Wonderful Retreat-convenient location and the owner was extremely helpful.
We had a wonderful stay at this condominium. It was very spacious with 3 levels, 2 baths and comfortable sleeping for 6-8. We loved the mountain views from every window and there were 2 great flat screen TV's in two separate living areas as well as nice flat tv screens in each bedroom. I really appreciated having free WiFi for my computer. The home had a comfortable fireplace and beautiful wood floors on the main level. The kitchen was fully equipped with all necessary cookware, so we were able to cook dinner a few nights during our stay. The location of the condo was very convenient. It was just a mile from the main lodge and ski lifts where we enjoyed a couple of nice days of skiing. The best feature of this stay was the owner. He was very friendly and helpful. He answered all my questions and checked in on us when we arrived and when we departed. My husband and I had a wonderful stay and we look forward to coming back soon!

New Years at Mountain Vista
We rented out the Courtney's Mountain Vista for 3 nights over the New Years Eve weekend. From the minute we walked it we were impressed and thrilled with the accommodations. When we first saw the posting, we instantly called Scott and he made the reservation process as easy as possible and was very accommodating. The photos he provided gave us a sneak preview into the place, but what we found when we arrived was even better than the photos. We were only a short walk from the slopes and could ski out after that short walk. Scott just recently installed new flat screen tvs in the living room and bedroom, which were a nice surprise. He had a well stocked kitchen that enabled us to cook every night and not have to order out. Overall, this was an excellent find through craigslist and plan to schedule another trip inthe upcoming months.

I guess everybody can agree that sometimes we feel like saying: I need a vacation ... I need rest .. I need quiet and to get away from everything for a while !!! We were lucky enough to find this perfect spot in Hidden Valley where all that we needed was under one roof. This townhouse we rented is soo.. "chic", beautiful, warm and it made us feel so welcome from the very first step we set in. You can tell that the owners really love this place, take really good care of it and they made sure the guests have the same experience. Everybody had a great time - the grandparents had their rest, the kids had their fun skiing and playing games and the parents ... well a little bit of everything ... just enough to get relaxed and enjoy the sweet memories you can always have with your dear ones! We want to thank the owners for allowing us to make these sweet memories in this wonderful house they call it home! We hope we can get back again for our next gateaway ... Roxana Chitu & Family

RENTAL AGREEMENT ***When tenant submits electronic payment via MasterCard, Visa, Discover or Secure Check confirmed as PAID in VRBO/Home away website, Tenant agrees that electronic fund transaction qualifies as his/her electronic signature and is binding to the details agreed to on VRBO/Home away website and the landlord rental agreement. This agreement is made and entered into this day of , by and between Scott A. Courtney and/or Jennifer E. Courtney, hereinafter referred to as “Landlords” and hereinafter referred to as “Tenants.” Landlord hereby agrees to rent to Tenants and Tenants lease from landlord, upon the terms and conditions contained herein, the dwelling located at 511 Kooser Circle Hidden Valley, PA 15502 for the period commencing on this day of at 12 pm noon, and thereafter until at 12:00pm noon. Special Instructions: Landlord may terminate the rental agreement at any time with thirty (30) day written notice. Tenant will need to bring towels, toiletries and sheets. Pillows and blankets will be provided. Tenants must provide a copy of a valid US driver’s license and must not be under the age of 25. Upon signing this contract, $200.00 security deposit is due and non-refundable if tenant decides to cancel. Landlord rents the demised premises to Tenants on the following terms and conditions: 1. RENT Tenants agree to pay Landlord as base rent the sum of $_______, due and payable upon signature. A security deposit of $200.00 is due upon signature. A cleaning fee of $50.00 will be deducted prior to inspection and security deposit return. Special Instructions (If applicable): Furniture is included in lease and payment added to base sum of rent. Landlord will keep all utilities in their name and landlord will pay all utilities. Security deposit shall be paid by tenant to hold the reservation date and shall be forfeited if cancelled. 