Cozy up to the moss-rock fireplace, watch the new 37' flat screen digital TV or just sit outside on the large deck and take in the unobstructed sights and bustling sounds of the Fraser River. Deck has large outdoor storage closet for your use. Hot tub and sauna rooms are located in the common area of the complex also overlooking the Fraser River.
Condo sleeps 4 with Queen bed in the bedroom and pull-out sleeper sofa with Full Bed in Living Room. Dining Table seats four or eat-in bar in kitchen seats two. Situated just one-quarter of a mile from the Winter Park Ski Area, you can walk to the lifts or hop on the convenient shuttle located just outside the parking lot. In the Summer, enjoy the beautiful walking & biking trail known as Fraser River Trail which begins just a few minutes walk from the condo and extends to downtown Winter Park. The trail is easy-moderate, perfect for walkers, bikers or even long-boarding and runs for about 2.5 miles along the Fraser River. For Hikers and Bike enthusiast also check out the many trailheads nearby.
Condo is a short drive into downtown Winter Park for shopping/other activities. A Great romantic getaway, cozy and affordable with all the modern amenities. Less than 90 mins from DIA, 70 mins from downtown Denver. Strict No Smoking policy. Renters must be 25 or older.

We had an excellent stay here for a long summer weekend. The condo was beautifully appointed and the beds and furniture were extremely comfortable. WiFi worked geat and we enjoyed sports on their very nice TV. The owners are very friendly and easy to work with, and the location is lovely. The condo itself backs up to a small creek, which was the perfect setting for sitting outside reading and enjoying a cup of coffee. The location was great, too. It was quiet and private since it's not right in the ski village, but we easily walked to the village in about 10 minutes, or could ride our bikes right out the front door along the easy and paved river trail into the town of Winter Park, which is about 2 miles away. We loved this place, the location, and the owners! Thanks so much ... we hope we can come again soon!Recommended for: Adventure seekers, age 55+, romantic getaway, families with young children, girls getaway, sightseeing.

The price was great and the condo was really nice. The communication with the owner was a little odd. I didn't get directions or the address or anything to the condo until we actually arrived. I should have asked beforehand but thought the address was in one of the vrbo emails. The week before arrival I canceled our final night which the owner said wasn't a problem, however I had to ask for the refund over a week after we returned because I hadn't been credited yet. The owner was great once I asked for these things, just not very proactive in resolving them ahead of time. Cable doesn't work in the bedroom. Not sure about the livingroom, as we couldnt get it to work and gave up. Excellent location though, with a 5 minute walk to the base. Despite the communication I'd probably stay here again.Recommended for: Adventure seekers, tourists without a car.

Close to the mountain, easy access to mountain biking, dining. Grocery within a few miles. Very comfortable and affordable wkend getaway!Recommended for: Adventure seekers, romantic getaway.

