This unit had been booked for a full year but unfortunately our tenant lost his job before his lease began. We now have many unexpectedly open dates!
We charge no 'cleaning' fees and no security deposit (this is replaced by a small property insurance fee offered by VRBO). Payment is 25% at booking and the remainder is due 10 days prior to arrival.
Condo contains: 2 bedrooms, each with a bathroom and walk-in closet. Ceiling fans in all rooms. Granite countertops, travertine floors in kitchen and master bath. Screened porch the length of the unit with large sliding doors from both the living room and master bedroom with spectacular sunsets nightly. Comfortable wicker furniture plus a 2 person swing on the porch. High-end furnishing throughout plus all linens and home goods needed to make for a great visit.
One designated parking spot plus plenty of visitor spaces. Pool, tennis courts plus close by boat and jetski rentals. Osaka Chinese/Sushi restaurant and the Galway Hooker Irish Pub within walking distance.
The Vineyard Point Yacht and Tennis Club has a true resort feel. Playgrounds and walking trails are located on the premises and also across the street at Robbins Park Nature Preserve.

Located in the Vineyard Point Yacht and Tennis Club, you are already in a resort. There is a pool, marina and tennis courts all within a short walk. Relax in a fully remodeled, beautifully furnished two bedroom condo on the shores of Lake Norman - close to the shops and restaurants of Birkdale Village and Birkdale Golf Course. You are close to Lowes Headquarters and Maguire Nuclear Plant with downtown Charlotte just 20 minutes away. Rent a jet-ski or power boat at nearby Kings Point Marina or have a pontoon boat delivered right to the marina and picked up later by LKN Pontoons. Visit the White Water Rafting Center, the huge Outlet Mall plus Charlotte Motor Speedway in Concord, the NASCAR Hall of Fame and don't forget the many Race Shops that dot the area. The Lazy 5 Ranch, located a few minutes north in Mooresville, NC is a drive through wildlife park and petting zoo. Kids and adults alike both love it. While in Mooresville, stop in at the Pitstop indoor go cart race track for some added thrills. Just west of Cornelius in Belmont, you will find Botanical Gardens, Belmont Abbey and great antique hunting in a quaint little town that time forgot. If you are visiting at Christmas, Belmont is also know for its spectacular Christmas lights - crowds come from miles around to visit every year. In next door Huntersville, be sure to also visit Latta Plantation which is home to the Raptor Center and in the fall be sure to visit the 'Amaizing Maze' at historic Rural Hill Farm just down the street. Rural Hill Farm is also home to the annual Highland Games, a Scottish bagpipe festival. TERM OF OCCUPANCY AGREEMENT for 17519 Tuscany Lane, Cornelius, NC 28031 Leased Premises Management hereby leases to Tenant the premises described below: 17519 Tuscany Lane, Cornelius, NC 28031 The Premises also include: Fully furnished with amenities and Designated Parking Space: # 18 plus dedicated guest spots. Use of pool and tennis court facilities. No Notice to Terminate at the end of the fixed term is necessary unless otherwise agreed in writing. If Tenant desires to retain possession of the premises after expiration of the fixed lease term, Tenant may request permission of owner/agent in advance, provided premises are available beyond original lease date. Tenant and Manager shall continue to be bound by the terms and conditions of this lease on a month to month basis provided permission is granted. Security Deposit If a Security Deposit has been requested by management and paid by tenant, it will be returned immediately upon inspection of the unit, typically within 1- 2 business days. Eviction/ Holding Over A. Manager may evict any Tenant from the premises or undertake other legal action to regain possession for any substantial breach of the lease. There will be no refund of any amount paid if tenant is evicted due to breach of this lease. B. If Tenant does not leave at the end of the lease term, regardless of the reason, Manager, after making every effort to notify Tenant, may remove Tenant’s belongings. Manager will exercise reasonable care in moving and storage of Tenant’s belongings. Occupancy No more than 4 persons may reside in the leased premises. No Tenant shall allow guests to stay upon the premises without written consent of Manager. Use Tenant shall use the premises for residential purposes only. Tenant agrees not to engage in or permit any household members, relatives, guests, invitees or agents to engage in any unlawful use of the dwelling unit, common areas or grounds. Utilities Water/Sewer: Included Trash Pick Up: Included (Instructions will be provided by Owner/Agent) Electricity: included Heat: included High Speed Wireless Internet: Included Cable Television: Extended Basic Included Per Stay or Monthly Unit Cleaning: $50.00 Privacy Tenant shall permit Manager to enter the premises at reasonable times and upon reasonable notice for the purpose of making necessary or convenient repairs or reasonable inspections, or to show the premises to prospective residents, purchasers, or lenders. Entry may be made without prior notice only if Manager reasonably believes that an emergency exists, such as a fire or broken water pipe, or that the premises have been abandoned. Locks Tenant shall not change, alter, replace or add new locks without written consent of Manager. Any locks so permitted to be installed shall become property of the Manager and shall not be removed by Tenant. The Tenant shall promptly give a duplicate key to any such changed, altered, replaced or new lock to Manager. Notice of Absence from Unit (Longer term lease) Tenant shall notify the Manager in writing if the dwelling unit will be left unoccupied by at least one adult household member for a period of longer than 7 days, and shall advise Manager how to contact Tenant during such period. Assignment/subleasing/release Tenant may not, under any circumstances, assign this lease or sublet any portion of the leased premises, for any part or all of the term of this lease. Noise and Nuisance Tenant agrees not to make any excessive noise or to create any nuisance such as will disturb the peace and quiet