This triplex on the ocean is in excellent condition and is well-maintained from top to bottom.
3rd floor has 12' loft ceilings & spectacular view of ocean from its front door wall which opens to balcony.
Full bathroom in the rear has great views of Fort Pond.
Closet's + dresser + HDTV + Queen Murphy bed.
2nd floor has full kitchen & living room & large outdoor deck & view of ocean, also has a Queen Murphy bed + HDTV + clothes closet.
1st floor has Queen Murphy bed + full bath + dresser + clothes cabinet + enclosed W/D + storage.

While we were thrilled to be staying in Montauk, we were pretty unprepared for this rentals extra amenities - mostly the noise. The pluses: this condo is located right across from the beach and the views are excellent from the third floor. It is clean and bright. But what you don't see is the IGA (the Montauk grocery store that is located right behind the condo.) Our mornings began at 4am with the very loud sounds of trucks unloading goods for the store along with drunk people leaving the bars to go to the 7-11 across the street. If you happen to have loud neighbors, which we did, you will be woken up by them at all hours. It sleeps six, but be warned, every one of the only THREE rooms has a murphy bed in it - meaning that kitchen/living/dining area by day becomes bedroom by night. Ground level storage room is also a bedroom at night. It is a postage stamp of a condo, and for a family of two adults and three older children, it took alot of good spirits to weather that week. If you are not phased by noise and cramped quarters then rent this for the beach access across the street. But don't say you haven't been warned.

Owner response: This is the first negative review have ever received for the 50 plus 1-week and 1-month rentals I have done over the last 10 years. All my past tenants loved the clean open space of the condo and the two large outdoor balconies that are available make the space feel much larger than its 1,000 square foot "postage" stamp size would indicate. Have had plenty parties of 6 stay in the condo and this is the first such compliant about being cramped. I have multiple customers who have stayed more than once at this condo they liked the it so much. 3 or 4 mornings per weeks there are some trucks unloading at 6am but if windows and doors are kept closed overnight the noise does not interrupt sleep for all but the lightest of sleepers. it is cool at night so most people keep windows closed at night anyways. The compliant of mornings beginning at 4am is crap. bars close at 2am. The "postage stamp" is 1,000 square feet. Where else can you rent 1,000 square feet place right on ocean for around $500 a night? This reviewer must have a McMansion in the burbs :) The hotels down the street charge more than $500 a night during July and August and you get 1/3 the space and not as nice a view and no kitchen. The 3rd floor view is awesome and the 12 foot loft ceilings make the 3rd floor feel much larger.
