This bright three-bedroom flat is one unit of a newly-renovated duplex (built in 1905!) in the heart of north Seattle's vibrant Ballard neighborhood. There is ample off-street parking.
This unit is perfect for families or two to three couples traveling together. It has all the conveniences of a hotel and more: soaring ceilings upstairs; open, spacious kitchen with a full-sized fridge, oven and range, microwave, toaster, and coffee maker, all necessary dishes and silverware; a dining table for 6-8; a comfortable living area; three downstairs bedrooms, one of which has a sliding-glass door that opens to the sunny backyard; free Wi-Fi; and HD TV with Netflix and an HD antenna; 1 ¾ baths. One of the bedroom closets contains a “pack ‘n’ play” and some toys, for families with younger children. The powerful electric heaters keep each room cozy in the winter.
**There is a set of steep stairs in the flat going down to the bedrooms. Please take this into consideration if anyone in your party has trouble with stairs.
What a location! Although we’re on a quiet residential street, we’re only 10 blocks from the hip and happening restaurants, bars, and music venues of old Ballard Avenue - plus a sweet year-'round farmers' market. We're two blocks from bustling Ballard Market, where you can pick up prepared greens, soups, and pasta by the pound along with a 6-pack of local beer. Safeway is only one block farther. In six blocks, you’ll find yourself at the Ballard Library or the Majestic Bay Movie Theaters. If you’re looking to have a picnic or let the kiddies play, a four-block walk will bring you to the Gilman playground and play fields. Our Walk Score is 85 - Very Walkable!
Do you enjoy urban hiking? We’re less than two miles from some of Seattle's most beautiful destinations: Woodland Park Zoo, the top of Phinney Ridge, Chittenden Locks, the hearts of Fremont and Wallingford, and the Green Lake walking trail. Golden Gardens beach park, Gasworks Park, and the top of Queen Anne are also nearby. If you really enjoy urban hiking, Seattle Center and Pike Place Market are both within a 5-mile radius of the property.
There are – count ‘em - six local breweries within walking distance (with another in Fremont), along with countless restaurants. Check out the My Ballard blog and select “Restaurants” for a clickable list.
We could go on and on, but we’ll leave it at this: in about half a mile, hop on the Burke Gilman hiking and biking trail, and ride through U-Dub and all the way around Lake Washington. Or...do as the locals do: catch the city bus and arrive in the heart of downtown Seattle in 22 minutes flat.
Small, well-behaved pets are OK, though the large backyard is not fully fenced. Please let us know if you will be bringing a pet.
**The downstairs portion of this unit is a daylight basement, so the ceilings of the bedrooms are relatively low.

This is a home away from home. The value for what you get here is outstanding. The three bedrooms are quite large. The neighbourhood is lovely. Having a TV "fully-stocked" with Netflix and so many other options gave us a fabulous entertainment centre for the kids. They looooooved it. Thanks for allowing us to bring our dog. We didn't have time to see everything we wanted in Seattle, so we are going to come back and when we do, we'll definitely want to stay here again.

The flat was great for me, my husband, mother-in-law and sister-in-law. Proximity to so many things was perfect. One of the nicest treats was the personal map and legend provided by the owners to suggest areas of town. Nice to have off street parking, Netflix, plenty of kitchenware, a (shared) laundry room with supplies and big bedrooms. Kevin was also very helpful by letting us get into the flat about 4 hrs early when I informed him of our early flight into Seattle. The one safety issue I mentioned to him was promised to be addressed soon. We were very happy staying there and will keep it in mind for our next trip as well as recommend it if we know anyone traveling to the area.

Owner response: Thanks for your great review, Sydnee! The safety issue that you mentioned - the broken dishwasher door - is being taken care of now. Please keep us in mind the next time you visit Seattle!

Spacious flat was just perfect for our family to use while in Seattle for a wedding at the Shilshole Beach Club. Everything was extremely clean, and we appreciated the cable TV to keep up with the Stanley Cup playoffs! As others have noted, the stairs down to the bedroom area is not suitable for less physically able guests, but we had also reserved the adjoining one bedroom flat, which is all on one level and worked well for my senior parents. (There are still outdoor steps up to that flat, but they worked out fine for my parents). Kevin was great about keeping in touch and being responsive to our needs.

The flat was well maintained and essentially as described in the listing. We enjoyed the television in the evening. The close proximity to Ballard Market was great. We would like to stay there again. I couldn't, however, recommend the unit for anyone who needs to be cautious with stairs (some age >65+ or people with disabilities) because the stairs were steep and shallow.

Owner response: Thank you for pointing out the stairs, Thomas, and we're sorry for not including that information in our description. We've added more language about the stairs so that potential future guests can more carefully consider staying there. We're very happy to hear that, otherwise, your stay was enjoyable!
Great Place, I definately would recommend this property to anyone!

We have had a wonderful visit in your rental. The house was just as you described. The location was fantastic. It was easy to pick up any provisions we needed or desired. We loved the farmers market. We enjoyed easy access to many lovely walks. It was simply perfect!

About the owner: We're a couple of laid-back, former Peace Corps sweethearts. Now, we both teach for Seattle-area Community Colleges, spend time with our young son and our little dog at Greenlake, ride our bikes all over our beautiful city and beyond, and continue to travel whenever we can. We're happy to meet visitors and help out with recommendations of tourist attractions, restaurants, bike routes, etc.!
Why the Owner Chose Ballard:
We started in the short-term rental business by renting our newly-remodeled basement farther north in Seattle, in the Maple Leaf neighborhood. When our infant turned into a toddler, it was a bit too loud downstairs to have guests. However, we had such a blast over the years meeting new people, telling them about Seattle, and seeing their appreciation for staying in a full apartment rather than a hotel room, that we decided we wanted to continue. We started to look all over north Seattle for another property that we could make exclusively a VRBO / Airbnb rental. When this duplex came up in such a great spot in Ballard, we immediately made a sight-unseen offer (like, 2 hours after it went on the market). Fortunately, it was all that it appeared to be, and we feel very lucky to have found this house! Ballard is a booming little neighborhood. It is currently THE place to be in Seattle. Apartments are going up like crazy because people recognize the neighborhood's beauty, history, variety, and walk- and bike-ability. This house is on one of the quiet residential streets in Ballard, yet just a short walk from the heart of it all. It was also remodeled just before we bought it, it has gorgeous kitchens and floors, high ceilings upstairs (though they're low downstairs), and an ample yard.