2. Any rents lost in the mail will be treated as if unpaid until received by Landlord. 3. RENTAL COLLECTION CHARGE TIME IS OF ESSENCE AND NO EXCUSES WILL BE ACCEPTED. Tenants hereby acknowledge that late payment will cause Landlord to incur costs not contemplated by this Rental Agreement. In the event rent is not received prior to 5:00pm on the 1st of the month, regardless of cause including dishonored checks. Tenants further agree to pay a late charge to Landlord of 1.5% of rent per day until full payment is received. Neither ill health, loss of job, financial emergency or other excuses will be accepted for late payment. If a check is returned by funds insufficient, the tenants agree to pay a charge to Landlord of $100. If for any reason a check is returned or dishonored, all future rent payments will be money order. 4. SECURITY DEPOSIT Tenants hereby agree to pay a security deposit of $200.00 to be refunded upon vacating, return of keys to the Landlord upon termination of this Rental Agreement according to other terms herein agreed. Any damage not previously reported will be repaired at Tenant’s expense with funds other than Security Deposit. It will be held intact by landlord until at least fourteen working days after the tenants have vacated the property. At that time Landlord will inspect the premises thoroughly and assess any damages and/or needed repairs. This deposit money minus any necessary charges for repairs, cleaning, etc., will then be returned to the tenants with a written explanation of deductions, within 30 days after they have vacated the property. Any security deposit or advance rent the tenant paid is being held in a separate NON-INTEREST bearing account in the following bank: PNC BANK. 3 NOTE: SECURITY DEPOSIT MAY NOT BE USED TO PAY RENT UNDER ANY CIRCUMSTANCES! The tenants authorize landlord to deduct amounts of unpaid bills from their Security Deposits in the event they remain unpaid after termination of this agreement. 6. USE The Tenants agree to use the house only as a residence for themselves and their children named And their pet named: Residents agree to pay $100.00 per pet for any pets that occupy the property. Tenant agrees to notify landlord if any additional people occupy the premise in any capacity, if not listed above. If Tenants fail to inform Landlord of additional people occupying property, $50.00 per person fee will be assessed upon commencing this Rental Agreement. NONASSIGNMENT of RENTAL AGREEMENT Resident agrees not to assign this agreement, nor to Sub-Let any part of the property, nor to allow any other persons to live therein other than as named in Paragraph 8 above without first requesting permission from the landlord and paying the appropriate surcharge. Further, that covenants contained in this Rental Agreement, once breached, cannot afterward be performed; and that unlawful detainer proceedings may be commenced. 8. Good housekeeping is expected of everyone as well as landscape and lawn maintenance to 4 the exterior. Tenants agree to keep quarters clean and in a sanitary condition. Tenants warrant that any work or repairs performed by resident will be undertaken only if he is competent and qualified to perform it. Tenants will be totally responsible for all activities to assure that work is done in a safe manner which will meet the applicable codes and statutes. Tenants further warrant that she/he will be accountable for any mishaps and/or accidents resulting from such work, and will hold the Landlord free from harm, litigation, or claims of any other person. 9. APPLIANCES and FURNITURE The house is rented fully furnished and with all appliances. The above rental payment specifically includes all of the following appliances and furniture, etc. listed: Dishwasher, (1) Vizio 40” Flat Screen TV, (1) 32” flat screen TV, pioneer stereo with speakers, blu ray player, dvd player, wireless router, 19” flat screen TV, Stove, Refrigerator, Microwave, Keurig Machine, Garbage Disposal, Washer and Dryer, Toshiba 50” TV, 1 queen size bed, 1 full size bed, 2 twin bunk beds, 2 leather couches, 1 leather sleeper sofa, dining table, 6 chairs, 6 lamps, coffee table, 6 end tables, 2 dressers, all dishware, 12 pillows, 8 blankets If any items are missing or damaged, the Tenant will forfeit the security deposit and maybe subject to additional monies owed if deemed necessary. VEHICLE POLICY The Tenants agree never to park or store a motor home, camper, trailer, or any sort of recreational vehicle on the premises and to park only automobiles, license numbers Junk cars, cars on blocks, non-functional vehicles, or unlicensed automobiles are not permitted on property. Removal will be at the expense of the Tenants. 