This is a 3 bedroom, 2 bathroom home right on the ocean with unbelievable views - close enough to the water to see the dolphins frolicking and whales migrating. The home has a beautiful gourmet kitchen with all the utensils and cooking supplies you may need. The backyard patio has plenty of seating as well as a great fire pit to complete the ambiance. There is a large driveway and a two car garage so you don't have to worry about parking on the busy summer days. The master bedroom has one queen bed and it's own full bathroom. The second bedroom has a queen bed and the third bedroom has both a twin sized bed and a full sized bed. There is also a pack & Play crib and an additional air mattress available for use. There are ample beach and bath towels and a washing machine and dryer. There is a bbq and firepit for your use - renters are in charge of their own firewood and propane. There is also a wagon full of beach toys and a kid's boogie board to use at the beach.

The house is very child friendly and we have had over twenty families stay here with children under the age of 5. There are lots of fun sand toys in the garage and the best park walking distance from the house. The home is all on one level and the back patio is great for children but adult supervision must be used at all times. Please only allow children to eat/drink in the kitchen, dining room and outside. The quaint main street (old highway 101) is also a short walk which is filled with restaurants, shopping, yoga, salons, the historic La Paloma Theatre, bars, and the famous Self Realization center. There are many famous California surf spots such as Beacons, Swami's, Barneys and Cardiff within a short walk, beach cruise, or drive. We are locals and can give you many suggestions from the best place for pizza to the best truffle shop and the hidden bakery that has the best croissants outside of France. We thoroughly enjoyed our stay at this property. The view is incredible! It is a couple block's walk to the nearest beach access, but you would not get these views if you were right on the beach. The home is clean, newer; beds were nice and comfortable; furniture is new, clean. All was mostly perfect with a couple recommendation for small upgrades. Overall, we would come back in a minute. Arriane and all involved with the rental were fabulous, nice, helpful.

My husband and I spent 11 days at this Neptune Ave. home. We had a great time. The house is nice and comfortable. The view is spectacular. We enjoyed watching the sunset every evening from our backyard. The house was clean and we had no problems with ants. Massimo and Arianne were very responsive and they called to check on things frequently and give us recommendations on things to do in town. We thoroughly enjoyed the bikes and used them frequently to ride to some new favorite local restaurants. We loved Jamroc and Hapifish! The home is centrally located to town, restaurants and beach accesses yet very quiet. The TV channels are limited (about 8 total) so bring DVDS, books or iPads. There is wifi and it worked great! We would definitely return.

Panoramic view from back yard. You can see all the way to La Jolla. Everyday, we watched the procession of swimmers, paddlers, and dolphins. Five minute walk to Moonlight Beach. House easily held our family of six.

The Great and The Bad
My wife and our 13 month twins stayed here. I spent hours researching places to stay to meet our twins' safety and our high standards. The Great includes:Location/view. Walking distance with twin stroller, wagon with toys and cooler to the beach and park. The Bad 1) I was told to contact manager a week before my arrival to get check in information. I emailed her 9 days prior to my arrival as this was my only prior way of communication. No response. 7 days prior I called her office number and left a message on her personal v-mail. No response. The next day I called her cell phone and left a message in a semipanic. She called back immediately and answered my questions about safety of the TV in the main room and how I needed to bring "He" detergent. She told me to call her husband to arrange a time so he can meet us and get us checked in. When I called him he told me he couldn't meet me and that he'd give me the garage code. I asked him to email it since I was driving my car. Next day was the day prior to arrival and no email. I called her husband again and he apologized for not emailing me and said he'd do it that morning. 3PM, 24 hours prior to arrrival, still no email so I call and the manager answers. I ask her to email me the code and she says she has no email from her phone so she texts me the info. She tells me that the best way to contact her during our stay is text if I want a prompt reply. 2) The big cantilever umbrella on the main picture is no where to be seen. We counted on this for shade for the grass area as our kids are learning to walk. My wife said the refrigerator was filthy and place hadn't been dusted in a while. No garbage bags. TV not safe for toddlers as on thin, unstable table despite assurances it was safe. 3) The bath tub slowly leaked water as the stopper was broke. I texted at 9AM and stated I needed to give me twins baths at 4PM. No response until 6PM with "sorry just saw your message". 7PM and I notice ants all over the kitchen counter and I cleaned up the food and washed the counters. Texted her and no response. They returned every 1/2 hr despite repeated cleaning. 830P she calls and advises me how to kill ants. We used ant repellent from under sink and what she brought next day. Despite no food on counter the last 5 days of our stay I had to clean ants daily. 4)She tells me the white carpet has a stain. I told her to take it out of my $1000 deposit. She requests I send another check and she'll return deposit as it's easier.

