Private Homes house description
Picture a walk into the house looking at floor to ceiling windows across the whole back and a magnificent view of the ocean. It is a 'wow'! A deck also runs the full width of the rear of the house with a private walkway to the beach. This deck is often the viewing area of many good games of volley ball, set up on the roomy backyard.
You want to have a family reunion, or vacation with friends and their kids? Gather in the great room for lots of conversations or watch the large screen TV. This 7 bedroom house sleeps a max of 20. Friends who have rented the house have sent us videos and pictures of their good family times, sitting at the 12 seat dining table that stretches across those windows with that beach view. Sometimes the kids eat by at the separate dining table near the kitchen with it's own corner of all windows. At breakfast time, I find that people wander into the kitchen to pour their coffee and head to that table to chat and still be in conversation with those in the kitchen. Some will still be in pajamas and choose to sit on the screen porch right off the kitchen and dining area. The kitchen is well supplied with utensils to feed a large group, 2 refrigerators (plus another on the lower lever). Plenty of space for cooking and conversing. A counter bar can seat another 4 people. The laundry room is right off the kitchen for easy access.
Upon arrival, the kids love checking out the bedrooms located on all 3 levels to figure out which room will be theirs.
Main Level: Very spacious master suite including a huge master bath. Also a 1/2 bath on this level.
Top level: 5 bedrooms with a combination of king beds in the oceanfront bedrooms, and queens in 2 others and a bedroom with 2 sets of bunk beds. two full baths. One of the front bedrooms is so large with a wall of windows we couldn't take a picture that does it justice. You just have to come see it.
Ground Level: Play rooms - the TV viewing room, the ping pong table room, the game table area, and 2 sets of bunk beds separated from it, as well as a sleeper sofa. A full bath with 2 rooms, one for sinks and the other for the tub/shower and toilet, makes it easy to service everyone. This is the level with the 3rd refrigerator as well as a second washer/dryer set.
Fripp Island is a gated resort island with the natural beauty of the lush subtropical scenery, as well as 2 golf course winding through the 2 sides of the island, a tennis complex, an adult swimming pool, a large kids swimming pool and play area, play grounds for kids, a kids camp in the summer, marina, fishing, and restaurants to suit families needs as well as fine dining. You will enjoy biking the island to see the different views from the ocean to the marsh land. Entering the water from the back side of the island is a doorway to the marsh creeks and waterways for good canoeing and kayaking.
If you want to explore the surrounding area, next door is the state owned Hunting Island, and Beaufort is done the road for more restaurants, touring the historic district, miniature golf, great shops and galleries.
This home was built for families, and we have worked at design and comfort for what we have experienced that we needed when we vacationed with our families. Many of our friends have joined us or rented the house for their own good times. We included their comments and reviews. We want to share this great house and location with you.

Mommies Weekend away!
Mommies Weekend away!
10 of us stay at home Mommies from Augusta, GA spent a weekend in this wonderful home! The kitchen was amazingly equipped, we could not get over how COMFORTABLE the beds were, and the house is so well maintained! The deer are unbelievable - they are so tame and just beautiful. Our only complaint was that time seems to pass much more quickly at this house! Thank you so much, Betty, for sharing your fantastic home with us! We loved it!

Great Low Country Getaway for Multiple Families
Great Low Country Getaway for Multiple Families
We rented Southern Comfort with three families (6 adults and 9 kids) for an incredible beach vacation. The house was big enough to hold all of us comfortably with room to spare. The beachfront location is great, despite being a bit of a hike through a marsh, brush and dunes - it's nice to have beach during all tides on Fripp and well worth the walk. I recommend this home and look forward to our next visit.

