Imagine your own cottage complete with a living room, bay window, looking onto amazing landscaping, a bed room with a most comfortable bed surrounded by a mural of butterflies, and plants. Awaken to birds flying and feeding right in front of the window, while the delicious coffee is brewing. This place is a 6 star. It is much more than a place to stay....it's an experience that heals the soul. If you are looking for a party house, this is not it. If you are looking for a functional and well appointed quiet space, on a park like land, this is the spot. And the owners are stellar humans.

My stay at Mulberry Cottage is a gift. A safe haven of peace and serenity, I was in need of a place I could collect my thoughts.... a sanctuary. Not only is it clean and comfortable, with artistic touches, and delicious treats, like cookies, chocolates and fresh flowers... there is something else.....the Hosts!!! JoAnn and Peter are such gracious people willing to help in any way, going the extra mile, smiling, friendly, available when needed... yet sensitive to know when to withdraw and give privacy. They couldn't have been more kind and without any reservation, I recommend Mulberry Cottage to anyone who can appreciate the natural garden beauty coupled with these exceptionally kind people!!!

We are very glad it was your sanctuary for a time. And we were very happy to have you. Thank you for your kind words. They mean a lot. Much gratitude - Pete & Jo

I have spent many days at the cottage. It is a place of respite for me. I love to bring friends here and we often talk about how we will experience the "cottage effect." The "cottage effect" is when our bodies calm down and we end up sleeping longer and better than usual. We often end up letting go of some of our sightseeing plans to just lounge and relax. The cottage is both conveniently located close to Sidney and Victoria, yet it also feels like a retreat in the country. Perhaps it is the quietness, or the hummingbirds coming to the feeder or the cherry blossoms beginning to bloom out the back window in the middle of February. I also thoroughly enjoy the 30 minute jaunt through the neighborhood, down the forest valley and out to a rugged, driftwood laden beach. It is an extra blessing to know that I will always be warmly received by the owners: Jo and Pete.

We're so glad you have had the 'Cottage effect' - again and again! Thank you so much for your review. You 'get' what we are trying to achieve.... a bit of reprieve from the busyness of life. Most kindest regards - Pete & Jo

We had a brief stay at the Mulberry Cottage -- if only we could have stayed longer! I have stayed here several times before, and have found the Cottage to be a perfect place to relax and rest. Warm, cozy, clean, and quaint -- so much more personal than a hotel room. Jo-Ann and Pete are fantastic hosts, so kind and delightful to talk to, and always willing to lend a helping hand. Nice touches: Chocolates and a tin of freshly baked cookies on the bed, a variety of books and magazines appealing to different age groups/interests, bathrobes to enjoy, and a lovely garden to gaze at -- complete with hummingbirds flitting about. Close to Swartz Bay Ferry and fun shops and restaurants in Sidney. This is a good place to get away from the business of city life.

Thank you for noticing all the details; done in the hopes of helping your stay be even more pleasurable. Means a lot to us. We wish you all the best - and look forward to your next visit - soon we hope! Take care. Pete & Jo

Overall, very disappointing. While we booked for 4 weeks knowing full-well it was small, it was advertised as a 1BR with room enough to accommodate up to 5 people, whereas it would more appropriately be categorised as a B&B and suitable for no more than 2 1/2! On the positive side, it was clean and in good condition, and Peter was amiable and did his best to rectify problems as they arose. Otherwise, several negatives: - the electricity went down repeatedly over several days during one week; - WiFi was never reliable due to persistent weak signal. - TV was a very small, very old model, the satellite connection was inconsistent, the channel-selection very limited. - no telephone. - only wire hangers. - no initiative taken to periodically maintain fresh linens/towels. - MUST have a car.

Owner response: Dear Brian & Jian, We are surprised at your review. You seemed very happy here. You seemed to appreciate the warm meal from the first night in our home - to a couple of weary travelers. And the next day, farm fresh breakfast items - because you were cold and it was rainy. Which was not included -since you had agreed to your one month, reduced price stay being treated as a 'rental' - and cleaning before and after. Yet - we supplied you with clean, fresh towels and sheets weekly, 2 housecoats, coffee, tea, goodies, wine, port, kitchen supplies, toiletries, hot-tub, etc.. - and friendly visits. Yes - the electricity went down - as did the Satellite. It was January - and winds were sometimes at 90 kms/hr. But, it was fixed within a day. Wi-Fi - there has never been a problem with it before. But - within minutes of you stating yours did not work - we connected you with another server - that you were able to use easily throughout your entire stay here. The satellite T.V. has several stations to choose from.... same set-up as our home. We advertise the Cottage is suitable for 2 people - but we have had up to 5 people staying there.... and they had no problem. There were even plastic hangers when you came.... they seem to be gone now. We have never offered telephone - and do not advertise that. And we had concerns regarding the size - with you staying one month - which was relayed to you at length in 2 long-distance phone conversations that we paid for. You relayed you had no problem with that. The T.V. is not large - but the picture is great - and the set is in excellent condition. With several DVDs to choose from also. Stereo, CDs, and radio. Many, many things that would not be included in a 'rental' situation. As you can see, we have acquired 12 - 5 star reviews over the last 1- 1/2 years. One was even a 6 star!! Since we are just recently in business - we really appreciate their feedback - and it helps our business to grow. Clients have written over and over again in the Guest Book - that they love staying here. 'Magical, quaint, restful, peaceful, spotless, thanks for the goodies' - are some of the terms used to describe Mulberry Cottage. Peter and I did our very best - and perhaps even more, for you and Jian. We do wish you could have let us know your complaints in person - instead of sending this review. It would have been much kinder. We feel perhaps you would have enjoyed an all-inclusive hotel better. Peter & Jo-Ann

