Bright and airy renovated beach cottage in the very heart of the North Fork! Within minutes to all the North Fork has to offer yet only 500ft to sparkling sandy deeded Peconic Bay beach! House has living room with vaulted ceilings and skylight and french doors to huge screened porch. Screened Sleeping Porch has massive oak picnic table that seats 12 and a large separate sitting area with wicker chairs and a pullout queen futon in case you'd like to sleep al fresco! Master bedroom with glass sliding doors to cedar deck, has king bed and master bath. 2nd bedroom has full bed plus additional sleeping loft with queen mattress, (older kids love the loft)! Galley kitchen has full size refrigerator, coffee maker, microwave, dishwasher and gas stove. There is a 1 bedroom, 1 bath renovated garage for guests which also has refrigerator, coffeemaker, cable TV, AC, microwave & dining table. Main house has wifi, LG all in one washer/dryer, cable TV, window ACs and is within mere minutes of all local wineries, shopping and Love Lane. Backyard has sunny outdoor shower you will want to live in complete with solar lights for evening showers under the stars! Deck has BBQ, dining table, adirondack chairs and double chaise lounge. Like all beach houses, there are some additional sleeping accommodations such as pullout futons in living room and on the porch, one twin mattress under each of the beds in the bedrooms, and a twin trundle bed under the king bed in the guest house. By car: Within one minute you will have access to Starbucks, CVS, Waldbaums, a cinema, and any other convenience you may need. Within 3 minutes you will have within reach one of the most charming lanes on all of the North Fork, Love Lane, and its most charming shoppes, including the cheese shoppe, & the Love Lane charcuterie and purveyor of fine meat. There is also a Jitney stop at the top of the block. Rental includes use of 2 mountain bikes and fishing poles. May include use of ocean kayak and stand up paddleboard (with additional deposit.)

- Such a special place! This area is a nautical paradise, surrounded by farms. It's still hard to believe how close it is to NYC and how far away it can feel. But usually when people do find their way here, it doesn't take long to fall in love. The smell of salt in the air, the light in the sky, I've been coming here my whole life and I never take it for granted. I usually leave my renters with a list of our favorite little discoveries like the best vineyards for families and where to get oysters on the beach brought right in off the boat! The best thing to do is get here and see for yourself how special this area is, you won't be disappointed! When you do get here you will be treated to countless local farms all more than able to help you complete your farm to table dinner. Need wine for dinner? You'll have more than 40 vineyards to choose from but instead of traveling tens of miles between them, THEY are ALL within 20 miles of one another! Want fresh fish for dinner, use the local fish markets that are teeming with the day's catch, or better yet, take the poles to the surf and reel them in yourself. Or go clamming in the bay for little necks or steamers for your appetizers. The day's choices are endless. From bike riding on the country back roads to sleeping on the hammock, you will enjoy all that the North Fork has to offer day in and day out, and just like most people, you will want to come back year after year. ...moreless

My friends and I loved this house. It has everything you want or need in a beach getaway house: bright, airy feel, a porch and a deck (with grill, chaise lounges, and outdoor shower), and an impressive amount of bedrooms/bathrooms. The owner has made very good use of the space and the guest house is a great addition. Three bathrooms is unusual for a house of this size, and it was great for my group - no waiting in line for a shower. Lots of things are within quick walking distance: Love Lane (very cute little street with a great cheese shop and brunch place), homemade ice cream shop, grocery store, drugstore, Starbucks, and best of all, the beach. The beach was clean, quiet, and peaceful, and so easy to walk to. Even the Jitney stop is within walking distance. The only thing we used our cars for was the wineries. The owner was very kind and a pleasure to rent from, and she answered all my questions about the house or the town very promptly. And she welcomed our dog, which was great (it's not easy to find a house rental that allows pets). If you're looking for a relaxing stay near beaches and wineries, I don't think you can go wrong with this house.

We enjoyed a wonderful week in Mattituck! We were so fortunate to have stayed here. The house is probably the best summer house we have ever stayed at! Every amenity and feature in it worked perfectly, and we lacked for nothing -- "just bring your toothbrush"! The rooms were so comfortable -- always cool and breezy, with a great porch for lounging. We would love to plan a return visit!

Great Memories at a Lovely Cottage
This was a perfect cottage for my family of little ones, teenages and young adults. There was so many extras included with the cottage, plenty of showers, great sleeping spaces, spacious living room/master bedroom and indoor or outdoor cooking. We loved the screened in porch, the fenced in yard was great for my grandchildren, the outdoor shower was a plus, the deck was also great for barbecues. The convenience to all was wonderful - could walk back and forth to the beach, to the park and ice cream shop. Swimming in the bay was the BEST! Love Lane was so charming, wine tasting, cheese shop, candy shop and restaurants -- only minutes away from cottage. We would highly recommend this cottage and would love to return for another vacation with great memories.

The Perfect Beach Cottage
We spent a week here with two young kids (7 and 4) in August and loved it. The house is a two-minute walk to a lovely bay beach that is very shallow at low tide so you can relax with little ones. The whole place has a very bright and airy feel. The front screened in porch has a stone floor and stays cool in the middle of the day. The back yard is fenced in with a lovely deck and table and feels very private. The house is really well equipped and everything is done simply and right, including a great outdoor shower with solar lamps so you can have an outdoor shower at night. Its just a very easy place to be with kids and close to anywhere you want to go on the north fork. At points we were as many as 7 people and it never felt crowded and was nice for guests to have the privacy of the separate cottage. We definitely are planning on coming back.

About the owner: My dad bought this property in 1968 after a summer rental nearby. Being a school teacher in Southern Westchester with 5 children, he needed a place to bring his brood in the summer. Luckily a friend told him about the beaches and farms (potato farms back then) on the North Fork. I was three years old in 1968 and have been spending my summers here ever since. A few years after he passed my husband and I bought the house so we could keep it in the family and I'm so glad we did! The best times of course are when my siblings, and now our children, can be reunited here in the summer, but I am almost as happy when I know another family is having just as wonderful a time experiencing this magical area and all that it has to offer.
Why the Owner Chose Mattituck:
Mattituck is right next door to Cutchogue, the sunniest sector in New York State. I cannot tell you how many times over the years, we have had sunny days at the beach while it was overcast elsewhere on the Fork. It is truly perfectly positioned, nearby to all, yet a world away. The beach is particularly splendid for children! The Bay is not rocky or cold like on the Sound side. It is shallow and mild, and the sand is soft.
The Unique Benefits at this Cottage:
The main benefit of the house is the private association beach. It is just so close and so glorious. We have spent so much time through the years fishing, clamming, swimming, and simply relaxing on its sand. When we want a playground, a huge one is right around the corner at Veteran's Beach. But our beach is so private and we get to enjoy it as such. Usually we bring the firepit down to the beach after dinner for s'mores and vino under the stars. On hot nights we'll even swim again! It is truly an idyllic summer ritual! Another benefit is the tremendous screened porch. It is ideal for napping and meals. And the beautiful outdoor shower, no matter what time of day or night, you will always prefer it to an indoor shower! We spend most of the time on the porch or on the deck when we are home, but mostly we are at the beach. Also, one cannot ovestate the benefit of having an ice cream parlor at the top of one's block!
