Property description

Come relax at this comfortable beach house nestled on a private island minutes from downtown Beaufort, South Carolina. This lovely home has ocean views and is just a brief walk out the front door to sand between your toes. The back door looks out over a championship golf course. Use the club membership to play a round of golf or several (with the purchase of Guest Cards). The house also has a heated, landscaped pool for year round use ($200/week to heat)! It is also equipped with lights for night swimming. And most importantly, don t miss the large front porch filled with rocking chairs for taking in a sunset and feeling a gentle breeze tickle your hair. Make sure not to miss the spectacular star show once the sun has gone to bed.
Inside the house you will find 6 bedrooms and 4 baths and will sleep 16 in beds! Ideal for several families or a large group of friends. The master bedroom (King size bed) is the second bedroom on the left upstairs on the main level. There is a private door to a shared hall bath. All of the tub showers in this home have the curved shower curtain rod bars giving you extra room while you get ready for each new day. The second King bedroom is opposite this bedroom facing the golf course. There is a small private deck to stand and view the pool area or maybe the golfers out on the 9th hole. This bedroom shares a full bath with the Queen/Single bedroom upstairs (each bedroom has a door into this bathroom). The fourth bedroom on this main level sleeping area of the house is a Queen with a private bath.
Then we move downstairs where 2 more bedrooms, laundry room, foosball table, and TV room are located. The fifth bedroom on the right is a Queen and shares a full hall bath (walk-in shower) with the bunk room. In the bunk room, we have a twin on twin and a twin on full bunk bed. The room can be partitioned into a bedroom area and a TV area if desired.
Make memories that will last a lifetime in the large living room that is open to the dining area and kitchen. You can easily spread out with folks sitting in the rocking chairs (4) on the front deck listening to the sounds of the ocean at high tide or gathering on the back screened porch overlooking the pool laughing at the sounds of children having fun, or just gaze out at the quiet outstretched golf course and the golfers enjoying the course. There is plenty of seating for everyone from the oversized sectional sofa to the extra large dining table (seats 12). There is another table (4) for more eating space, playing a card game or putting together puzzles. The kitchen looks into the living room making sure no one is left out of the conversation. Another option is to spread out to the screen porch for dinner where 6 more people can sit and eat. This location also provides a relaxed area for parents to supervise their children in the pool, along with quick access to the pool for convenience. We tend to eat breakfast and lunch out here because our children are in the pool from dawn to dusk. Then, we bring a picnic style lunch to those at the pool where they can snack in between swimming. Enjoy an evening at the pool after the kids go to bed and lounge in the chairs, watching the night skies, and sipping something special!
Don t miss spending an afternoon in downtown Beaufort along the bay taking in the sights and wonderful coastal breeze. There are shops and restaurants to suit almost any taste. Make your memories every year at this perfect beach house that will so easily seem like your own beach home.
Beach Access: The tides change from month to month and year to year on Fripp Island. Any information we provide on length of time available during high tides is subject to change. But, currently, there is beach all day at access #2 and almost all day access at #1 (as of Dec 2012). 796 marlin, is situated right in the middle between these two beach access points. From the house, you can walk to the right or left about 5 houses and find the beach path. We recommend that you wear shoes due to the abundance of sand spurs along the path through the dunes to the beach. It is about a 4-5 minute walk from the house.
On Fripp Island, the beach accesses are built 1 for every 10 homes. So, the entire second row homes are no more than 5 houses (1 minute) walking distance to a beach access!!! Feed the deer right out of your hands, watch egrets gracefully land in the lagoons, observe osprey catch their prey in the ocean. Fripp Island is a beautiful barrier island on the Atlantic Ocean outside of Beaufort, SC. This tropical destination offers lots of amenities such as golf, tennis, swimming, fishing and crabbing. Fripp Island has several pools, restaurants, a food court, bar, a fitness center, a tennis court, 2 golf courses (Ocean Point Golf Course and Ocean Creek Golf Course), island excursions rentals, shops, a playground, bike trails, the marina, and Camp Fripp (daily activities). All of these resort amenities are available with the purchase of Guest Cards. **This property is about 150 - 200 yards from the usable beach and water, depending on the location of the tide. There are a few different beach accesses on Marlin Drive and the further you go towards the end of the road, the shorter the walk to the beach is. Although if you go to the last access at high tide you will not be able to access the beach**

Location

From the south: Take I-95 North, take S.C. exit 8 (Hwy 278/Beaufort/Hilton Head). Turn onto Hwy 278, toward Hilton Head/Beaufort. Travel approximately 4 miles and turn left at the sign for Beaufort. (If you pass the Wal-Mart, you missed the turn). Stay on this road until it dead-ends at Hwy 170. Turn left onto Hwy 170 and continue for about 11miles, cross the Broad River Bridge, and turn right onto Hwy 802 (the next right turn after the bridge at the BP Gas Station). Take this road for a couple of miles until it comes to an end and turn right to stay on the same hwy. Stay on Hwy 802 (you’ll cross over the bridge by Parris Island) until you come to a fairly major intersection with a CVS, a gas station, a Hardee’s, and an auto parts store. Turn right at this intersection. You will still be on Hwy 802. (You’ll know it’s the right turn because you’ll see signs for Fripp Island). At all times, follow the signs toward Fripp. You’ll cross another bridge over to Lady’s Island. After crossing the bridge, travel another mile or 2 and make a right hand turn onto Hwy 21. A video rental store and a Publix will be at this intersection. Go approx 15 miles on Hwy 21. Hwy 21 dead ends onto Fripp Island. After checking into the Guard Gate on Fripp, continue onto the Island. Turn left at the sign for Ocean Point. Turn right onto Marlin. Follow that road until you reach our house at 796 Marlin. From the north: Go I-95 South, take exit 33 (US-17 N) toward Charleston/Beaufort. Go approximately 8.5 miles and turn right onto US-21 S/Trask Pkwy. Follow US-21 S/Trask Pkwy for about 14 miles, then stay straight to go onto US-21 BR/Boundary St. Continue to follow US-21 BR (through downtown Beaufort), which becomes US-21. Continue another 17 miles until the road ends at Fripp Island.

About the owner: Ron and I moved here to Beaufort from Atlanta almost 6 years ago. This is quite a change of pace from living in Atlanta and we LOVE it. We wanted a nice place to raise our three girls and we believe we have found it in Beaufort!!!

Why the Owner Chose Private Homes:
This island has the amenities that children love (pool, playground, tennis, etc), but with a bonus of being a small gated community so that I feel comfortable letting my children play on the beach unsupervised. It is a very relaxing way to vacation. In addition, since the ocean is very shallow, it is a safe swimming/beach environment for small children and a wealth of exploration available at low tide.