I am writing this story to tell you about the good times I have had at Mulberry Cottage. My girlfriend and I wanted to come to Victoria to buy a set of boots for myself. I phoned around to many accommodations, and they all suggested staying at Mulberry because they were full. So I contacted Jo-Ann and made arrangements to come and stay. Maggie and I arrived and were greeted by Jo-Ann and her husband Peter. They were very warm to us, and we found a peace at the Cottage. Maggie and I stayed two days and left knowing that we would return in the future. We also had a good time with Peter and Jo-Ann. Maggie and I had a very good relationship with ourselves and with Peter and Jo-Ann. Maggie lost her life to a cancerous tumor in the brain recently, and is now at ease from all the pain she went through. I had a call from Jo-Ann – she suggested I come back to the Cottage and have some time to grieve, so I went. Peter and Jo-Ann have a good repoire with me and showed love and caring for me. I respect them greatly and stay in touch with them regularly and believe Mulberry Cottage has been a blessing to me and to all the people that go there. I hope your experience is as good or better than the times I have been there. Michael - July/2013 (Michael wanted me to post this.... as he could not. -Jo)

The Mulberry Cottage could not have been more wonderful with the exceptional friendliness and hospitality of Jo-Ann, Pete and her welcoming doggies!! We could not have asked for a more welcome respite from the bustle of the city at this peaceful retreat amidst the chirping birds, bamboo and hummingbirds coming to the bay window. Every special touch was included from the delicious home baked cookies greeting us upon arrival to the daily delivery of fresh tomatoes and Asian pears. We highly recommend this wondrous place to anyone looking for a delicious home away from home, while still having a close proximity to all the sights of Victoria. Thank you for a very special vacation for my visiting sister, partner and I, and we hope to come again soon!!

The Mulberry cottage was set up beautifully. The owners have an eye for detail and the place went way above our expectations. The gardens were peaceful and the hot tub was very relaxing. It was in a great location also. We really enjoyed our stay.

Our stay at the Mulberry Cottage was wonderful. We were close to Victoria yet away from the traffic and congestion. The streets provided lovely walking opportunities which also led to paths to the beach and wooded areas. The grounds were immaculate and full of beautiful plants that held seating areas which the guests were free to use. We used the BBQ and enjoyed getting to know our hospitable hosts as well as the surrounding areas.

                              Year Purchased: 2004

About the owner: Peter & Jo-Ann Hopkins purchased this property, shortly after they were married - and have done substantial renovations since inception. It has been a Labor of Love! Peter was a Clearance Diver with the Navy for 20 years - and has done Bomb Disposal work throughout the World, and as close as Calgary - both in the River and on Military Land, during 1998 - 2005. He is also trained as a Millwright - what he works at now - with Victoria Shipyards - repairing and a Consultant on ferries and submarines. Jo-Ann started her career in Accounting, then moved to being the only Bonded and Licensed female Car Broker in Alberta, then 21 years as a successful Realtor - both in Calgary and here in Victoria. A little note - she used to Barrel Race too. Jo just happened on this house during her career!! The Main home was built in 1931 - so both home and property have much Heritage character. The Cottage - in the back yard - overlooks the huge Mulberry Tree - hence the name 'Mulberry Cottage'. We have completely renovated the Main home and added an Addition (for Jo-Ann's Reiki treatment studio), also added an Addition to the Cottage (which used to be a bird aviary at one point....!) new circular driveway and brick walkways, new outbuildings, - and Pete finally got his Shop! We love visiting with our guests - from around the World.... and hope when you come - you will experience R & R. Jo-Ann is also a Reiki Master - and offers treatments in her home studio.

                              Why the Owner Chose Victoria:
We are located in an exceptional area - close to shopping and grocery stores, Lakes, and the Ocean. Also the ferries and the Airport. We have been told by several guests - the property is 'magical'. It has that English Country Cottage feel. A very safe and quiet area, with much flora and fauna.

The Unique Benefits at this Cottage:
We have a 1/2 acre secluded property - but close to all amenties. The best of both worlds! We love the peace of the gardens, the country road out front - that people walk constantly. And the proximity to the lake and Ocean - is so close - you can walk to either. The trees on the property are very stately and beautiful. They attract many birds (and squirrels!). If you like Nature - you will love this.
