A classic mid century brick home in the heart of some of the best restaurants and night life in Portland. The comfortable home sleeps six with a sunny patio to enjoy, and peaceful yard with a giant Deodora cedar tree.
You’ll be located at the junction of 28th and Belmont on a picturesque residential street, with easy access to the Belmont district, 28th Avenue “Restaurant Row”, Burnside, Hawthorne and Division St/Clinton districts. If you are comfortable walking, cycling, and taking the bus you don’t need a car. The bus 15 is a block away, and takes you downtown, and to the Pearl District and NW 23rd, and connects with the light rail system (MAX), in the other direction it takes you to Mt Tabor Park. It takes about 45 minutes to walk the 2.2 miles to downtown’s Pioneer Courthouse Square along a pleasant route. Laurelhurst Park and Colonial Summers Park are each within 10 blocks. Whole Foods, Zupans, and Safeway grocery stores are all within 10 blocks.
The specifics ... this mid century duplex was designed by the architect who lived next door, for his son. The units are side by side, and sited on a peaceful 14,000 sq ft lot. The large yard provides a peaceful retreat in the heart of the city. The current owners live in the other half of the duplex, and are happy to be a resource for information and advice on your stay in Portland. The home is approximately 1000 sq ft with 2 bedrooms on the main floor, one has a queen sized bed, the other a double. Upstairs is a bedroom with 2 twin sized beds. The bathroom is on the main floor opposite the bedrooms, and at the base of the stairs from the upstairs bedroom. The main floor has hardwoods throughout. The living room has a couch and several chairs and opens to a sunny front porch sitting area. The dining room has a table that sits six. There is a flat screen TV with network and internet TV. A stereo system hooks to your computer or MP3 player. WiFi is available. There’s a full kitchen with all the basics to cook for your self but with all the fun food choices in walking distance you’ll be tempted to eat out. The basement provides bike storage, and a shared laundry area. There is central gas forced air heat. No air conditioning, but window ventilation keeps the home comfortable on all but a few days of the year.

This property is a true gem. The interior is clean and filled with light. The yard is lush and well-kept. The neighborhood is filled with fantastic cafes and interesting shops. There are great parks nearby for a jog among the trees or a trip to the playground with kids. It's easy to navigate the local neighborhood and the larger city by public transportation. The owners are a delight. My only sadness is that once others discover this property, it won't be available for us the next time we come to Portland! Truthfully, I cannot recommend this property highly enough.Recommended for: Age 55+, people with disabilities, tourists without a car, romantic getaway, families with teenagers, families with young children, girls getaway, sightseeing.

My wife, 4 year old son, and myself had a fantastic stay the house while on business in Portland. The owner coud not have been more accommodating. The house was clean and comfortable with all the amenities that we needed... including internet, cable and a washer and dryer. The neighborhood is also fantastic with great restaurants, shopping, bars, and playgrounds all within walking distance. all in all a superb experience.Recommended for: Age 55+, tourists without a car, romantic getaway, families with young children, girls getaway, sightseeing.

