About this property

Charming quiet barn conversion near the sea at Budle Bay, Waren Mill

Cove Cottage is a converted barn which is located very close to the sea at Budle Bay in the small hamlet of Waren Mill. It is part of a group of 4 properties set around a shared courtyard called Smugglers Court. It has a quiet outdoor seating area with table and chairs, which is a suntrap and ideal for enjoying the sunshine. The courtyard is enclosed but is shared with the other properties and so it is not possible to guarantee that a gate will not be left open by other residents. There is a covered bike store at the back, with 2 heavy duty hooks for securing your bikes.

The cottage is furnished and equipped to the same level as our own home, so you can be assured of cleanliness and comfort. Relax on our comfortable large corner sofa and enjoy the plentiful fluffy towels and crisp hotel quality cotton sheets.

Cove Cottage is an upside-down house with the living area and kitchen on the first floor to take full advantage of the wonderful exposed original barn beams. On the first floor is the open plan kitchen/ dining area with fully fitted oak kitchen complete with electric fan oven and grill, induction hob, extractor, microwave, toaster and dishwasher and fully equipped with everything you need. The cupboards are packed full of all the crockery, cutlery, pots and pans, glass- and ovenware and kitchen utensils for all your cooking needs. There is an extending oak dining table with seating for four.

The lounge area has original oak beams, a corner sofa and various pieces of oak furniture. For the cooler days there is a cast iron log burner-style electric fire. Radiators in all rooms provide a cosy environment, no matter what the weather. Cove Cottage is exceptionally warm and cosy in winter, you will certainly not feel the chill.

There is a well-stocked bookcase with fiction and non-fiction books as well as a good selection of DVDs and CDs for you to enjoy on your holiday. The cottage has a flatscreen freeview smart TV with catch-up services such as BBC iPlayer as well as a DVD player. We also have a Sony PlayStation PS3 games console with Move controllers, complete with a large selection of games for the whole family. You can access Netflix on the smart TV, which gives you a huge selection of current shows, box sets and films.

On the ground floor there are two bedrooms, one with twin single beds with recent pocket sprung/memory foam mattresses and one with a comfortable king size bed with a recent Hypnos pocket sprung mattress. Both bedrooms have plenty of wardrobe and drawer space. There are hairdryers and bedside lamps in each bedroom. Also on the ground floor is the family bathroom, complete with period features and roll top bath, which has a powerful over-bath 10.5kW electric shower with air boost.

There is fibre broadband and wifi at the cottage (approx. 35 Mb, so you can stream and download without interruption) and we have provided our guests with a landline phone with honesty box, as mobile signal can be variable on some networks but is getting better as new masts are installed in the region.

There is off-road parking for one car in the courtyard down the side of the cottage, with further parking for additional cars available outside the courtyard. Please note that no cars can be parked in the main courtyard in front of the houses (this applies for all the properties in Smugglers Court) except when you are just taking things in and out of your car. This leaves the courtyard as an open space for everyone to enjoy.

If you want to experience the stunning beauty of this area whilst enjoying the quietness and comfort of Cove Cottage, then this is the place for you. There is a footpath up the side of the field behind the cottage, just cross over the road (to Belford) and go through the farm gate and then walk up the hill to get stunning views over Budle Bay.

Northumberland still remains one of the best undiscovered places of natural beauty in the UK, steeped in history with many wonderful castles and historic houses, sweeping expanses of beaches with dunes, Holy Island, Hadrian's Wall and the wild Cheviot Hills to name but a few. Boat trips leave Seahouses daily for the Farne Islands, weather permitting.

Below we have listed a little of what's on offer in the Northumberland area and you will receive a detailed email complete with local information before your stay:

Walk from the cottage over the bridge to Budle Bay, which is part of the Lindisfarne nature reserve. This is a very popular bird watching spot and it is right on your doorstep. The lovely village of Bamburgh is only 2 miles and there are various public footpath routes with stunning coastal and inland views. We are also just a few miles by car to Holy Island, Alnwick Castle, Berwick-upon-Tweed and many other beautiful spots along this lovely coastline. The vast and usually deserted Ross Sands are just a couple of miles north from Cove Cottage.