The home was old and needed a lot of work. One refrigerator leaked another freezer didn't freeze. The air conditioning didn't work in the front of the house. Walk to beach was scary (we had a snake in our path one day). Not a great place for my elderly parents. Employees on the island were rude. for this much money i expected much more.Would not come back

Owner response: It is our policy to respond in a timely manner to any calls for service with our full time crew from the management company, Seaside Getaways (SSG). Timely, meaning that day. Since there is no record of a call for service help from this guest, and the guest is not responding to any of our calls and emails, we can only assume a call was not made. The refrigerator has been checked and repaired. The noted freezer is a drawer style on the Sub Zero refrigerator, which needs to be shut completely or it won't be as efficient. The house has individually controlled heating/cooling zones. We didn't have any other complaints and the systems have been checked to be sure all is in order. For our future guests....if you need anything, we provide you with SSG's number to call right away. If you have questions during the inquiry process, myself and SSG know the house well and are a great resources. We are aware that currently, Mother Nature has extended the shoreline from the house. This changes on an annual basis, and we have answered inquiries with an estimate of the distance so they are aware. We have provided a minimal boardwalk directly from the house to make the walk easier over the dunes, but it is not designed for the handicapped. We know that families have loved their experiences staying at Southern Comfort because of the many positive reviews, the entries in the guest book, their personal writings to us, and our conversations. The house was built with quality materials by a couple as their retirement home and a center for their children/grandchildren. We have worked to maintain that same quality, and more importantly, to keep the family spirit and the joy that being together brings.

Great for multiple family members!
"Great house to share with multiple family members!" We traveled to Fripp to share a week with my brother and brother-in-law and sister-in-law and everyone's families. what a great vacation. We had 8 adults and 7 children ranging from 2-13 years. the house was huge and easily accommodated all of us. Everything we wanted from the house it provided us. It is a slight hike from the house to the beach but the upside is we did not share the beach with many people. the beach was beautiful, all sand and had a great sand bar a ways out that the kids had a blast searching for conch shells which they were able to observe in their own environment. I highly recommended this home.

Thirteen adults, all over 55, were lucky enough to sync our schedules to spend a week in this magnificent house on the beach in October, 2012. Many of us had never been to South Carolina, and we thought we would tour Savannah and Charleston, maybe get over to Hilton Head. We did none of these things (although we easily could have), because we found so much to do and see in Beaufort and the surrounding islands. We had a wonderful experience, the beach is beautiful and only steps from the door, and many of us are planning to come back with our families and rent this house. We were all very comfortable sleeping, and we cooked most of our meals in the well appointed kitchen, although we did experience some wonderful restaurants and southern food. I would highly recommend this charming home, for it truly did feel like a home.

A five family get together!Guest comment entered by owner
A five family get together!
My family has been visiting Fripp for over 20 years. As an adult with my own family I have been renting from Seaside Getaways for quite some time. we have always been treated with the utmost respect and any time we have had a small problem with a rental (which was practically never), they were right there to take care of our needs. This rental was one of our favorites!! We came down with 4 other families, all of the kids were under the age of 9, four of them under 3. The back deck extends along the entire length of the house with a very secure gate so there was no worries with having the kids play inside or out with the stairs. The inside was a nice open plan with the dining space to support all of us. The screen room attached to the kitchen and very secure porch was quickly our "toy area" so, the kids could play and adults could enjoy all the great seating and ocean breeze (it also gets great sun all day long)! The view was perfect, the backyard was large enough to play soccer and run around with the kids and the path to the beach was just down the street, or use the private boardwalk. The deer would come and visit every night and morning, always fun to see. We have a smaller group in our house this year, but in the future we would not hesitate to comeback to this house!!