Rental Agreement This Short Term Rental Agreement (the “Agreement”) is made by and between Laurie Kovack (“Landlord”) and (“Responsible Guest”) as of the date of first possession (check in date). For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1. Property: The property is located at 740 SE 28th Avenue, Portland OR 97214 The property is furnished, including but not limited to a range, refrigerator, dishwasher and basic cooking equipment, as well as china, linens and towels for six guests. The property has three bedrooms, one of which contains a queen sized bed, another a double bed, and the final, two twin beds. 2. Rental Party: The “Rental Party” shall consist of the “Responsible Guest” and the following persons: All occupants that will be staying at the property shall be listed here, or on the online rental confirmation. 3. Maximum Occupancy: The maximum number of guests is 6 persons, regardless of age. 4. Term of the Rental: The Rental begins at 4:00 p.m. on (the “Check-in Date”) and ends at 11:00 a.m. on (the “Checkout Date”). No early check-in or late checkout, unless otherwise agreed in writing between the parties. 5. Criteria: The “Responsible Guest” signing this agreement affirms that he or she is at least 25 years old, that no guests in the Rental Party have ever been evicted from a rental property, and that no guests in the Rental Party have any criminal history. 6. Rental Rules: The Rental Party including any parties invited onto the Property by the Rental Party will abide at all times by the Rental Rules attached to this Agreement as Exhibit A 7. Access: Guest shall allow Landlord reasonable access to the property for purposes of repairs, maintenance, and inspection. 8. Rental Rate and Fees Rental Rate: as quoted for the dates listed, plus applicable taxes. Security Deposit: $500.00 refundable within (7) business days of your departure, provided the following is true and correct: The Rental Party has a. Caused no damage to the property, including its contents, beyond normal wear and tear. b. Caused no loss or damage to household items. c. Placed all debris, rubbish and any other discards in refuse containers outside, and soiled dishes in the dishwasher. d. Locked the house doors and returned the keys through the mail slot in the front door. e. Allowed no person other than those set forth in section 2, above, to spend the night in the Property. Damage or losses will be the responsibility of the Guest. 9. No one of the Rental Party will bring, or allow to be brought, onto, stored on, buried on, used on, or emitted or released from the Property any Hazardous Substances in violation of any applicable environmental laws. 10. No person in the Rental Party, nor their guests and invitees shall make or permit any disturbing noises on the property or the common areas. Radios, televisions, stereos, musical instruments, appliances, or any other noise producing devices shall not be played, permitted to be played, or used so as to to be audible without the property between the hours of 9:00 p.m. and 9:00 a.m. and shall not be played or permitted to be played so as to disturb Landlord or adjacent property owners at any time. 11. Indemnity. Landlord will not be liable for any damage or injury of or to any member of the Rental Party, their guests, invitees, agents or employees or to any other person entering the Property. Guest will indemnify, defend and hold Landlord harmless from any claim, loss or liability arising out of or related to any act or omission by any member of the Rental Party, and by any person who comes on the Property at the invitation or with the acquiescence of any member of the Rental Party. The Rental Party assumes all risks of loss, including the loss of or damage to personal belongings or valuables 12. Cancellation Policy: If Guest needs to cancel his or her reservation, Landlord will refund all of the Security Deposit and some or all of the Rental Fee as follows: • 100% of the Rental Fee if written notice of cancellation is received by Landlord at least 30 days prior to the check in date. • 50% if written notice of cancellation is received by Landlord after the 30th and before the 15th day prior to the check in date. • 25% if written notice of cancellation is received by Landlord after the 15th day and before the 7th day prior to the check in date. • No refund of the Rental Fee will be made if written notice is received by Landlord less than 7 days prior to the check in date. In any event, if we are able to re-rent the property for all or some of the cancelled dates we will give you a full refund prorated by the number of days the property is actually re-rented. 13. Insurance: We encourage all renters to purchase travel insurance. Information regarding traveler insurance can be found at www.VRBO.com, and www.InsureMyTrip.com, and many other locations. 14. Fraudulent Reservations: Any reservation obtained under false pretenses or obtained on the basis of a misrepresentation of any criteria required for renting will be cancelled, the Rental Party will not be permitted to check in and all Security Deposits or Rental Fees paid will become the property of the Landlord without any obligation to refund the same. Smoking is NOT allowed on the property. 2. Pets are NOT permitted on the property. 3. Keep the property and all furnishings in good order. 4. Only use appliances for their intended uses. 5. Parking: Off street parking is limited to one vehicle. The off street parking place is in front of the right hand stall of the garage at the south end of the property. Vehicles must be parked so that the driveway is clear for another vehicle to pass at all times. Any incorrectly parked cars are subject to towing; applicable fines and or towing fees are the sole responsibility of the vehicle owner. 6. Housekeeping: There is no daily housekeeping service. Should you desire daily housekeeping, it is available for an additional fee. There is a free self service laundry in the basement for your non-exclusive use. 7. You may NOT use the fireplace. 8. The plumbing system is sensitive. DO NOT FLUSH anything other than toilet paper. No feminine products, diapers, baby wipes, personal facial or body wipes nor any other non-toilet paper products should be flushed at anytime. If it is found that feminine products, diapers, or products other than toilet paper have been flushed, and clog the plumbing system, you will be charged the cost of repairs. 9. Laundry: A washer and dryer are available for your use in the basement. 10. Garbage and Recycling: Garbage and recycling are picked up on Tuesdays. Garbage and recycling should be emptied to the outside containers as needed. Garbage goes in the olive green container, recycling goes in the blue container, and a combined yard waste and compost goes in the bright green container, these containers are located at the parking area near the north end of the property. 11.No Parties. No more than 8 people are allowed on the property at any time unless the parties have agreed otherwise in writing. 12. Food Consumption. We ask that people eat in the kitchen or dining room. Please don’t eat in the bedrooms. 13.Cleaning on Check Out: Please leave the home in the same condition you find it, with the exception of the linens, which will be laundered and replaced by the owners. 14.Written Exceptions: Any exceptions to the above mentioned policies must be approved in writing in advance.

This is a great spot to live, and to appreciate the best of what Portland has to offer. Once we are home at the end of the work day we can ditch our cars and walk to everything we need, great grocery shopping, seasonal farmers markets, parks, restaurants, bakeries and dessert spots, bars, and nightlife. There is more to do in our neighborhood than we have time to enjoy.
