No subleasing. Person renting condo must be the person occupying the unit.

You agree that the number of people that you paid to stay in the unit is correct. If your occupancy number changes you must contact owner and make arrangements to pay the difference.

Absolutely No Loud Parties. This is a small condo community and neighbors are on all sides.

Check-in is 3:00 pm, and check-out is 11:00 am, unless other pre approved arrangements have been made.

Payment Policy:
50% deposit required at time reservation is confirmed.
Full pre-payment due 30 days prior to arrival for standard rentals.
Full pre-payment due 60 days prior to arrival for ALL Event Rates
*Event Rates = SXSW, Memorial Day, July 4th, Labor Day, ACL, and F1

Cancellation Policy for Standard Rentals:

60 or more days prior to date of arrival: Full Refund, less $100 service fee.
59 to 30 days prior to date of arrival: Forfeit 25% of deposit.
29 days or less prior to date of arrival: No Refund.

Cancellation Policy for Event Rentals:
(SXSW, Memorial Day, July 4th, Labor Day, ACL, and F1)

90 or more days prior to date of arrival: Full Refund, less $100.00 service fee.

                        The property was "as advertised". The location was convenient but also very quiet. It really felt like a home away from home with all the conveniences in every room. The bed in the master room was very comfortable (although I didn't realize it was a sleep number until I noticed the remote when I was leaving). It was nice to have the wifi (even if the speed is slow) and a printer to print our boarding passes. I would highly recommend this for a weekend in Austin or an extended stay. My daughter asked if she could just move in and live there! ;-)

I did notice your comment about the internet "being slow", which surprised me because we have never had an issue with this before. Our downstream speed should be 18 - 20M, and I did just call Time Warner to verify this, which they did confirm after running a speed test. I am not sure why you were having a problem, and I do apologize for that. We would love to have you back someday. Thank you again.

                        This is a beautiful condo with a quiet location. Close to everything. The property was accurately represented by the photos and had a new modern look. All the conveniences of home are provided including a reserved parking spot just a few steps from the front door. The owners are friendly and helpful. I highly recommend this condo and would definitely stay here again when I return to Austin.

                        The condo is in a great location, within walking distance to restaurants, etc. It's got everything you need for a home away from home - from kitchen supplies to bedding to hair dryers - and great media viewing. I love the decor and the wood floors. The owner is great to work with and responded to my questions quickly. I'll definitely stay here again.

                        This condo is the perfect place to stay while visiting Austin. The location is perfect, the unit is spotless and the owners have gone out of their way to make sure that every need is met! Everything that you could possibly want in downtown is an easy walk or short drive. I was thrilled to be able to walk to Wholefoods. The convenience of staying here rather than a hotel is beyond compare. There is no question that I would stay here again and would recommend to friends and family.

                        We had planned on eating dinner out the night we arrived, but when we saw how well equipped and stocked Christine and Tom's kitchen was and how close they were to the amazing Whole Foods store, we changed our mind and cooked dinner in! They left us a note with some "Texas treats" (salsa and chips, sweets), lots of bottled water in frig. This condo is beautiful and the kitchen is fantastic! Important to us since we love to cook! Really neat decor and easy to walk into downtown from here. Tons of linens and essentials like TP! We have rented often from VRBO and this was one of the nicer places we've rented! We were here to run the Austin marathon and could walk to start! Thanks, Christine and Tom!!

                        This unit is newly remodeled and is beautiful. Very clean, high end fixtures, great lighting, nice furniture, and has everything one would need…fully stocked kitchen, great beds and sheets, flat screen TV's, wi-fi. Perfect! So so so much better than a hotel room. Owners are wonderful to work with. They had chips and salsa there waiting for us upon arrival, and bottled water in the fridge. Location is great too...3 minute walk to bagel and coffee shops. Right on a bike path. 3 minute drive to Whole Foods, bars, restaurants. Close to University of Texas. I've done multiple VRBO rentals all over the US and Mexico and this one is tops.

                        Recommended for: Sightseeing, age 55+, families with teenagers, romantic getaway, families with young children.

                        A beautiful property. Very easy to get to and from. It's is out of the heavy traffic but close enough to feel like you are right in the middle of all the wonderful things that are downtown Austin. The property was spectacular, better than advertised. Every creature comfort and attention to detail. The owners were very easy to deal with, checked up on us via email and left a nice welcome package of Texas chips and dip. Do not hesitate to call this home on your next stay. You can park right in front of your ground floor unit - It does not get any better. You've seen the rest - stay at the best. I will be back.