A week of togetherness for 14Guest comment entered by owner
A week of togetherness for 14
My husband and I took our children and their families to Fripp Island for a week of "togetherness". There were 14 of us, 8 adults and 6 grandsons. our week together in this beautiful setting and in this lovely home will be remembered fondly forever. It was special from the minute we opened the front door. The view was spectacular. The furnishings were bright and fun and we had enough room to be together when we all wanted to and to find individual little niches when we wanted that as well. Every morning we gathered on the deck, one by one, to watch, the sun come up and listen to the birds. That was a very special time of day. We even had a local deer visit us often. We named him "Bob". Have lots of pictures of Bob. The outdoor grill was perfect when we wanted to prepare the shark one of the boys caught. The kitchen was spacious and very well appointed. We wanted for nothing. One night, as a special treat, we hired a catering group to prepare a "low country meal" for us. What fun. There were placemats for everyone with matching dishes and the table...the long table...looked so inviting. The colored chairs gave it a whimsical look. We spent hours at the shore which was just a few yards right out from the house but managed to do a little golfing, shopping, and sight seeing. Everything was relatively close. Some of us couldn't quite break away from the "business back home", but none of us had problems with internet service. There were several TV's but, come to think of it, I don't think we turned any of them on. Would we go back to that very same location in that very same wonderful home??? As soon as we can get 14 people together at the same time again.

Celebrating the 50th Anniversary!Guest comment entered by owner
Celebrating the 50th Anniversary!
Southern Comfort was the perfect location to celebrate our parent's 50th wedding anniversary. The house easily accommodated our four families, and the master bedroom suite on the main floor was perfect for our elderly parents. With two full refrigerators and ample dishes, pots, pans, and utensils, the kitchen accommodated the many and large meals we had to prepare. We so enjoyed being able to fit the entire family around one table! Having a full sized washer and dryer was convenient as well. We had a blast with the ping pong table, and also enjoyed getting away, and it truly is a perfect beach! Strolling the beach and exploring tide pools was one of our favorite past times. we also enjoyed riding bikes on the beach when the tide was out. The people that we met were very friendly... and why not? we were all having a great time in paradise!

A fantastic family reunion at a place we love!
The house was great! We had a wonderful time walking the beach, playing football on the beach, playing volleyball and relaxing on the deck! The weather for Thanksgiving could of not been better! We really appreciated the volleyball being delivered to our door! It was put to a lot of use! The walk to the beach was adventurous and fun! We loved the view! we also loved the 3 refrigerators! Everything was great. I only heard 3 complaints out of 17 of us. one was my niece said there was not a mattress on the top bunk, the room upstairs that is not closed off at the top gets noisy sometimes, and the air vents in the front room rattled. It was warm so we were just running the fan to keep the upstairs cool, but it was a bit noisy to sleep. It was a great time and hope to return next Thanksgiving.

A Fabulous time!Guest comment entered by owner
A Fabulous time!
Having rented several different homes on the island, this weekend was a fabulous time, mostly because the house was so perfect! With a great open floor plan, everyone had plenty of space. The large back deck was a perfect place to enjoy the incredible panoramic ocean view. We had a continuous breeze off the ocean. the bedrooms were large and spacious as well. The bottom floor with the pin pong table and game area was a great place for some competitive fun!! The kitchen was perfectly stocked and had two large refrigerators along with another on on the bottom floor (most rentals only have one - a problem for a large group), plus there was plenty of counter and cabinet space. Our only regret was that we didn't get a chance to use the volleyball court!! Everyone loved the house and will definitely stay there again!

About the owner: My husband and I are retired, and spend part of the year at Fripp and part in Wisconsin. This is a great way to enjoy our children and grandchildren, besides avoiding the coldest part of the year up north.
Why the Owner Chose Private Homes:
I fell in love with this house the minute I saw it for sale online in 2004. We knew we wanted to be in the low country, preferably on Fripp Island to enjoy the tropical paradise, the ocean and beach, and take advantage of the amenities the resort island has to offer.
The Unique Benefits at this House:
We have been able to share the Beaufort area with lots of our friends from Wisconsin, many of whom have never been here. The house is so roomy and comfortable for a number of people, they all want to come back. In fact, many of them do come back with their families. You know it has to be good if they are willing to come back that distance from Wisconsin!
