Beautiful 5 bedroom domed villa, Nile view, perfectly situated for antiquities

The villa is entered via a small courtyard with fountain. The ground floor contains: a large well-equipped kitchen and dining area; two bedrooms, one double-bedded and one with twin beds; two bathrooms, one with bath and one with shower. A marble staircase leads to the first floor, with a large domed sitting room and dining room, two double bedrooms and two bathrooms with showers. On the second floor is a roof terrace with a sun-shelter and splendid views in different directions to the Nile, the Winter Palace, Luxor temple and to the mountains behind. Here there is a double bedroom with domed ceiling and a bathroom with bath. Natural air-conditioning throughout is provided by the high central dome which cools the house in the traditional way, but electric air conditioning is also provided for use outside the winter months. The villa is well equipped for self-catering, but a delicious and nutritious breakfast is served either on the roof terrace or in the sunny kitchen garden, and other meals can be provided if required.

3 days in Luxor
Our stay at Rosamund Villa in early May was the most refreshing follow-up to the trials and tribulations of Cairo. Promptly met by Khyry and his driver after arriving in Luxor on the overnight train, the 6 of us were provided with the most delightful and stylish 3 days. These were managed for us in wonderfully authentic, yet modern accommodation and with the service of the most delightful housekeeper and, if we wished, a local cook. Khyry, who manages the property, offers a first-rate experience of Luxor and its various local historical sites. Prompt in attending to our collective needs, Khyry was exceptional in his knowledge of antiquities and creative in providing opportunities for us all to experience them. A few minutes’ walk from the Nile and with a nice vista from the roof terrace, you are on the west bank of the river and in convenient proximity to the Valley of the Kings and the range of other tombs. River taxis run regularly from the nearby dock and provide a convenient and fun trip across the Nile to access Luxor town, its Souk and Luxor Temple. Access to Karnak Temple is not far away. The climate controlled environment of the villa combined with a traditionally designed build fulfils anyone’s need for high standards and comfort. A delightful experience. Book now!

Perfect holiday villa and location
Villa Rosamund is the most luxurious, beautifully decorated place to stay. We had a wonderful holiday during February half term, in and around the villa as well as visiting all the surrounding area with ease. Perfectly appointed and maintained, all rooms in the villa were as in the listing and pictures and it was a pleasure to stay there. This was made all the more enjoyable, without doubt, by the staff. Nothing was too much trouble and the food was absolutely delicious every time. Khyry ensured we spent our days doing exactly what we wanted, at the pace we wanted and for a reasonable price. He was interesting, informative and great fun to be around. We felt totally safe just handing over to him to ensure the smooth running of everything. There is so much to do in and around Luxor to suit all energies, tastes and budgets. As well as all the usual sights in Luxor, I would really recommend sailing in a felucca at sunset, riding through the villages high up on a camel and chilling by a riverside cafe in the afternoon. We felt totally safe wandering round by ourselves at all times. The people of Luxor were friendly and very welcoming. Thanks all for a truly memorable holiday. Can't wait to return

Beautiful villa
I had had the pleasure of staying in Villa Rosamund on two occasions before, but it is not of course until you are back there once more beneath the domes and turrets that you remember quite what a truly special place it is. The total antidote to the modern day package tour where hordes of people arrive like cattle on a plane only to enjoy the sunshine version of what they had left behind back in Blighty, my two week stay in Villa Rosamund offered a complete and much needed contrast to the stresses and strains of life back in London. Built recently and extremely sympathetically in the Moorish style, it overlooks a banana plantation with stunning views from most angles which can barely have changed for centures . Close enough to the banks of the Nile to be able to walk with ease (not much more than 5 minutes), yet far enough away that you avoid the hustle and bustle and mosquito colonies that enjoy to assemble after sundown- you get the perfect feeling that you are of Luxor, but not necessarily in it. The beautifully designed thick walls and well connected air conditioning meaning that bedrooms are always seductively cool- even when temperatures outside are pushing 100 degrees. Space is another major plus point here. This well proportioned villa is large enough to accommodate up to ten people comfortably whilst still allowing enough space and nooks and crannies to escape from one another! The roof terrace is a particularly delightful feature- allowing views across the banana plantation and over to the Nile on the one side and to the mountains and the Valleys of the Kings and Queens to the rear. The free standing kitchen on the ground floor is similarly tastefully done (in the French country style) and offers a pleasant environment with a large enough table on which to eat, should you so wish to have a day or night in. One of the great hidden advantages of booking Villa Rosamund comes in human form- in the form of local celebrity Khyry. With a solid relationship with the owners going back many years, Khyry is the man in the know who can make things happen. Always with his ears to the ground, Khyry makes your every need is catered for- from cheerfully picking you up at the airport (helpfully included in the cost of the rental) to arranging cooks for breakfast and lunch should you so choose, to arranging whatever excursion your own heart desires. Egypt, as they say, is the land of possibilities. I only hope I shall return soon...

