The house is very spacious, allows for some great views and lots of area for the kids to run outside. The water was the perfect depth for our 3 and 5yo both of whom are still novice swimmers. The dogs also loved to run and there's plenty of room (like over an acre) for them to play. Just be aware that there are tons of stickers in the grass on the way down to the lake so keep the little one's shoes on until you get close to the water! If you're a techie, definitely keep in mind that that there's no internet connection here and if you're on T-Mobile, you'll be on roaming on 2G the entire time you're there. So accessing email, etc is either not possible or at data roaming rates. The only thing this place could use would be a washer and dryer. With the kids going through clothes like crazy from getting in and out of the water, we ended up having to head into town and use the laundry mat that's across from the HEB on 2900. Would have been nice to have a laundry there. Otherwise, it's a fun place with lots of room and easy access to the water. We'll likely be coming back with a boat next summer!Recommended for: Families with young children, pet owners, families with teenagers, romantic getaway.

I can't say enough about how nice and accomodating this property and its owners are. The beds are comfortable and the linens are nice and clean. The house is very roomy and comfortable. It's well stocked and equipped with most everything you might need. The location is terrific. It's right on the water and you can swim and kayak right there. The porch is large and can handle a large group. There are lots of chairs and tables and a bbq grill. Great game table and the games, cards and poker chips are even provided! We plan to use it again and again. Already planning a family reunion for next summer for our very big family. The price is also right! Thank you for sharing this place with us! We just love it.Recommended for: Families with young children, families with teenagers, adventure seekers, age 55+, romantic getaway, girls getaway.

This house has a huge yard leading to the shallow sandy bottom river. The view of the mountain is beautiful. The place has plenty of space for sleeping especially with the bunk room. It is close to town, clean and peaceful.Recommended for: Families with young children, families with teenagers.

We had a great weekend! Our group of eight all slept comfortably in their own beds. With beds to spare and expansive floor space for air mattresses, this home can easily sleep twice as many guests as we had. The home is located on the "beach" part of the Llano, the prime boating location for skiing and boarding, as well as swimming and floating! We truly appreciated the arrival gifts and the fact that the homeowners made themselves available for any questions or concerns about the home. We definitely would recommend the home to those wanting a roomy, peaceful retreat in a great location on the water.Recommended for: Families with young children, families with teenagers, adventure seekers, sightseeing, age 55+, romantic getaway, girls getaway.

About the owner: We are a family who has enjoyed the lake house throughout the summer and winter months. Our friends who have homes on LBJ love to come dock their boat at our place because of the shallow water where they can sit with their lawn chairs and watch their children play.
Why the Owner Chose Kingsland:
Our home is across the river from a 5000 acre, undeveloped ranch. You only see Pack Saddle Mountain. This part of LBJ has less traffic and the water is calmer. Beautiful sun-sets and sun-rises!