Manager response: James called my office phone/email on Labor Day weekend & our office was closed - my cell phone is listed on the listing for a reason so tenants can get in touch with me asap. When James figured out to call my cell phone I called him back right away despite I was on vacation and he wasn't checking if for 7 days. James didn't know when he was arriving so I told him I would text him the garage code the day before he arrived but not before - he clearly didn't listen. The fridge was not filthy nor was there dust - I talked to James at least 10+ times & went to house 3+ times & he never mentioned any problems or dirtiness during his stay. I called James after he checked-out to inquire about huge dirt/food stains (the carpet was cleaned the week before his arrival) and he suddenly had unfounded complaints. This family is one of the top messiest families we have ever had stay at the home & we would never rent to them again. The instructions say no food/drinks anywhere but in the kitchen/dining room and to dry yourself before you come inside the home. There are large dirt stains & James' explanation says, "We purposely walked from backyard into hardwood floors and small amounts of water got on hardwood each day and with accumulating debris the water went downhill with dirt/debris into the edge of the carpet to stain it and it spread by wick action". Why didn't James follow the rules and dry his kids outside instead of bringing soaking wet kids on a hardwood floor/carpet and let his kids drink their milk bottles that leak all over the house? There was garbage bags & we delivered another 100 garbage bags on Sunday which James confirmed with a text - the problem is he didn't use the garbage bags - we had to wash the kitchen garbage because it stunk & was filled with food. James called me about ants, I called him back & it went to voicemail. I told him I was going to dinner & I'd call him in 2 hours - he called & texted me 12+ times in 2 hours! There was ants because they left copious amounts of food on the floor and counters, it was disgusting and I was appalled when I brought the ant stuff over - jelly everywhere, food on the floor, crumbs everywhere! When you leave food everywhere and a total mess you get ants. I advised him to try and put his food away and clean up after they eat. I called/texted him everyday the rest of his stay and he said the ants were taken care of and the house was great. The cleaners took 2 days to clean the house!
We travelled with 3 young children, and the house was perfectly located. We walked everywhere, and it was easy to access the major San Diego attractions. The beach was such an easy walk with a stroller AND a wagon. There's a park on the beach that the kids loved. The layout of the house was perfect for us. The neighbors were friendly, neighborhood was beautiful, and it was so nice to look out over the ocean while having breakfast, dinner, etc. I'd definitely recommend Blue Ribbon Pizza in Encinitas (the "Epic" might be the best pizza I've ever had!), Whole Foods is a short walk, and there's underground parking if you don't want to walk back with groceries (there are a few significant hills). The St Tropez bakery is good and has courtyard seating, located right next to a Starbucks. The 101 Diner was very good, and the staff was extremely friendly. We didn't try Fish 101, but heard good things about it. One recommendation is to familiarize yourself with the area before you go. We found out a few days into the trip that we didn't have to drive so far inland to get to basic grocery stores, wine shops, etc. There's so much, so close by. We can't wait to go back. If you're looking for a very relaxing, hassle-free vacation at the beach this is a great place to go. The ocean view from the living room, dining room, and kitchen alone will captivate you. The house itself offered lots of space to stretch out - great for large families and for couples. The beach gear was an added treat as we didn't need to think about packing towels, umbrellas, boogie boards, and sand toys. Our hosts, Massimo and Arianne, were lovely and accommodating. It really was an easy and fun place to vacation. The location itself, right on Moonlight Beach is awesome.

What a lovely spot! Having coffee with that view every morning was delightful and we were so comfortable in the house, which was well equipped and very clean. Arianne and Massimo couldn't have been more accommodating. The town of Encinitas was fun to explore and we enjoyed the restaurants, book stores and shops, which were easily accessible from the house. So glad we came! May 2013

Massimo and Arianne were wonderful hosts. They were easy to get in touch with before and during our stay and they had recommendations for everything from surf breaks to restaurants. Massimo cooked an authentic Italian dinner for us at the house, which was incredible! He was very accommodating when it came to planning the menu and each course was better then the last. Our favorites were the risotto with zucchini blossoms and his Great Grandmother's roasted chicken with sage. The house is beautiful - plenty of space for 3 couples and a gorgeous backyard overlooking the Pacific. Getting to the beach was easy, even with a toddler and surfboards. The kids' sand toys and beach towels are also a nice touch. We also loved the outdoor shower for rinsing off the sand. Arianne and Massimo were wonderful. They instantly felt like friends and it was great getting to know them. They even took the surfers in our group to a local break one morning. We would definitely stay here again!
