This open one bedroom studio with two queen beds and a queen futon in the living room makes a very comfortable place for six to stay! This property has a full kitchen that includes a stove, oven, kitchen sink, microwave, refrigerator, coffee maker, washer and dryer and a BBQ on the spacious private patio. A backyard with grass and garage to store your gear in make it even better!
This home is located in the business district of downtown Fruita, close to everything including Aspen Street Coffee, the grocery store, Copper Club Brewing Company, Over the Edge Sports and Hot Tomato Pizza! The business owner in the front of the home is a CPA and keeps regular business hours but a large rarely used space separates his unit from yours. Private and quiet with off street parking... you cannot go wrong. You are going to love the location and you are going to love this place!

Great convenience and comfort
Great convenience and comfort
We really enjoyed our nice little house but we ended up staying in a different property (not the one pictured above) also owned by the same owner. Michelle was gracious and communicative and the house was immaculately clean, thoughtfully prepared for our stay and ideally located for anyone wanting to be able to walk to downtown Fruita and still sleep on a quiet street.

The place was exactly as expected and worked very well for our purposes. It was clean and very well set up with everything we needed for our stay. Although we didn't think we would need it, the washer and dryer was very handy. Also, there is much more room to move around than in a motel. Thanks!

Great place in a quiet neighborhood in the heart of Fruita. Within easy walking distance of downtown, a dozen or so restaurants, community center with swimming pool, library, grocery store, bookstore and parks. Owners were totally accommodating to all of our needs. Wonderful outside deck with gas barbeque provided. A cyclists dream location with a secure storage unit for bikes. Can do several superb road rides from the location, and mountain bike trailheads are within 5 to 10 miles. Although it doesn't have a kitchen (does have coffee pot, microwave and small refrigerator) we brought an electric skillet and did fine. This would be a perfect home base for anyone wanting to explore western Colorado or eastern Utah, especially for any bicyclist.

Clean and Quiet
Clean and Quiet
This unit was clean and quiet and very accessible immediately off the main road leading into town from the highway. We found it odd that there was a full sized washer and dryer in the unit (on a pedastal in the living/dining room with a curtain in front) but not a full sized refrigerator or kitchen sink. We knew there was no stove (from the ad) but were not aware of the sink situation. This set-up made it very difficult to prepare any food in the unit, although we could have grilled if we wanted to. The lighting situation was also odd, with large florescent lights (what you might find in a 70's office environment) in the ceiling. There were also what appeared to be two round florescent lights and we searched for 20 minutes trying to figure out how to switch them off. We finally called the caretaker and were told they were actually skylights. The didn't look like skylights at all. The bedroom has no door and is completely open to the living room. We had originally planned to stay with a friend and her two teenage boys, but she left before we got there. Had we all been in the same place, there would have been little privacy. On a positive note, the shower was fabulous -- roomy, clean and updated. The bathroom vanity was large, but had only one sink -- again, the only sink in the whole place. The backyard was cute, private and fully fenced. It would be an idea space for people that had dogs, but, unfortunately, the owner does not allow dogs. We had to board ours (which was very expensive) and we would have much preferred to bring them. The back porch was very shady and nice -- a great gathering space if you wanted to grill out. The property manager, Michelle, was extremely pleasant and responsive. I'm not sure we will stay in this particular unit again, mainly because of the lack of kitchen and no dog policy. And, we kind of felt the price was too high for a unit without a functioning kitchen. But we would definitely consider renting from Michelle again.

Manager response: Thank you for your review Susan, I wish I would have had a chance to address some of your issues during your stay or we could have talked about them when we spoke on the phone. During your stay rates at the La Quinta are $120 per night and Comfort Inn is $114. With privacy being equal - at $99 per night we feel our studio is a good value to stay in town with secure storage, washer and dryer and a large patio with a grill and private back yard. I hope that next time you come we can find a property that will better suit your needs. Happy Trails! Michelle Updated 2/23/13 - We have added a kitchen with a two burner cook top stove, kitchen sink, larger refrigerator and dishes/utensils. Also, lighting has been replaced and upgraded and we now consider small dogs.
