                        This is an AWESOME property! The description and photos give a very accurate description of the property. This house has recently been redone and is beautifully appointed. It's very nice because the living area separates the two bedroom/bath areas, making it perfect for two couples. The property is well lit inside and out, it is in a very nice neighborhood only minutes from downtown and the airport. The outdoor pool and hot tub are beautiful, so is the landscaped yard, complete with an outdoor grill sporting its own light for grilling in the dark. The owner and the caretaker were both very pleasant and willing to help with any questions. I would definitely recommend this property to anyone needing a place to stay in Palm Springs. If you are looking for restaurants try Lulu's or the Kaiser Grille; good Mexican food at LasCasuela's, we tried the Original downtown, there are several other locations in the area. Thanks for letting us enjoy your wonderful property!

                        Evcectional property. Perfect for 2-4 guests. The owner has thought of everything you might need to make your stay enjoyable.We had a ball. Would love to comeback for a month next year.

                        The owner of this house thought of everything for the guests. The kitchen is fully stocked and we do a lot of cooking so we were very happy with that. The house is brand new and very clean, with wonderful bathrooms and a lovely pool. the way the hot tub is set up to circulate the pool, when not is use was brilliant (warm, so get the heating option). Everything is labeled so when you go to turn on a fan you know which one it is! The towels were lovely beds new and very good quality and we even had toiletries left for us, shampoo, Q-tips, make up removal cloths...The owner left us OJ, coffee and muffins for the next morning, nice touch. I highly recommend staying here, you are right in town and close to everything Palm Springs has to offer.

                      Cancellation policy:

