I rented the cottage for nearly three weeks, and it was such a great place to settle into after being on the road for a couple months. The house is a great space, and I loved the North Park area (not to mention how easy it is to get to the rest of San Diego). Rick is an awesome guy. I ran into a family emergency in the middle of my stay, and Rick helped make it go as smoothly as possible. He really is the kind of owner you want to rent from. I will definitely rent the cottage again when I return to San Diego for vacation.Recommended for: Families with young children, romantic getaway, sightseeing, age 55+, adventure seekers, girls getaway.

This is a very charming property, true to its 1928 heritage. Very comfortable house in which one feels immediately like you are in your own home. very well equipped kitchen and wonderful bathroom and great bed. Charming living room which is spacious and comfortable as well. Great and convenient location esp. to Balboa Park, shopping and restaurants. Very quiet and safe feeling neighborhood. Simply a perfect vacation spot if one likes privacy and charm. Rick is great host, immediately attentive to needs and questions. Highly recommended for romantic getaway especially for a couple. My husband and I stayed for a week in this snug and charming cottage. We were delighted with the fully stocked kitchen, the gorgeous new bathroom, comfortable (nice and firm) bed, and lovely appointments. I wouldn't have changed one detail. Fully prepared with cable TV, wi-fi, etc. After breakfast, we spent some lovely moments sitting in the enclosed front garden where I painted a watercolor view of one of the arbor, flower-filled corners, before setting out on our day. The cottage is near everything we needed to enhance our stay. We used a car for four days. Easy parking right in front of the gate. My husband needed to leave a few days before I did, and I preferred not to keep the car. I was able to walk to our kids' house (less than a mile). Other venues also within walking distance...restaurants, coffee, etc. The cottage itself is a quaint reminder of times past. The house has a wonderful sense and feeling about it. I loved being there.Recommended for: Romantic getaway, sightseeing, age 55+, girls getaway.

My husband and I just returned from our San Diego vacation and stayed at this rental house. We were so pleased by the size and sheer functionality of the house. Rick really thought of everything in terms of stocking the house with all kinds of niceties including Q-tips, lotions, coffee, appliances of all types. The house itself was beautiful with many of its original features intact. What had been changed was the bathroom, which was FABULOUS! This was the best bathroom of any rental that we have stayed in. I don't even have words to describe the shower. Water sprays out from multiple sites--quite an exotic experience! The location of the house was close in and convenient to many local attractions. The only thing that prevented this from being an absolutely flawless rental was that it wasn't immediately adjacent to trendy neighborhood shops and restaurants. We had a great experience with the house and with Rick and would very much recommend it to others.Recommended for: Romantic getaway, sightseeing, age 55+.

This was a great place to stay, and is about 3 blocks from the north east side of Balboa Park, about a 1/2 mile from the zoo, a nice easy walk. The house is half way between the nightlife of HIllcrest and North Park, but all a good walk away. My partner and I stayed a week, which was perfect for us. The house is also close to downtown, about a 5 minute drive. House is nice, and was very cozy, with a nice gated yard. We brought both our dogs, and it was perfect, as there is a lockable gate. House was super clean when we arrived, and everything we needed was in a FULLY stocked kitchen for all our cooking. We were the first to use a nice new BBQ. Bedding was wonderful, nice cotton sheets and pillows, way cozy. OK, for the best part, a huge bathroom, with tons of jets, and a super deep tub. Even has a heater in the ceiling; one of the best parts of our trip were all great baths we had......:). Rick was great to work with, always called back, and responded quickly to emails when we were booking the property. Would most certainly stay here again.Recommended for: Families with young children, pet owners, romantic getaway, sightseeing, adventure seekers, girls getaway.

What a gem! Location, location, location. Close and easy access to anywhere in the San Diego area. The owner was great to work with and provided exceptional response to questions. Attention to detail in every room of the cottage and patio. When we return to San Diego, we hope to enjoy this cottage again.Recommended for: Romantic getaway, sightseeing, age 55+.

