Quiet, Large 1 Bd Flat+studio, With Parking
Great location on Bernal Heights's North Slope with views of downtown. Located on a cul-de-sac street makes this location exceptionally quiet with no through traffic. Fully furnished large one bedroom with a queen size bed, one bath, with new queen size sofa-sleeper in the den (not currently shown in the photos). The flat can be rented alone, or in conjunction with private garden studio/efficiency, subject to availability.
Both units have HD flat screen TV with premium cable TV and wireless & wired Internet and share a lovely, well kept garden space with a patio table & umbrella. We fully remodeled the building in 2011 and took great pride in blending original architectural details (1908) with modern amenities. Be among our first guests!!
The flat boasts a gourmet kitchen, fireplace, hardwood floors, central heating, washer/dryer, dishwasher, wine cooler. The flat also comes with two car tandem parking. For the garden studio, on-street parking is usually available, but peak hours can at times present a little challenge. Sub-compact cars have the advantage!
The garden studio includes a separate en suite full bath, kitchenette with sink, small refrigerator, coffeemaker, microwave and toaster over. Comfortable queen size bed with memory foam top. More closet space than you'll ever need. Studio uses radiant heat for maximum comfort.
One block to Precita Park surrounded by a cafe, restaurant, deli, corner grocer and park/childrens' playground. Two blocks to Bernal Heights Park walking trails with spectacular views. 3-1/2 blocks to 24th Street shops and restaurants. Bus lines to downtown & BART, or walk to BART in 10 minutes. Quick 10 minute drive to Noe Valley/Castro, Civic Center, Potrero Hill. Easy access to 101/280 freeways. 15 minute drive to SFO.

About the owner: We have owned our San Francisco property since 2005 and have invested time & effort to ensure your comfort through an extensive remodel project (2010-2012). We both work in tech industries (biotech & Internet), and plan to stay in the Bay area for a long time. We spend equal time cooking in and eating out with a great network of friends; we fashion ourselves as novice foodies. We enjoy a good bottle of wine and exploring new parts of the City and the surrounding area. We spend time at the gym, the pool and the paths in Bernal Heights Park. The Unique Benefits at this Condo:
Through our remodel, we included eco-friendly elements to do 'our part'. With the installation of our photo-voltaic panels, over 50% of the power used in our building comes from the sun. We have also planted native plants in our garden which are irrigated from our rainwater harvest barrels. The pavers in the carport are eco-friendly as they are highly permeable, allowing rainwater to seep through limiting the use of the city's sewer system for run-off. And, we have dual installed dual flush toilets to conserve water.
