NEW OWNERS AND NEW MANAGEMENT: The beautiful wood front door opens onto a unique spiral staircase leading to the upper living area. The entire upstairs has been newly painted and decorated and features a newly updated kitchen and new furniture in the living room. The master bedroom features a new gel/memory foam king size mattress and new furniture. The second bedroom features 2 brand new full size beds and new furniture. All new furniture is from American Signature. All bedrooms feature new flat screen TVs.
The rest of the upstairs is an open floor plan with new living room furniture as well as a new 42 inch flat screen TV. We have Xfinity cable on all TVs and WiFi available if you want to use it. There is a brand new microwave and dishwasher. Both upstairs bathrooms have recently been updated as well.
The downstairs features an open floor plan with a living area which includes a queen sleeper sofa as well as the 3rd bedroom which has a king size bed, and its own full bath. The entire downstairs has been newly painted for an updated look. Note: Until July 2013, the downstairs bedroom is open to the living area. There is a privacy screen that can be used to make the bedroom a bit more private. We will be separating the bedroom with a wall in July.
There are two large sliding glass doors both upstairs and downstairs to allow you to enjoy the beautiful view of the clean canal through the lovely Mahogany trees. The trees provide shade all day long, so you can enjoy the deck any time of the day! There is also a balcony upstairs where you can sit and enjoy the view. There is a brand new gas grill for you to use to cook your 'catch of the day' or anything else you might enjoy.
There is a 37.5 ft dock with lighting and a fish cleaning table. There is even an outdoor shower. There is a large picnic table and various lounge chairs to enjoy the outdoors. Open water is only a short 5 minute boat ride to either the Atlantic or the Gulf side via Vaca Cut.
The Cabana Club is included with your rental which gives you access to their large heated/cooled pool, their own private ocean side beach, a fishing pier, game room and a full service lounge/bar.
If you have a smaller party (4 people) and don't need all that space, you can rent just the upper living area for a reduced price (the bottom will just be locked off).

I would not rent this property again. We encountered the following issues: 1. Dirty, soiled carpeting. We contacted the rental agency to have carpet cleaned because it was so soiled we did not want to walk on the carpet with our shoes off. 2. Master bathroom kept losing power. Had to have maintenance man in twice to address the issue. Although he changed out the electric outlet, it did not resolve the problem. 3. Dishwasher broke and required maintenance man to come repair. 4. Down stairs toilet kept running. Maintenance man came and "fixed it" but then it wouldn't flush. We eventually repaired it ourselves. 5. No outdoor lighting at the front door making it hard to see when returning after dark. 6. Down stairs sleeping quarters are not adequate for adults. We hung a sheet over the windows in bathroom to assure privacy. There is no door into the sleeping area making dressing in privacy impossible unless you went into the bathroom. 7. Furniture in basement was soiled, old and layout was not functional. 8. There was nothing available to clean with-no rags, cleaning solution, dishwasher detergent. Broom was old and dirty. We were able to vacuum. 9. Spiral staircase to upper level is inconvenient and impossible to get luggage up it. Rental is adequate for use if only the upstairs is used. The downstairs needs serious updating before charging for its use. Have been coming to Key Colony Beach for 25 years. This rental was a step below all other properties we've rented. Will not go back; would not recommend.Owner response: Thank you for your feedback. We are very sorry you didn't enjoy your stay at our home. We have limited space to respond here, but what we can say is that without your feedback we can't improve. We do appreciate your honest comments. When we bought the property last summer, we only had a total of about 3 1/2 weeks to make improvements and upgrade, so we decided to concentrate on the upstairs, which is the main living area. We do have plans to work on the downstairs this summer, and we will actually be addressing many of your comments. We will be building a wall to separate the bedroom area from the living area, as well as upgrading the furniture and adding/updating some of the blinds throughout the house. We had been informed shortly after you were there that there were issues with the cleaning crew that had been cleaning the house. We have since hired independent cleaning and maintenance people to help us keep up the house. We do apologize that the dishwasher broke and there were other issues that needed taking care of while you were there. Some of these are unforeseen, but we hope that the maintenance group we are now using will be responsive and will be able to tackle any of these types of unpredictable issues. We will be having them look at the bathroom outlets again to try to make sure the problem has truly been resolved. Finally, there are quirks with the house, that we saw when we bought it, but they are things that can't be easily changed (like the spiral staircase). We will post signs so that our guests will more easily be able to find light switches (we know the outside light switch is in a very odd place- outside near the front of the house), and that it is definitely easier to use the back stairs for bringing large items up to the main living area. We will also be talking to our property manager to make sure that they are on top of things before renters come in. We live over 1300 miles from our vacation property so must rely on others for our guest services. We hope that we have good representation, but it is reviews like yours that help us to make sure that we do have the correct people representing us, and making sure that our house is maintained to our standards. Again, we are sorry you had to deal with the issues you note, but please be assured that we are taking measures to not only act on your comments but improve the home so all our guests can be confident that they will have a good experience when they rent our home.

About the owner: We have been vacationing down in Florida for the last 13 years and for the last 10 have been coming to the Keys. We started diving back in 2003 fell in love with it. We love the great sea life as well as the wildlife topside. Pelicans are a particular favorite of ours. The color of the ocean and the tranquility of the beaches has just always made us feel like we were coming home whenever we came down, so we finally decided to officially make it somewhere we could call 'home.'
Why the Owner Chose Key Colony Beach:
We like the middle keys because they are centrally located. We can drive an hour in either direction for great diving in Key Largo (Pennecamp Park is world famous for diving) or great night life/dining in Key West. One of our favorite restaurants in Key West is El Siboney (cuban). The diving off of Marathon is actually really great too and where we tend to dive the most. We have almost always stayed in Key Colony Beach as it has so many amenities within walking distance and beautiful beaches all it's own.
The Unique Benefits at this House:
Coming down to the Keys has always made us feel like we were coming home, so we recently decided to make it official and buy our own piece of paradise to truly call home. This property has several unique features we really liked. The front entrance was beautiful and enters into the foyer with a unique spiral staircase. The back of the house has large sliding glass doors, top and bottom, which give you great views out to the fully decked back yard and canal. The Mahogany trees give us shade at all times of the day, so you can enjoy the deck almost all the time. From the upstairs you can look out and see the trees and the canal and not even see the neighbors across the canal. It is a really peaceful setting. The wildlife has been great as well. There is a great white heron who visits regularly and there are iguanas, geckos, anoles and various other lizards that are fun to watch. We've also seen some good size snapper, rays and a large Tarpon swimming in the canal. We can't wait to be able to see even more every time we get to go down there.
The relaxing atmosphere, access to beaches and quick boat ride to open water (Atlantic or Gulf) for diving or fishing are just ideal.