                      Rental Contract 562 Monterey Road, Palm Springs, CA 92262 1. INSPECTION – The Landlord has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the Tenants violate any of the terms of this agreement, the rental period shall be terminated immediately. The Tenants waive all rights to process if they fail to vacate the premises upon termination of the renal period. The Tenants shall vacate the premises at the expiration time and date of this agreement. 2. CHECK-IN TIME IS 3 P.M. PDT AND CHECK OUT IS 11 A.M. PDT. NO Early Check-ins. Late check-out up to 3 hours is an additional $50, or between 3-6 hours is an addition $90. 3. This is a NON SMOKING house. No smoking in the house or on the property at any time. 4. DAMAGE/RESERVATION DEPOSIT – A damage deposit of $1000.00 is required. The damage deposit automatically converts to a security/damage deposit upon arrival. The security/damage deposit is NOT applied toward rent; however, it is fully refundable within thirty (30) days of departure, provided the following provisions are met: a. No damage is done to the house or its contents, beyond normal wear and tear. b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. c. All debris, rubbish and discards are placed in refuse containers outside and soiled dishes are placed in the dishwasher and cleaned. d. All keys are left in the house and door locked behind you. e. All charges accrued during the stay are paid prior to departure. f. No linens are lost or damaged g. Utility (Gas & Electric) use are within paid range limits. h. NO Early check-in or late check-out beyond specified times. See item number (2) 5. PAYMENT – An advance payment equal to 50% of the rental rate plus cleaning, pool heating and taxes plus the full security deposit is required within two (2) days of booking the reservation. The advance payment is not a damage deposit. The BALANCE OF RENT is due Sixty (60) days before your arrival date. 6. CANCELLATIONS: A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date are subject to a 5% Cancellation fee or $50 whichever is greater. Cancellations or changes that result in a shortened stay or that are made within 60 days of the arrival date forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit. I suggest taking advantage of the Cancellation Protection and Carefree Rental Guarantee offered by Reservation Manager upon online payment. 7. MAXIMUM OCCUPANCY – The number of guest is limited to (4) persons. Additional guests not allowed and nondisclosure may result in the forfeiture of the lease and immediate eviction with no refund. No sublet is allowed. 8. NEIGHBORS – The Tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. No horseplay allowed at any time. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises. Quiet hour starts at 10 PM and Pool and outdoor noise should be kept to a minimum. Any disturbance resulting in a call to our offices from a neighbor or the Palm Springs Police will result in a minimum $200 charge toward your security deposit, up to and including forfeiture of your lease with no refund. NO AMPLIFIED SOUND OF ANY KIND IS PERMITTED OUTDOORS BY THE CITY OF PALM SPRINGS. 9. NO DAILY MAID SERVICE – While linens and bath towels are included in the house, daily maid service is not included in the rental rate. The pool is serviced twice a week. Weather caused debris is the responsibility of tenant. Additional Pool cleanings are at the tenant’s expense. 10. TRASH – The Tenants shall dispose of all waste material generated during the rental period in a lawful manner and put the trash in the bins by the garage. Recyclables go into the BLUE bin ONLY! Pick up is on Monday and Thursday. Recyclables (BLUE bin) are picked up on Mondays. 11. RATE CHANGES – Rates are subject to change without notice until the rental and damage deposit are received and checks clear. 12. FALSIFIED RESERVATIONS – If your booking was made under false pretense, including, but not limited to, a falsified name, age or size of party, and or bringing unauthorized dog(s) or other animals, you will be subject to immediate eviction and forfeiture of all amounts paid. 13. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance. 14. PARKING – Parking is limited to two (2) vehicles. Vehicles are to be parked in designated parking areas only. Access to the garage is for longer stay guests only and is agreed upon prior to stay. Any illegal parked cars are subject to towing; applicable fines/towing fees is the sole responsibility of the vehicle owner. Work style trucks or campers/trailers/motorhomes are NOT allowed at any time. For the protection and security of tenant(s) and property, tenant(s) are aware that a closed circuit camera is installed in the driveway area (and just the driveway area) under applicable local, state and federal laws. 15. INCLIMATE WEATHER or other acts of nature: No refunds will be given. 16. PERSONAL INJURY OR LOSS – The Tenants and Tenants’ Guests shall herby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Tenants expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenants, and that Tenants should purchase their own insurance for Tenants and Guests if such coverage is desired. 17. FEES – Tenants agree to pay all reasonable costs, attorney’s fees and expenses that shall be made or incurred by Landlord enforcing this agreement. 18. OCCUPANCY – Tenants expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Tenants do not intend to make the property a residence of household. 19. OUTAGES – We occasionally outages that are beyond our control. We report outages as each occurs. No refunds or compensation will be given for any outages. 20. SALE – If the property should go on the MARKET FOR SALE, it may be shown to qualified buyers during the Tenants’ stay. Every effort will be made to schedule the following at a convenient time and not interrupt the Tenants’ vacation. Tenant shall allow reasonable viewings of the home between 10 am and 4 pm, present or not. 21. HVAC & Utilities – Tenant agrees that the Air Conditioning shall not be set below 76 degrees and heat shall not be set above 78 degrees and that the fan setting shall be “Auto”. Doors and windows shall be closed when either heat or air conditioning is in operation. Lowering the temperature in the hot months do not produce cooler air; it only makes the unit run longer and may cause it to freeze-up, breakdown or otherwise quit working. The rental Rate is inclusive of gas, water, and electric. Pool heating is additional. 22. POOL & YARD MAINTENANCE WITHOUT NOTICE – this home is privately owned and the owner coordinates pool and yard services. If you are in residence the day of service, please remember that these service persons will show up unannounced on their schedule. It is not possible to predict what time of day these vendors will arrive. 23. SMALL DOGS – are considered (must be clean, healthy, well behaved/good temperament and house broken). Once approved, a fee of $125 per dog per week (fee is charged in advance on a per week basis regardless of length of stay) . Maximum of two (2) dogs. Your dog(s) should be walked off property. Palm Springs City ordinance requires you clean up after your dog. a. All pets must comply with the following specifications (documentation from an accredited veterinarian must be provided by Guest upon request): i. May not exceed 20 lbs. ii. Must be at least 2 year(s) of age or older. iii. Must be spayed or neutered. iv. Must be up-to-date on rabies vaccinations and all other vaccinations. Heartworm preventive is highly recommended. b. All pets must be leashed at all times. c. Must be house broken. Guest is responsible for cleaning up any/all pet refuse. d. Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees. e. All pets are to be treated with a topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. f. Pet must not cause damage to premises or furnishings. If damages are caused, the cost of the damage may be deducted from security deposit. g. Guest should prevent pets from producing excessive noise at a level that disturbs neighbors. h. Pet will not be left unattended for an undue length of time, either indoors or out. i. Homeowner assumes no responsibility for illness or injury that may incur to pets or humans while on the premises. j. The Guest shall be solely responsible for the pet while on the property. 24. AGREEMENT – BY RESERVING THE HOME AND PAYING THE FEES TENANT AUTOMATICALLY AGREES TO ALL TERMS AND CONDITIONS AS OUTLINED ABOVE.
