Great Location on the Island
Great Location on the Island
We were very pleased with our stay! We were one block from the beach and less than a block from the "main drag". The pool, though on the smaller side, was clean and fenced so on a windy day we were still able to be outside enjoying the weather and sunshine. The interior of the property was current and clean. Open floorplan was nice for socializing. TVs in every room. Washer and dryer was handy for our week-long stay.Very fast Wifi. Owners were very good to work with and communicated well. The property is on the second floor of a four unit townhouse so it was quiet. While at SPI we visited the Battlegrounds, Birding and Nature Center, Sea Turtle, Inc. (turtle refuge). We would definately recommend this property and SPI was a charming place to visit.

Property owner was quick to respond & easy to work with. The location was great...close to beach for morning walks & within walking distance to several good restaurants. The Big Donkey was a favorite...good food & great happy hour specials! Photos accurately depicted all aspects of the condo. While it was a little cool to use the swimming pool, we did enjoy soaking up the sun in the back yard with our toes in the water. We especially enjoyed having everything we needed to grill a few meals...nice picnic table, grill & tools. On Sunday, check out the farmers market on the island for fruit, veggies, music & more. Would definitely rent again & recommend to others!

We had a great experience!, everyghitn was very nice at the condo, very clean, all of teh furniture very nice. The towells, etc. very nice too. The wireless worked great. located vrey close to the beach and also very close to the main street, close to everything actually, very convenient. Awesome experience!

We stayed in this beautiful condominium for a few days during the winter. The property is very well maintained and comes with everything you need -- in the kitchen, linens etc. Just a short walk to the beach or head the other direction to shopping and restaurants. Pictures on this site are exactly as we experienced. We thoroughly enjoyed our stay and would definitely stay here again.