of any and all surrounding neighbors. HOA rules require reasonable quiet after 10pm. Rules and Regulations Tenant agrees to abide by all rules and regulations in effect at the time by the management and/or the appropriate neighborhood HOA when signing this lease (a copy of which is attached to and hereby made part of this lease) and to any and all amended rules or regulations, and any rules which may be passed during the residents occupancy by the management or HOA. Check-In/Check-Out Sheet A check-in/check-out sheet may be attached to this lease. If one has been attached, please complete and sign this form just prior to exiting the Property for the final time in order to help protect both parties. Furnishings Premises are fully furnished, a separate inventory of the furnishings, including their condition, may be attached to the final copy of this lease. Both parties should complete and sign this form upon arrival in order to help protect both parties. Repairs and Maintenance A. Contact your Owner/Agent (Linda Gillman at 704-641-6729 first if your condo needs repair. For immediate emergencies (flooding, etc.) if you are unable to reach the Owner/Agent, each residence is provided with 24hr. emergency numbers. FOR FIRE AND ANY LIFE THREATENING EMERGENCIES, CALL 911 FIRST. In all cases, please leave a message with your Manager after first calling for emergency help. B. Manager shall be responsible for payment of any costs of such repairs unless the repairs were necessitated by the negligence or willful acts of the other party to this lease. If Tenant believes repairs are necessary, Tenant should contact owner/agent and request such repairs. C. Tenant shall not make repairs without prior written consent of Manager except in extreme emergency conditions (flooding, etc.). D. Tenant shall pay reasonable charges (other than for normal wear and tear) for the repair of any damage to the premises or common areas caused by the negligence or willful acts of Tenant, members of Tenant’s household or guests. Excessive damage to the premises by Tenant, members of Tenant’s household or guests shall be grounds for immediate eviction and, in extreme cases, legal action. Alterations to Premises Alterations to premises of any kind are not allowed. In the case of a long term lease, should tenant desire a specific change to the premises, a written request may be sent to the Manager. Pets No pet are allowed. Smoking THIS IS A NON-SMOKING RENTAL. TENANTS AND GUESTS MAY SMOKE ON THE OUTSIDE DECK. Ashtrays, if not provided with the unit, are available on request. SECURITY DEPOSIT WILL BE FORFEITED if signs of SMOKING OF ANY KIND are detected inside the unit. Insurance and Owner/Agent Liability Owner/Manager’s insurance does not cover Tenant’s personal possessions in the event of loss or damage due to fire, windstorm, flood, theft, vandalism, or other similar cause. Manager and Tenant further agree that Management will not be liable for any damages, injuries, or losses suffered by Tenant or Tenant’s guests and/or property, caused by other residents or persons unknown including theft, burglary, assault, vandalism or any other crimes. Manager shall not be liable for personal injury or damage to or loss of Tenant’s personal property (furniture, jewelry, and clothes, etc.) from fire, flood, water, leaks, rain, hail, ice, snow, smoke, explosions, interruptions of utilities, or acts of God. Manager will not be responsible for damage or spoilage of food or any other item that may be caused by the malfunction of any appliance on the rental premises. Manager strongly recommends that Tenant secure Tenant’s own insurance to protect against all of the above events. If Tenant desires to insure personal possessions or to insure against Tenant’s personal liability, renter’s insurance should be obtained. Attorney’s Fees In the event of any legal action concerning this lease which results in a judgment, the losing party shall pay to the prevailing party reasonable attorney’s fees and court costs to be fixed by the court. Liability Tenant will only be liable for the injury to any person or damage to any property caused by the negligence or willful acts of Tenant. Manager will only be liable for the injury to any person or damage to any property caused by the negligence or willful acts of Manager. Waiver Any waiver by either party of any breach of any provision of this lease shall not be considered to be a continuing waiver or a waiver of a subsequent breach of the same or a different provision of this lease. Severability The enforceability of any provision of this lease shall not affect the enforceability of any other provision or provisions. Joint and Severable Liabilities If this lease is agreed to on behalf of Tenant by more than one person, then the liability of the persons so signing shall be joint and several. The language ‘joint and several’ means that if more than one person has agreed to the terms of this lease then each of these persons individually and all of these persons collectively are fully responsible for fulfilling all of the obligations of this lease, except where expressly otherwise agreed between Manager and Tenant. For example, one person agreeing to the lease may be liable for any or all damages to the premises, even if caused by another person agreeing to the lease, and one person agreeing to this lease is liable for the total amount of rent due, even though other persons have also agreed to the lease.

About the owner: We have lived all over the country but knew we had found the ideal spot to settle down when we arrived in the Lake Norman area. There is something happening somewhere in the area every night but it is just as pleasant to sit and watch the sunsets which are often breathtaking.
Why the Owner Chose Cornelius:
We originally purchased this unit as a home for our grown son to rent from us. When he bought a home of his own we used this unit as corporate housing for an area company. We now have a mix of both vacationers and corporate clients who return often. We like this area so much that we live in a home right down the street!

Because there are no public beaches and therefore no resort hotels, those who live here get to enjoy the feel of living in a beach town without any of the traffic and cheap souvenir stands that mar so many areas.
