in is at 4:00 PM and checkout is 11:00 AM. A late checkout is subject to extra rental charges at the rate of $100/hour after a grace period of 30 minutes. Guests may arrange for extra nights in advance to avoid any late checkout fees. Extra nights are charged at the daily rate and may be granted if available. If Guests are not present when cleaning crews arrive and have left their possessions in the house, cleaning crews will collect their possessions and remove them from the premises in order to prepare the unit for incoming guests and Guest will be charged $150 for this service. PLEASE checkout promptly, the cleaning crews have a very short time window to prepare the unit for new guests. 24) CHECK-OUT PROCEDURES - Renters are responsible to complete the check-out procedures in the provided guest package that includes a check out list and to insure that the keys are placed back in lock boxes and the home is left locked with all curtains closed. 25) HOLDING OVER: Because of the nature of Owner's business (short term winter and summer recreational rentals) Guest understands, and is hereby put on notice that any unauthorized "holding over" of the property past the stated rental period could severely jeopardize Owners business and cause loss of rental income from other previously booked guests, temporary and/or permanent loss of business, goodwill and reputation and, among other things, could force Owner to breach an agreement with similar short term summer and winter recreational Guest(s) who may have reservations during Guest's unauthorized "holding over" period. In the event, Owner may be legally liable in damages to said other guests. Guests should be aware that unauthorized "holding over" has been construed as a factor in establishing "malicious continuing occupation" of rental property, which may entitle Owner to treble damages in any unlawful detained action. Guest also recognizes the unauthorized "holding over" could be grounds in court as a cause of action for intentionally interfering with Owner’s prospective business advantage. In addition, we will charge $100.00 an hour past 11:30 a.m. on day of check out. 26) RELATIONSHIP OF PARTIES: It is specifically agreed and understood that the relationship between the parties herein shall be deemed to be of proprietor and lodger or Guest as opposed to a relationship of landlord/tenant. Guest specifically waives and make inapplicable to this lodging the provisions of Florida landlord/tenant Law. 27) REMEDIES: In the event of a default to the Rental Agreement, particularly, but not limited to Guests unauthorized "holding over" or those acts mentioned above in this agreement, and in addition to all other rights and remedies Owner may have at law, Owner shall have the option, upon written notice or as the Law may hereinafter provide, Owner may immediately re-enter and remove all persons and property from premises. In such an instance, the Rental Agreement will be terminated, and Owner shall be entitled to otherwise recover all damages allowable under the Law. The Guest, as part of the considerations of this special rental, in recognition that this property is booked in advance by other Guests throughout the year, hereby waives all claims for damages that might be caused by Owner; re-entry and taking possession of premises or removing or storing property as herein provided, and will hold Owner harmless from loss, costs and damages occasioned thereof, and no such re-entry shall be considered or construed to be a forcible entry as defined in the Florida Code of Civil Procedure or other similar statutory provisions. Further, if for any reason Owner is unable to deliver possession of the premises to Guest at the commencement of the term specified in the Rental Agreement, Owner shall refund amounts paid by Guest, but shall not be liable for any other damages caused thereby. 28) ATTORNEYS FEE/DEFAULT: If any legal action or proceeding (including default, non payments, etc.) arising out of or related to this Rental Agreement is brought by either party to this Rental Agreement, the prevailing party shall be entitled to receive from the other party, in addition to all other relief that may be granted, the reasonable attorney's fees, costs and expenses incurred in the action or proceeding by the prevailing party. 29) INDEMNIFICATION: Guest agrees to indemnify and hold harmless Owner for any liability arising before termination of this Rental Agreement for personal injuries or property damage caused by the negligent, willful or intentional conduct of Guest(s). This indemnification agreement does not waive Owner's duty of care to prevent personal injury or property damage when that duty is imposed by law. 30) PRIOR AGREEMENTS: No prior agreement or understanding not contained in writing herein shall be effective. Furthermore, Owner, other than what is specifically written and set forth herein, makes no other or further representation regarding the nature, character and quality of the premises to be rented, and no representation shall be deemed to exist or be material unless and until it is reduced to a writing and signed by the parties. This Rental Agreement may be modified in writing only, and must be signed by the parties in interest at the time of the modification. It constitutes the entire agreement of the parties. If any provision in this contract held by any court to be invalid, void or unenforceable, the remaining provisions shall never the less continue in full force. 31) FORUM SELECTION, JURISDICTION, LAW AND VENUE– The parties agree to the exclusive jurisdiction and venue of the District Court of the State of Florida for Levy County for the resolution of all disputes arising under this Agreement. The sole and exclusive venue (i.e. place where lawsuit may be filed) for any legal proceedings shall be in the County of Levy, Florida. Guest expressly waives any other right or privilege with respect to the election of venue or court (i.e. state or federal) and location of the venue of action. GOVERNING LAW – It is expressly agreed that this Agreement shall be governed and construed by the laws of the State of Florida only, irrespective of the state of residency of Guest. Disclaimer: Renters understand that the Homeowners are not responsible for any personal injury caused by slipping on wet pavement or surfaces, and that tenants are responsible for exercising care when surfaces are wet or slippery due to weather or use of hoses to wash down areas, and further, that the homeowners are not responsible for any personal injury or loss or damage to tenants’ property caused directly or indirectly from foul, inclement weather conditions, Acts of God or nature, failure of heat, accidents related to fire, heaters, stoves, tenants’ failure to take adequate precautions around wet areas, or any unforeseeable circumstances. Renters understand that Owner offers travel insurance for their protection and that Owner strongly encourages Renters to either acquire Owner’s policy or Renters own policy to protect their vacation investment against unforeseen events. The cost of Owner’s travel insurance is 7% of the total rent or 11.5% if the premium "Cancel For Any Reason" policy is selected and is non-refundable. Under no circumstances will Tenants or their guests hold the Owners of the Vacation Rental responsible for any damages or claims of any kind resulting from their stay, except for intentional acts of harm. About the owner: Local to the region, our family lives and plays in the area. Our primary home is just a quick drive from Papa Jim's, but secluded in the woods. We use Papa Jim's ourselves all the time, to get some fun time on the water. Cedar Key is still lie the community of old, where everyone knows our kids, you better drive under the speed limit, and you can still walk anywhere worth going!
Why the Owner Chose Cedar Key:
This home was in our family, and we purchased it when we had the opportunity. With a wealth of local festivals and eateries, we're never at a loss for something to do when we hang out in Cedar Key. And neither will you be. From the sedate to the active, and all in-between, there something for everyone in the family.
The Unique Benefits at this Cottage:
Though there are condo's on Cedar Key, they are not our style. We prefer the quiet, informal, and homey nature of our house. Built in the 1930's, it has all the charm of old Florida, but with the updated amenities we all crave. Sit on the front porch and watch the world go by, and feel free to use your laptop with our free Wi-Fi. Though not a mansion, we have comfortably stayed at the house with friends, and the kids always bring friends along when we visit.