Wundervoll!
Wir genossen für 10 Tage unseren Aufenthalt in die wunderschönen Villa und wünschen uns, gerade frisch zurückgekehrt, wieder dorthin zurück. Danke für diesen wunderbaren Urlaub, den wir nie vergessen werden. Das Frühstück war ausgezeichnet, Khyrys Fürsorge ließ keine Wünsche offen. Mit ihm Land und Leute zu erkunden, wird niemals langweilig. Ganz nebenbei ist sein Humor nicht von schlechten Eltern ;) Auch ein großes Danke an Hadjad, der uns so ausgezeichnet verköstigt hat und diese entzückenden Handtuch-Kunstwerke kreierte, und danke an Mohammed, der stets zu Hilfe eilte und uns mit köstlicher frischer Pfefferminze eindeckte. Wir vermissen die Abende auf der herrlichen Dachterasse und die unvergleichliche Stimmung des orientalischen Lebens. Deswegen ist für uns klar: Wir kommen zurück! So bald wie möglich. Weiterhin möchte ich - gerade angesichts der aktuellen Lage - ausdrücklich betonen, dass wir uns jederzeit absolut sicher und gut aufgehoben gefühlt haben. Ägypten ist ein wunderbares Land mit wunderbaren Menschen, und wer sich dem orientalischen Leben mit seinen Eigenarten öffnet, wird unvergessliche Erlebnisse genießen dürfen. Von uns gibt es eine klare Empfehlung für die Villa Rosamund und das dahinter stehende Team!

We live in South West London but have been involved with the Luxor West Bank for the last 14 years, working with our local partner and manager, Khyry.

Together we studied some of the designs of Hassan Fahty, the Egyptian architect famed for his domed buildings and we were able to engage the son of one of his team, who had learned the craft from his father. We also visited a number of older local buildings for inspiration on internal floor patterns and other features. Khyry has a wealth of local knowledge and contacts, and this joint enterprise could never have been achieved without him. Together, we now have a team which excels in providing an individualised and memorable holiday experience.

Why they chose this property

As well as the Valleys of the Kings, Queens and Nobles, (all easily reached by road from your villa) our motor launch can take you to the East Bank to the stupendous temple at Karnak, with an English, French or German speaking guide if you wish, perhaps stopping off on the way back at the exquisite Luxor Museum or Luxor Temple.

You will also have opportunities to visit local villages (by donkey, camel, car or on foot) and see something of life unchanged for centuries and to experience sunsets from the desert or from a felucca on the Nile; visit the house of Howard Carter, who discovered the tomb of Tutenkamun, as well as other monuments off the beaten track, where discoveries are still being made today.
After an active day there are plenty of opportunities to enjoy a meal at a number of local restaurants. You may, of course, just want to relax in the sunshine and gaze at the views from the roof terrace, and perhaps end the day with a barbecue under the stars. You can even spend part of your holiday in the luxurious two-masted Dahabya, Queen Tiy, ranging from an overnight stay at its mooring on the West Bank to a five-day sail along the Nile.

Khyry is a licensed Egyptian Guide, with the use of a taxi and a large minibus, as well as a large motor launch for transportation wherever required. He will be there to meet you at the airport and he and his team will ensure that you are looked after throughout your stay. For stays of 5 nights or more, they will offer you a full Egyptian breakfast your first morning, during which you can discuss how you might want to spend your time. The choices are wide: there is so much to see in this unique World Heritage Site, said to be the greatest open-air museum in the World.
