Charming red cottage with stone fireplace nestled on private 40 acre estate, 600 feet of Lake Erie waterfront, small boat launch, bullfrog pond, trickling stream, fruit trees, blueberries, walking trials at the end of half mile wooded driveway. Perfect for family reunions or vacation retreat located 22 miles West of Erie, PA and 8 miles East of Conneaut, OH.

This 4 bedroom home is available year round, but cross country skiing access maybe required for winter use. The property is bordered by Lake Erie to the North, Camp Lambec to the West and to the South and East are private undeveloped lands. Nearby, the largest tract of undeveloped land on the South Shore of Lake Erie, the Pennsylvania State Game lands/David M Roderick Wildlife Reserve; and the new Lake Erie Bluff's park is also nearby.

A historical property due to its location on the final 259th milepost of the pre-revolutionary war northern boundary of Pennsylvania. For history buffs, a granite monument near the highest bluff placed in 1910s marks the old state line and recounts the deed dating back to a treatise signed with the Indians and George Washington. The cottage built in the 1940s was expanded and renovated in 2000 to include a first floor master bedroom and private bath, a spacious maple cabinet kitchen, breakfast nook stocked with all equipment to prepare any meal. The living room has a stone, wood burning fireplace to make any night feel cozy. A lakefront dining room and settee, front and back decks both perfect places to relax, listen to the waves, see the boats go by and watch the hummingbirds dart around the feeder. If the weather turns, the enclosed front and back solarium settees allows you to take in the beauty.
The second floor has 2 bedrooms. Both with 2 twin beds and shared full bath.

Nearby: Wineries, Covered Bridges of Ashtabula County, Geneva on the Lake, Presque Isle State Park, Tom Ridge Center, The White Turkey Drive-In, Peggy Gray Candies, Waldameer Amusement Park, Splash Lagoon, The Brig Niagara, Pymatuning Lake (where the ducks walk on the fish's backs), Amish country, Camp Lambec, Camp Fitch, Camp Sherwin, Camp Eriez, Charter Fishing in Conneaut or Erie (no cleaning fish at the cottage), Pizzi Pizza, Tasty Twist, Conneaut Lake Park, Golfing (Over Lake is very nice and nearby), Sea Kayaking, Canoeing (Grand River and Elk Creek are a short drive), jet skiing, Scuba Diving (yes, in Lake Erie!), Morel mushroom hunting, disc golf ...

Relaxing: The environment simply lures you into leaving your stresses behind. Read a book while relaxing in the hammock. Take the time for incredible sunsets.

Badminton, frizbe and bocce balls are all provided. The large yard is a great place to play catch.

Hiking: Over 4000 acres of State game lands are one mile to the west.

Boating: The cottage has plenty of room to park your boat. Smaller boats can be launched on the property and at Raccoon Creek Park. Larger boats will need to go to Conneaut, Elk Creek, or other nearby ramps.

Swimming: On your own private beach. Build a fire on the beach and cook a hot dog or roast a marshmallow. There is almost always drift wood to keep the fire going.

Hunting: Deer, turkey, dove and much more bring the hunters in from all over the world to nearby state lands - but not permitted on the cottage property.

Birding: At least 50 species of bird nest here. Bald Eagles, Mississippi Kites, Peregrine Falcons are all sighted during migration. Late August and early September brings Monarch butterflies on their way to Mexico. King rail, black tern, least bittern, great egret, yellow crowned night heron and the common tern are others the avid birder has a chance of seeing. Recently spotted Scarlet Tanager and Rose Breasted Grosbeak.

Fishing: Either from the shore, along Raccoon Creek, or nearby Elk and Walnut Creeks, your own boat or chartering in Conneaut or Erie. Walleye, Trout, Perch and many other species. Ice Fishing in Presque Isle bay is a popular winter sport. *NO CLEANING FISH AT THE COTTAGE*

Biking: The lightly traveled roads make for great rides, from leisurely to hard core. Check out Old Lake Road west of the OH/PA line, its awesome!

This lovely home sits right atop the lake shore - with a stunning view of the water and lovely grounds. The kitchen was well equipped and there were lots of quiet spaces. The owner was very accommodating (eg. the handyman came right away to assist us with the DVD hookup). We enjoyed the "Covered Bridge Tour" in nearby Ashtabula and a day of hiking on Presque Isle, in Erie.

I am sure that the other seasons are just as beautiful, but there is something about looking out on the lake only to turn and see the beauty of fall in PA surrounding you. The house is fabulous and the lake is right in front of the house,( looking out from the porch, you see sky and water). It is so private and quiet. Great for a family get away. We are looking forward to coming back again.

We arrived to a very clean, neat and organized home. Everything was really perfect with everything you could think of available for use. We had an amazing time and really are looking forward to coming back for another stay. The owners were lovely to deal with and the view was amazing. We had sunsets and rainbows for 3 days.

David & his mother Sally made our family feel completely at home in their beautiful lake house. We had 7 people in our party ranging in age from 3 weeks to 74 years and everyone had an extremely enjoyable and memorable time. The house was cozy and homey feeling and had everything we needed. The property was very secluded and private (including the beach). Nothing can beat the sound of the waves and the Lake Erie sunsets. The house is literally just a few feet (and steps up) from the shore. We loved finding beach glass, walking along the shore, painting rocks, and getting ice cream & sweets from the shops down the road (the only two businesses in the village!). Our entire family can't wait to return to this little piece of heaven. I would highly recommend this to anyone looking to get away from all the hustle and bustle of everyday life.

                      Owner info

                      Year Purchased: 1975

About the owner: Family second home used for gatherings, entertaining and recreation over the years but now not used as much since all children are grown and living out of the area. Offers still the gathering location for reunions and grandchildren entertainment.

                      Why the Owner Chose Erie:
It is a place that builds memories, and the owners want to continue that tradition for their grandchildren and generations to come. Sharing its unique beauty and tranquility with others that have a similar desire to have a place for reunions, recreation or just plain quiet time away from it all is what we hope to achieve.

The Unique Benefits at this House:
Nothing like it exists, the cottage property is named '22 Chains' because it lies on the last milepost of the old Pennsylvania northern border and the land, that remains as the final segment connected to the Lake Erie waterfront, is the 22 chains. Had it not been for a land trade with New York after America's independence was won, the only waterfront for Pennsylvania would have started from this location and extend the short distance to Ohio to the West. That's the history behind it, but the real benefit is its pure beauty of waterscapes and landscapes. A superior place to decompress and enjoy family time.
