Snipe Barn is a delightful contemporary conversion that just been developed further to make two extra bedrooms - an ideal place for groups of 12 to 14. The old Cotswold stone wall enclosure and oak gates to the front of the property makes it completely private. The simple garden is laid to lawn and is a haven of tranquillity whatever the season. The glass front to the property matches the light interior and makes the most of the sun that streams into the living space from its south facing aspect.
Like the two other barns that make up the complex at award winning Chimney Farm Barns, the living and dining areas have exposed beams and continuous lines, which give an unrivalled feeling of space.
Entrance is into a small lobby, off which there is a loo, separate utility room and access to the new Bedroom 6. The huge kitchen dining room certainly has the wow factor, it's simply vast! The kitchen end is a real cook's paradise and is fully fitted with a huge range cooker and all the modern conveniences to make large scale catering as easy as pie. The dining table comfortably seats 12 and there is an additional table and more chairs too. High chairs for smaller guests are provided. The massive living room is dominated by a floor to ceiling glass wall but even on really horrid weather days, the enclosed courtyard offers shelter and when warmed by the lovely log burning stove, there are fewer places that can better this. Plenty of sofas, chairs and bean bags allow for everyone to rest and relax. A plasma TV and DVD player plus iPod dock is in here too. Double doors lead to the barn's six bedrooms and bathrooms. Four double bedrooms, one twin room and the family Bedroom, which sleeps 3, each have lovely views into the courtyard or out over the nature reserve. Bedrooms 1, 2, 3 and 6 are all ensuite while bedrooms 4 and 5 share a big family bathroom that has both a bath and seperate shower. Bedrooms 1 and 3 also have glass doors that open onto the centre courtyard. Bedroom 6 can be changed into a meeting room complete with table and chairs and plasma TV for presentations. Snipe Barn can be booked with either other properties on site - Rose Barn or Owl Barns for 22-28 persons.
All three barns can also be booked to accommodate 32-40 persons.

Snipe Barn has been lovingly restored with all its original features exposed. The magnificent fireplace, vaulted oak beams, stone floors and open-plan living area make it a wonderful choice for family gatherings, parties and corporate retreats. It can also be booked with another barn (Owl Barn) to accommodate parties of up to 23! Plasma TV with freeview plus wireless internet access are installed throughout.
Local attractions include Blenheim Palace, Cotswold Wildlife Park and a great coffee shop at Aston Potteries just down the road!