Cancellation policy:
LEASE AGREEMENT 1. AGREEMENT. Olson Investment Group, Inc, Owner(s), and Tenant, agree as follows: Tenant is an adult over the age of 25 and will be an occupant of the unit during the entire reserved stay. Other occupants will be family members, and/or other responsible adults over the age of 25. Use of the premises is not permitted by anyone not falling into one of these categories, and will be required to vacate the property immediately without refund. 2. As stated in (1.) above, Tenant is 25 years or older, and will provide proof of age, if requested by Owner(s), in the form of a legible copy of driver’s license. 3. House parties are strictly prohibited and grounds for immediate eviction and forfeiture of security deposit and rent. 4. Illegal substances are strictly prohibited and grounds for immediate eviction and forfeiture of security deposit and rent. 5. PETS: No pets allowed in the unit. 6. SMOKING: No smoking in the unit. 7. SECURITY DEPOSIT: The security deposit is $300 for a daily or weekly vacation rental and $500 for a monthly rental. The security deposit is due within FIFTEEN (15) days of receipt of this confirmation of rental, unless otherwise stated below. The security deposit is NOT applied toward the rental amount, and is forwarded for refund by personal check OR by refund on credit card used for payment by Guest within THIRTY (30) days following date of planned departure, providing that property is in same condition as upon arrival, and all terms of this Agreement are met. Tenant is responsible for replacement and repairs outside normal wear and tear of unit. 8. CHECK-IN: Check-in time is 4:00 p.m. No early check-ins without prior approval from Owner. 9. CHECK-OUT: Check-out time is 11:00 a.m. No late check-outs. A fee of $50 will be charged for late check-outs up to the first hour after check out time, with $50 being charged each hour after that. Keys to the unit are to be left in the lockbox at the front door. Failure to return the keys to the lockbox will result in a $50 charge. All remote controls are to left with their respective televisions. A $50 charge will be levied for each missing remote control. 10. CLEANING: YOU ARE REQUIRED to leave the unit in the same general condition as you arrived. The cleaner will dust, vacuum, sanitize, put away the dishes, and remove the dirty linens for cleaning. There is a 2-hour window for the cleaner to perform the required duties, which is sufficient should the Renter leave the unit as described above. However, Renter will be charged $35 for each half hour over the 2-hour time allotted to clean. 11. TENANT’S LIABILITY: Tenant agrees to accept liability for any damages caused to the property, other than normal wear and tear, by Tenant or Tenant’s guests, which results in the need for repair or replacement of the particular item damaged. This includes, but is not limited to obvious misuse of furniture in that it causes unsightly damages (i.e., liquid stains on furniture or scratching of furniture or countertops); damage to outdoor deck; and damage to bed linens, carpeting or kitchen appliances. Bed linens/comforters are not to be removed from the unit. It is assumed that the SECURITY DEPOSIT shall be held until it is deemed that no damage or excessive cleaning expense has been committed to the property above and beyond normal wear and tear. Any excessive damages above and beyond the allotted security deposit are subject to invoice by the owner to the tenant and may be actionable in a court of law. 12. UNIT CAPACITY: The home has a maximum occupancy of four (4) guests over five years of age. Additional occupancy over the allotted maximum requires prior written approval of the Owner. Renters who exceed the occupancy limit without approval and/or falsify occupancy information at the time of reservation are subject to immediate eviction and forfeiture of deposit and rent. 13. SUPPLIED IN UNIT: The kitchen is fully stocked with cooking and bakeware. Bed linens are supplied for both the Queen Bed and Full mattress pull-out bed. Bath towels are supplied at the rate of 2 per person. THERE WILL A DEDUCTION TO YOUR SECURITY DEPOSIT IF REPLACING THESE ITEMS IS NECESSARY. Any items found in the unit are available for guest use and/or consumption these items may include: cleaning supplies, napkins, paper towels, toilet paper, trash bags, laundry and dishwashing detergent. 14. HOLD HARMLESS: Owners do not assume any liability for loss, damage or injury to persons or their personal property. We do not accept or assume liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing, nor will Owners accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond their control. Should any appliance, including kitchen appliance, television or DVD player, cease working due to breakage, Owner will make every attempt to remedy and fix the same. However, Owner assumes no liability for such loss or any inconvenience caused by such loss if Owner has attempted in good faith to remedy the problem. 15. NO DAILY MAID SERVICE: While linens and bath towels are included in the unit, daily maid service is not included. Tenant(s) agree to comply with the check-out cleaning procedures list upon vacating the unit. 16. CABLE/INTERNET: Comcast High-def TV cable and Wireless Internet is provided. There is currently no phone service. The unit is within range of most cellular towers. 17. RATE CHANGES: Rates subject to change without notice until confirmed. 18. FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. Should our manager charged with checking on the unit find that the party renting the unit consists solely of singles or with anyone (non-related, non-family member) under the age of 25, the deposit will be automatically forfeited. 19. WRITTEN EXCEPTIONS: Any exceptions to the above mentioned policies must be approved by the Owner in writing (via email is acceptable) in advance. 20. SUBLET: Subletting the unit is not allowed. 21. WEATHER POLICY: No refunds will be given unless: a. The National Weather Service orders mandatory evacuation of the area in which the unit resides due to excessive flooding or fire danger. The day that the National Weather Service orders a mandatory evacuation we will: a) refund any advance rents collected or deposited for a reservation that is scheduled to arrive during the “evacuation” period; b) provide a credit towards time in the future to occupy the property to any guest currently at the unit that chooses to shorten their stay, to come in after the evacuation time period is lifted. 22. FORCE MAJEURE: There may be circumstances beyond our control and contemplation, in which the property might not be available for your booking. Examples of these include, but are not limited to, destruction of or damage to the property. In the event of this, we will do our best to make alternative arrangements for you. If we cannot, or if the alternative arrangements are not acceptable to you, then we will refund all monies paid. This will be the full extent of our liability to you in such circumstances, and we will not be responsible for any other costs connected with any such cancellation, howsoever arising. I have read and understand the rules and regulations. I certify that I am at least 25 years of age and that I will be held responsible for the care of this property being rented under my name. I accept full responsibility for damages or extra cleaning charges, should they be discovered during or after departure. ###