This cottage was very comfortable-- especially the very modern bathroom( felt like a upscale hotel suite-) Perfect for two of us and our yellow lab-- who got along with the two pups next door. Very nice private yard-- and close to all the restaurants and just a walk down the street to the park. Rick has set this up nice- and very attentive to details-- we would recommend this property. Cancellation policy:
1. AGREEMENT: Richard Spear (LANDLORD), the owner of the property, and Guest agree as follows: Guest is an adult and will be an occupant of the cottage during the entire reserved period. Other occupants will be family members, friends, responsible adults or children under direct adult supervision. NO PARTIES. Use of the premises will be denied to persons not falling within the foregoing categories and as a result they would have to vacate the property without any refund. Any complaints from neighbors regarding excessive noise or other nuisances may be cause for immediate termination of the rental agreement and forfeiture of the guest’s security deposit and rents. 2. PAYMENT & SECURITY DEPOSIT: Payment is preferred via check or money order and is due in full 60 days prior to your arrival date. LANDLORD will take and hold Guest’s security deposit. Provided that real and personal property are in the same condition as when occupancy commenced and all terms of this agreement are met, Guest’s security deposit will be returned. Your security deposit (credit card) also secures your reservation. Please read the cancellation policy in section 3 below. Reservations made less than 60 days prior to check-in are not exempt from the cancellation policy! Guest is liable for all replacements and repairs that are outside what is considered normal wear and tear and Tenant hereby authorizes LANDLORD to use security deposit to cover said costs. If cost of replacement or repairs exceeds the tenant’s security deposit, Guest agrees to pay the difference to LANDLORD. In the event of a dispute concerning a security deposit, arguments are to be heard in the jurisdiction where the property exists. 3. CANCELLATION: RESERVATIONS ARE CONSIDERED BOOKED WHEN THE GUEST’S DEPOSIT CHECK IS RECEIVED. To cancel this reservation, notice of cancellation MUST BE IN WRITING AND RECEIVED MORE THAN 60 DAYS PRIOR TO YOUR CHECK-IN DATE. LANDLORD will refund the sums you have paid, less a cancellation fee equal to 25% of the total rent amount. If your notice of cancellation is RECEIVED LESS THAN 60 DAYS PRIOR TO YOUR CHECK-IN DATE, Guest will forfeit all sums paid, except the cleaning charge, unless we are able to re-rent the property to someone else, at the same rate for the same period. In the event the property is re-rented for less than the original amount of rent, canceling Guest will receive the balance of his advance rental payment less an amount equal to 10% of the original rent and less any amount necessary to make full payment to the property owner. Guest hereby authorizes LANDLORD to use security deposit for any outstanding balances for reservations cancelled less than 60 days prior to check-in date. 4. PETS: The Cottage is dog friendly with express written consent of the Landlord. Additional security deposits may apply. Those with pet allergies are notified that dogs have been present at the property. Absolutely no cats, birds, or exotic animals allowed in, at, or around the cottage. 5. SMOKING: Smoking is not allowed inside the cottage. 6. CHECK-IN: Check in time is 4:00 p.m. on your day of arrival. Keys to the cottage WILL NOT be giving out with a balance owing or without a signed rental agreement. Please call if you are going to be arriving late. 7. CHECK-OUT: Check out time is 10:00 a.m. on your day of departure. A $75.00 fee will be charged for each 1/2 hour past the required checkout time, as we often have guests leaving and arriving the same day leaving the cleaning services a small amount of time to clean. $50.00 per item fee will be charged for each lost key or garage door opener. The cottage has a check-out procedure posted inside of the house. Please read, and follow the check out directions prior to departure. 8. CLEANING: Each property will be inspected, sanitized and cleaned after your departure. The cleaning fee you have paid will provide for normal cleaning so that you can enjoy your vacation up to the last moment. YOU ARE REQUIRED to leave the property in the same general condition that you received it by making sure dishes are washed and put away, the used towels are put on the washer and the home is generally picked up and ready to be vacuumed, dusted and sanitized. If additional cleaning is required, appropriate charges will be deducted from your security deposit at a rate of $50.00 per hour. REMEMBER: NO SMOKING inside the home! 9. TELEPHONES: For your safety and convenience the Cottage is equipped with a telephone. It only makes local calls only. YOU MUST USE A CALLING CARD OR CALL COLLECT WHEN MAKING LONG DISTANCE TELEPHONE CALLS. LANDLORD is not responsible for the operation or maintenance of WI-FI or other high speed internet services. 10. WHAT WE SUPPLY: The property is, unless otherwise noted on our website, equipped and set up as a fully furnished property that will include bedspreads, linens, blankets, pillows, towels, a fully equipped kitchen, TV, furnishings. Paper products are supplied, but will not be replaced if consumed. Staples (salt, pepper, foils, wraps, etc) are stocked by the owner of the property. Tenant is responsible for replacing stocked items as they are consumed. We may not have all the items you may be accustomed to having in your home. If there is a special type of item you are accustomed to using please provide for those items by bringing them with you. You should bring personal items such as bath soap, shampoo and toiletries. Extra towels are always recommended for beach use. 11. Weather: LANDLORD does not assume any liability for loss, damage or injury to persons or their personal property. Neither do we accept liability for any inconveniences arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing. Nor will LANDLORD accept liability for any loss or damage caused by weather/road conditions, natural disasters, acts of God or other reasons beyond its control. NO REFUNDS WILL BE GIVEN FOR LACK OF SUNSHINE. 12. HOT TUB: Tenant hereby acknowledges that if the property they have reserved includes a hot tub, the undersigned is fully aware that the hot tub and surrounding patio/deck can be dangerous; that the deck/patio can be slippery when wet and that injury is likely to occur to anyone who is not careful. Tenants should observe and adhere to all rules and policies as posted at the property. With full knowledge of the above facts and warnings, the undersigned accepts and assumes all risks involved in or related to the use of the hot tub and deck/patio areas. 13. MAINTENANCE: LANDLORD will diligently attempt to address maintenance issues as they occur. There is an associated risk of renting a single family residence or condo. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time, and significantly affects the tenant’s stay; LANDLORD reserves the right to refund at their discretion or relocate guests to another property. 14. HOME OWNER ASSOCIATIONS: LANDLORD can not warranty amenities provided through home owner associations, including, but not limited to pools, hot tubs, club houses, tennis courts, golf facilities, and picnic & beach facilities. 15. EXPRESS INDEMNITY: The undersigned, for himself/herself, his/her heirs, assignors, executors and administrators, fully releases and discharges LANDLORD and the Owner of the property from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold LANDLORD and Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs. 16. ENTIRE CONTRACT: Time is of the essence. All prior agreements between owner and tenant are incorporated in this Agreement, which constitutes the entire contract. It is intended as a final expression of the parties’ agreement, and may not be contradicted by evidence of any prior agreement or contemporaneous oral agreement. The parties further intend that this Agreement constitutes the complete and exclusive statement of its terms, and that no extrinsic evidence whatsoever may be introduced in any judicial or other proceeding, if any, involving this Agreement. Any provision of this Agreement that is held to be invalid shall not affect the validity or enforceability of any other provision in this Agreement. The waiver of any breach shall not be construed as a continuing waver of the same or any subsequent breach. This Agreement shall be governed and construed in accordance with the laws of the State of California. California shall have personal jurisdiction over the parties and the county in which the Premises is located shall be the forum for any legal action brought in relation to this Agreement.