Excellent return visit
This was our third visit to Cove Cottage, which is in itself a testament to the quality of the accommodation. Also really well placed for visiting Bamburgh and other attractions. Not our last visit, we’ll definitely be back again!

An excellent choice for a holiday
Four of us and our baby grandson enjoyed a wonderful week here in May. The property is comfortable and very well-equipped with thought given to everything you could need and it is spotlessly clean. It's in a good, quiet location within a short walk to the bay with its rich bird-life and a short car ride to some of the UK's best beaches. Highly recommended.

Top of the Range Establishment - A Real Gem
The listing description for Cove Cottage accurately reflects the location, layout and facilities available. Regarding the facilities available, I can say that there is absolutely nothing lacking for the discerning holidaymaker. The recent old Award that this self catering cottage has been given is richly deserved. The property is spotlessly clean and very well maintained. The owners, Anne & Brian provide excellent customer service. On each of our visits a welcome card and bottle of wine have been awaiting our arrival, and on each occasion Anne has telephoned us to check that we had arrived safely and that everything was to our liking. I would unreservedly recommend this property (indeed I already have done) to any of my friends and relatives. Budle Bay, offers unlimited opportunities for birdwatchers. Approximately two miles south are golden sands at Bamburgh, which is suitable for surfing, kite flying, walking, swimming etc. Attractions in Bamburgh: RNLI Grace Darling Museum, Bamburgh Castle and St Aidan’s Church. We visited Berwick upon Tweed: historic Elizabethan walls, KOSB Museum, Berwick Borough Museum & Art Gallery, the Maltings Art Centre [live theatre, films, art etc] – excellent pre theatre meals (you don’t have to patronise the theatre to eat!) The Barn at Beal for a meal. - First rate food & a warm welcome from mine host. Holy Island: Priory and the Lindisfarne Museum, Castle, Heritage Centre, Gospel Garden, Mead Factory, historic church, wonderful walks and opportunities for bird watching. The Crown and Anchor pub serves first rate meals and is “dog friendly.” Seahouses: take a boat trip to the Farne Islands, (Atlantic Grey Seals and a variety of birds depending on the time of year you visit.) Low Newton by the Sea is a quaint little village consisting of three sides of a square with cottages owned by the National Trust, and an Inn called the Ship which serves superb food, and is “doggy friendly.” The pub is very busy during the holiday season – be warned! Dunstanburgh Castle, & one mile south of the castle is the village of Craster, renowned for it kippers. Alnwick - the castle (Hogwarts School in the Harry Potter Films!), Alnwick Garden with its tree house restaurant – good meals served here, and Barter Books – probably the largest second hand bookshop in the country. Warkworth - a splendid castle, picturesque main street with an ancient bridge at the northern end of the village. We also had a Border abbey trip!

We have owned Cove Cottage since March 2016 and we want you to have a wonderful holiday in our lovely cottage, which we also use for our own little bit of heaven next to the sea. We consider the cottage to be an extension of our own home, so the furnishings and equipment are of a higher standard than you usually find in a holiday home. Our aim is to make your visit as comfortable as possible and hopefully you will leave feeling you have had value for the money you have spent. We get great pleasure from the comments in our visitors book from satisfied guests.

Why they chose this property

Cove Cottage will be our dream retirement home, but until then we are very happy to share it with you for your own holidays. It is just a short walk to Budle Bay, which is the start of a picturesque beach walk to Bamburgh. Waren Mill is a quiet secluded little hamlet, perfect for getting away from it all.

What makes this property unique

The cottage is in the most scenic area of the Northumberland coast, you won't find a better area as a holiday base, we have so many comments from guests saying a week is not enough, many return on a regular basis each year. Not only do you have the immediate area but for miles around in all directions, beauty and history is everywhere.
