Located at mile marker 87 on the main shipping channel of the Tennessee River/Kentucky Lake, this charming lakefront cottage has 2 bedrooms, one bathroom, a large deck, screened porch, large private dock and a boatslip. Although it seems larger, the cottage is 800 sf, not counting the 10' X 20' screened porch, or over 600 sf of deck space, or the nearly 1000 sf of private dock. The patio near the cottage has comfortable seating, a charcoal grill/smoker and a firepit. There's another firepit with plenty of log seating at the shoreline in front of the cottage. Included in the price is daylight use of the 17' aluminum 3 seat canoe, two kayaks, and 4 seater paddleboat (weatherpermitting) with lifejackets. The master bedroom has a queensize bed, fullsize futon, dresser, wardrobe, tv, dvd player, nightstands, lamps, and an electric fireplace with heat and realistic looking flames. The 2nd bedroom features 2 twinsize beds and a 15' flatscreen tv with dvd player. One loveseat in the livingroom has a pull out twinsize bed in it. The livingroom also has a leather loveseat, an oversized super-comfortable leather easychair with ottoman, a glider rocker with glider ottoman, and an electric fireplace with heat and realistic looking flames. The livingroom HDTV has a direct TV satellite receiver with several premium movie channels such as the Disney channel, HBO, Cinemax, The Movie Channel, Showtime, etc. The bathroom has a tub/shower combo, hairdryer and has plenty of plush towels and plush wash cloths. The kitchen has an island cooktop, oven, microwave, refrigerator/freezer, and is fully equiped with dishes, glasses, cups, pots, pans, skillets, a toaster, blender, deep-fryer, serving bowls, and more. With the exception of the bathroom, every room in the cottage has a great view of the lake and a door going out onto the deck. Please note: the cottage doesn't have an automatic dishwasher or washer/dryer.

My mother, sister and I wanted a place where we could do some fishing without having to have access to a boat. This place was perfect! We fished off the dock and explored the area in the canoe and paddleboat. The cottage was very comfortable and had everything you could possibly need. We loved the view of Kentucky Lake and hope to come back next year!Recommended for: Sightseeing, adventure seekers, age 55+, families with teenagers, romantic getaway, girls getaway.

This cottage was very well equiped with everything you need other than your food, spices and charcoal. You would never know the sq footage was so little, it is very well utilized; the 4 different outdoor living spaces are comfortable and make the house seem much larger. There are several sets of steps down to the river that are easy to manuver. The cottage is exactly as pictured, extremly clean and well maintained. I would (and have) recommend this property to others.Recommended for: Age 55+, families with teenagers, romantic getaway, families with young children.

Our stay at the lake was everything we were hoping for. The owners were helpful and quick with responses to our questions. This was a very relaxing get-away for me and my husband. We paddled the canoe around to a little beach and spent one afternoon fishing and swimming. Another day we rented a pontoon boat from a nearby marina and stayed on the lake all day. We didn't venture out to any restaurants, but cooked all of our meals at the cottage either in the well-supplied kitchen, out on the grill, or over the firepit. We will definitely be going back!Recommended for: Age 55+, families with teenagers, romantic getaway, girls getaway.

This cottage far exceeded my expectations. I loved the rustic setting, but had all the comforts of home. The setting is a nature lover's paradise. Watching the sunset over the lake was a moving experience for me. My granddaughters slept on the convertible bed and said they slept great. My niece claimed the nautical room with twin beds. (That room is my favorite,and is decorated perfectly.) My nephew wanted to get up to see the sunrise and ck out early fishing, so he opted to sleep on the sleeper sofa in the living room. He was able to get up and sip coffee on the large deck overlooking the lake without disturbing anyone else. Having the direct private exits onto the deck is definitely a plus and provide excellent views of the lake. I found a supply of disposable cups, paper towels, paper plates and a few other items that the owner had left for us; I did not expect to have these items provided, but was pleased as it saved me time and a trip back into town. We utilized the canoe and spent time just sitting on the dock fishing. I was not ready to leave, and neither were the kids. The cottage was very clean and well appointed for our needs. We may be looking into a summer vacation there next year. Would love to see the fall colors, but will have to wait on that. This would be an ideal girls get away. I may have to see if I can make that happen :) One more important point... the owners were very helpful and gave us some great pointers and information about the lake, shopping, and the nearby town. I felt communication was excellent!Recommended for: Sightseeing, adventure seekers, age 55+, families with teenagers, romantic getaway, families with young children, girls getaway.

This cottage was very clean and well equipped. The sunsets viewed from the lakefront dock were beautiful!! The deck is surrounded by tall trees and feels as if you are in a tree house. We really enjoyed using the canoe and finding our way to the quiet cove and sandy beach nearby. We hope to come back again.Recommended for: Sightseeing, families with teenagers, romantic getaway, girls getaway.