11. KEYS, LOCKS AND LATCHES The tenants will be provided 1 house key(s), mailbox key(s), and other access devices for . If the tenants lost any of the key(s), the tenants will be responsible for the cost of rekeying. No additional locks will be installed on any door without the written permission of Landlord. Landlord will be given duplicated key for all locks so installed at the Tenant’s expense, before 5 they are installed. 12. ACCESS TO PREMISES The landlord or landlord’s agents shall be allowed to enter the residence at reasonable times to inspect, make necessary repairs, supply services or show the home to prospective residents, purchasers, mortgages, workmen, contractors, underwriters and government officials. Whenever practicable, a 24 hour notice of the landlord’s intent to enter shall be given to the tenants, except for emergency situations. The landlord may also display “for rent” and “for sale” signs on the premises if necessary. 13. INSURANCE –Not Applicable The tenants are suggested to get their own content insurance for losses due to theft, fire, water damage, and the like however is not required. 14. ABANDONMENT –Not applicable If the tenants leave the premises unoccupied for 15 days without paying rent in advance for that month, or while owing any back rent from previous months, which have remained unpaid, the Landlord and/or a representative have the right to take immediate possession of the property and to bar the tenants from returning. Landlord will also have the right to remove any property that the tenants have left behind and store it at Tenant’s expenses and charge tenant for remainder amount of rent. DEFAULT BY RESIDENT The tenants will be in default if: 1) They don’t pay rent or other amounts that they owe timely, 2) the tenants or any guests or occupant violates this Rental Agreement, fire, safety, health, or criminal laws, regardless of whether arrest or conviction occurs; 3) the tenants abandon the property, 4) the tenants give incorrect or false answers in rental application; 5) the tenants or any occupant is arrested, convicted, or given deferred adjudication for a felony offense involving actual or potential physical harm to a person, or involving possession, manufacture, or delivery of a controlled substance, marihuana, or drug paraphernalia under state statute; or 6) any illegal drugs or paraphernalia are found in the property. When Tenants are in default, the Landlord may terminate this Agreement and may proceed to evict the Tenants from the premises as provided by state law. Termination of Rental Agreement – Failure to Pay Rent Due If the tenants default by failing to pay rent when due and the default continues for 15 days and landlord fail to recover the rental payment from credit card debit, not counting Saturday, Sunday, and court-observed legal holidays, the landlord may terminate the rental agreement without notice. Termination of this lease for non-payment of rent, or termination of tenants’ possession rights, filing of an action for possession, eviction, issuance of a right of possession, or subsequent re-letting doesn’t release you from liability for future rent or other lease obligations. 16. WAIVER of NOTICE TO QUIT 6 The Tenants hereby expressly waives the right to receive a 30-day Notice to Quit in event of non-payment of rent, and the Landlord can file an eviction lawsuit without such notice. This lease shall operate as a Notice to Quit and relieve the Landlord of any obligation to serve such Notice. 17. MOVE-OUT INSPECTION The landlord or a representative will conduct a move-out inspection thoroughly and assess any damages and/or needed repairs. About the owner: My wife and I both grew up in the Pittsburgh area and live 10 minutes outside of the city. I am an executive with High mark Blue Cross Blue Shield Health System and my wife stays at home with our two children. We are both close to completing our Masters Degrees and look forward to relaxing in the mountains on the weekends!

We have recently completed numerous updates to this property. First, we added oak flooring to the living/dinning room area. Spanish tile completes the lower level of the townhome, including both bathrooms. New carpeting was recently laid in the upper bedrooms and the entire interior and exterior of the home have just been painted. New kitchen appliances have been added and new flat screen televisions in every room of the house. This unit has underwent major upgrades and is ready for you to visit and enjoy! Hidden Valley is located in the Laurel Highlands, a region of Pennsylvania that is renowned for its outdoor recreation, resorts, historic sites, and theaters and museums.