We loved the lake cottage, the owner is super helpful and the attention to details in the house is great. Everything you need to be comfortable. Our family caught over 40 fish in the lake. Loved exploring the area. The canoe and paddle boat is great off the dock. The Town of Waverly is very cute! Loved it!Recommended for: Adventure seekers, tourists without a car, families with teenagers, families with young children.

This place is AMAZING! The deck overlooking the lake was built around the big trees. Our son said he felt like part of the Swiss Family Robinson. He loved the hammock and canoeing the lake in the mornings. We all loved the huge boat dock and the large area for laying out and fishing. We caught a lot of fish. The cottage was clean and very comfortable and had everything we needed. We were amazed by the amount and size of the tugboats and barges going up and down the river day and night. We saw 2 foxes, a raccoon, a squirrel with a white nose, several deer, lots of geese, and a huge American eagle fly by carrying a fish. The sounds of the loons calling to each other across the lake was incredible. The sunsets were AWESOME!!! Every afternoon, we stopped everything and even the kids were awestruck by the beauty of the sunset across the lake. We will definitely be back in the fall when the leaves start to change colors.Recommended for: Sightseeing, adventure seekers, age 55+, families with teenagers, romantic getaway, families with young children, girls getaway.

My husband and I stayed five nights with our 3 children. The cottage was very clean and roomy. The kitchen was well-equipped and allowed for us to cook a dinner for 5 with ease. We brought our boat and spent everyday on the beautiful river. We enjoyed the serene surroundings. About the owner: We've lived here on the lake for several years next door to The Lake Cottage and think it's the best place on the planet. We love the peace and quiet and watching the herons fishing along the shore and listening to the song birds and lake loons, seeing the eagles soaring above, and the squirrels and foxes scurrying pass. Plenty of migrating birds also stop in for a while such as seagulls, pelicans, several kinds of ducks, and others. We also love watching the tug boats, barges, all kinds of other boats and yachts, and the occasional paddle-wheeler or ship pass by. While every season of the year has it's own benefits and pleasures, we love it here in the fall best. The crisp cool nights, a warm fire in a fire pit, the hot chocolate, the amazing colors of the changing leaves, the migrating birds, the squirrels gathering acorns, the parade of boats and yachts passing by heading south for the winter, taking a walk down the country lane and enjoying the peace and serenity of the lake. We love it here!
Why the Owner Chose Waverly:
Lakefront homes here rarely come on the market. When this one did, we thought it might be great for our kids and grandkids to have a place near us when they come to stay at the lake for a while as well as a way to share the wonders of the area with other folks and pick up a little additional income in the process. There are only ten lakefront homes on the main channel here at Richland Harbor all located on a quaint country lane. This is a nice quiet community in one of the most beautiful areas of the huge lake. Kentucky Lake is the largest man-made lake east of the Mississippi River when measured by surface acres: 184 miles long, 2 miles wide, 160,309 surface acres, and with 2,380 miles of shoreline.
The Unique Benefits at this Cottage:
Welcome to paradise! Just sit on the deck or screened porch or on the patio and listen to the birds singing and chirping and the waves lapping on the shore while gazing out over the lake. Watch the eagles soaring, the pearl divers sorting bags of muscles, the boats zipping across the water. Or wander down the path a few feet to your very own private dock in front of the cottage with it's large covered boat slip, it's floating platform for sunning, fishing, swimming, or just sitting and relaxing. There's no high pressure or rushing about here. No place you've got to be. Just hanging with nature. Hungry? There's a great restaurant with excellent cruisine just a quick boatride upriver at Pebble Isle Marina and another just a short drive away in Waverly. Also on your dock is a canoe and a paddleboat for your daytime use while staying here (weatherpermitting). Lifejackets are also on hand. Explore or fish the nearby waters along the shoreline, or in the bays, or check out the sandy beach on tiny nearby Sand Island. Or take a walk down the shoreline and pick up a few seashells (or are they called lakeshells?). Or take a quiet walk down the country lane and enjoy the view and observe the birds, plants, and animals. Or just sit on the deck and enjoy watching the birds munching out at the birdfeeders or hummingbirds zipping around. In the evenings, stop everything, get your favorite beverage, sit back, and experience one of the most amazing sunsets you've ever witnessed. As darkness approachs, lay in the hammock on the front deck and check out the billions of stars up above or weatherpermitting, light a fire in one of the two firepits and roast some marshmellows and hot dogs or fire up the grill and cook something really special. p.s. On the 4th of July, weatherpermitting, fireworks can be seen from your dock in multiple locations around the lake. Also, if you have an ATV, bring it & check out the trails in the forest at the end of the lane. Welcome to Paradise!