GUEST RENTAL AGREEMENT with CESAR and AMPARO GUERRA (the “Owners”) Before you proceed, you must read our legal statement. By making a reservation, you are agreeing and accepting all items listed below and hereby certify that you are at least 21 years of age or the age required to rent this property. This agreement constitutes a contract between you and your guests and the Owners. * Reservations are not confirmed until payment has been processed. If we have any problems, we will let you know as soon as possible. CHECK-IN TIME IS 4:00 P.M. – No refunds will be given for delayed arrival. No refunds for reducing the number of nights reserved with less than 7 days’ notice. No refunds or reschedules due to inclement weather. CHECK-OUT TIME IS 11:00 A.M. If you need to stay longer, please let us know as soon as possible so we can determine if this is possible. Sometimes we need to get into the property right away especially if we are expecting another renter on the day the guest is checking out. SECURITY DEPOSIT – The security deposit is refundable if you leave the unit in the condition in which you found it and if you abide by this contract. If made by credit card, the refundable amount will be credited back to you. If the deposit is made with cash or check, your deposit will be returned within 10 days of your departure, less any deductions that may be charged to you. RETURNED CHECKS- A $35.00 service charge will be incurred for any returned checks. ACTS OF GOD/CONSTRUCTION NOISE- Owners shall be liable for events beyond their control which interfere with Guest(s) occupancy, including but not limited to Acts of God, acts of governmental agencies, fire, strikes, war, inclement weather and construction noise from nearby sites. NO REBATE OR REFUND will be offered in these circumstances. ALCOHOLIC BEVERAGES- No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. Should a guest(s) or guest of guest(s) be arrested for underage drinking at the rental unit property or should Owner observe a Guest(s) or guest of guest(s) under the age of 21 drinking alcoholic beverages, this rental agreement may be terminated and the guests will be evicted at the option of the Owner. Illegal drug use is strictly prohibited. Kegs are not permitted on the property. CANCELLATION POLICY: All reservations must be paid in full at the time of booking. Cancellations within 14 days before your scheduled arrival will not be refunded. If you should cancel your reservation within 30 days before you arrive, but prior to 14 days before your scheduled arrival, you will be refunded one half of the total rental amount paid. If you cancel more than 30 days before your scheduled arrival, you will be charged a $40 cancellation fee, but you will be refunded the total rental amount paid. If you have a long term rental (more than one month), you will need to cancel your reservation two months in advance to get your rental amount paid refunded less the $40 cancellation fee. Please note: The Owners recommend that all guests take out adequate cancellation or vacation insurance through their insurance agent.. CHECK OUT PROCEDURES- The following items must be complied with before check out or guest(s) shall forfeit his/her security deposit: 1. Dishes, Pots, Pans, Silverware, and Utensils must be washed; dried and put away (DO NOT LEAVE IN DISHWASHER) and the stove/oven shall be left in a clean condition. 2. Refrigerator should be emptied and have any spills cleaned up. 3. Windows and doors must be left closed and locked with the air condition on 78 degrees. Close all blinds and curtains. 4. All trash must be bagged and put in outside trash receptacles. 5. All litter, cigarette butts and pet waste must be picked up from the yard, front and back, and placed in the outside trash receptacle. 6. Place all dirty towels and sheets in a bathtub or shower. Return any extra pillows and/or blankets to the closet where you found them. 7. If you moved any furniture, please return it to the original spot. 8. Property should be left neat and in order (same condition it was when the Guest(s) arrived). 9. Return key to lockbox. The lockbox combination will be provided to Guest prior to arrival. CLEANING REQUIREMENTS- Guest(s) are required to leave the property in the same general condition it was in when Guest(s) arrived. Dishes should be cleaned and put away but, beds do not need to be made. Owner will clean, vacuum, sanitize, and put clean towels and linens in upon your departure. The cleaning fee covers typical check-out cleaning. If additional cleaning is required, appropriate charges will be deducted from your security deposit/credit card. Guest(s) is responsible for any damage, abuse, excessive clean up requirements, or loss caused by any member of Guest(s) party to the property or its contents during Guest(s) occupancy. Inspectors walk through each property after check-out to ensure that the property is left in good order. Owners will make the final determination of the necessity of any charges to Guest(s). Maid service during your stay is available for an additional charge and must be scheduled in advance. DISPUTES- This Agreement shall be governed by and interpreted in accordance with the laws of Cameron County, and the State of Texas. Any action relating to this Agreement shall be instituted and prosecuted only in the Cameron County Court, Texas. Guest(s) specifically consent to such jurisdiction and extraterritorial service of process. EXPEDITED EVICTION- A material breach of this Agreement by Guest(s) , which, in the sole determination of the Owners, resulting in damage to the Premises, personal injury to Guest(s) or others, a breach of the peace, a nuisance to others, or a violation of criminal law or local code, shall be grounds for termination of Guest(s) tenancy. Violation of any of the rules contained here in will result in IMMEDIATE EVICTION and forfeiture of rent and security deposit. If the tenancy created hereunder is for 30 days or less, the expedited eviction procedures set forth in the law will apply. Guest(s) may be evicted under such procedures if Guest(s): hold over in possession after Guest(s) tenancy has expired; (ii) commit a material breach of any provision of this Agreement that according to its terms would result in the termination of Guest(s) tenancy; (iii) fail to pay rent as required by this Agreement, or have obtained possession of the Premises by fraud or misrepresentation. Any reservation made under false pretense will be forfeiture of advance payments and the party will not be permitted to check-in. POOL RULES. Guest(s) is required to observe the pool rules posted at the pool. HOMES~FURNISHINGS~EQUIPMENT~ETC. -All homes are privately owned property furnished and equipped by OWNER. As such, Agent(s) cannot make any changes to the furnishings or equipment provided by the owner. If you require special appliances or equipment, please bring them with you. Loss of furniture, bedding, mattress pads, utensils or any other property supplied with the rental property as well as damage to the property or furnishings in excess of normal wear will be charged to Guest(s). Certain areas in each rental property are locked for the OWNERS personal storage and are not included in this rental. SOFA BEDS – Please be careful with the frames. No jumping on sofa beds. Frames will be checked for damages. We would prefer that you do not rearrange the furniture. If you can’t help yourselves, please put it back the way you found it to avoid any further charges. HOUSE PARTIES-ARE NOT ALLOWED! - Rental Guest understands that Owner(s) will accept families, married couples, and responsible adults over the age of 21 ONLY! Guest(s) agree that more than the number of people stated on the lease shall not be allowed on the premises. If the unit is occupied by more than the number of people stated, it will result in loss of total rent, security deposit and/or additional charges to guest’s credit card. Occupancy in use of premises shall not be such as to disturb or offend neighbors. The use of fire arms or fireworks is strictly prohibited. Guest(s) certify that they have read carefully the limitations placed on the number of persons permitted to occupy the premises, and agree to abide by such limitations: if not, Guest(s) will be asked to vacate the property which will result in loss of total rental and security deposits with no refund. INDEMNIFICATION AND HOLD HARMLESS- Guest(s) agree to indemnify and hold harmless the Owner and Agent(s) for liabilities, theft, damage, cost or expenses whatsoever arising from or related to any claim or litigation which may arise out of or connection with Guest(s) use an occupancy of the rental property including but not limited to any claim or liability for personal injury or damage or theft of property which is made, incurred or sustained by Guest(s). The terms “Guest(s),” “You,” and “Your” as used in this Agreement shall include Guest(s) heirs, successors, assigns, guests, invitees, representatives and other persons on the rental property during Guest(s) occupancy (without regard to whether persons have authority under this Agreement to be upon the rental property), where the context requires or permits. KEYS- All keys must be returned at time of Check-Out. As these are privately owned properties, Guest(s) are responsible for lost keys. The property must be re-keyed in the event that keys are lost, misplace, or non-returned keys. The Guest(s) will be responsible for cost to rekey unit. If an agent is not available for late hour calls after 10 p.m., a locksmith will be required. The Guest(s) will be responsible for this service and costs. LINEN- A basic supply of linen is provided in each property. The startup set of bath soap, toilet tissue, and trash bags are not replenished. We do ask for Guest(s) to bring their beach towels because our towels, blankets and/or bedspreads are not allowed at the beach or pool areas. We also ask for guest(s) to bring any personal items they may need like extra toilet paper, soaps, shampoos, etc. If we are unable to get stains out of towels or linens or if there is any unusual wear and tear, you will be charged for replacement. MUSIC/NOISE LEVEL – Loud music/noise or offensive activity is not allowed. Music/noise should be kept at a conversational level. When coming in late, no shouting or slamming doors. OCCUPANCY - DO NOT EXCEED OCCUPANCY LIMITS. If occupancy limits are exceeded at any time, everyone will be evicted and there will be no refunds. PETS - You acknowledge that NO PETS are allowed in or on the premises unless Owner(s) has expressly authorized such use. There is a $200.00 non-refundable pet fee. Pet limits vary on case-by-case basis. IMPORTANT: IF YOU HAVE A DOG AND IT’S NOT LISTED ON THE LEASE, THE UNAUTHORIZED OCCUPANCY OF PETS WHERE PROHIBITED WILL RESULT IN IMMEDIATE EVICTION AND LOSS OF ALL RENTS AND SECURITY DEPOSITS! Prior permission must be granted. Specific rules must be followed. An additional pet deposit may be required. PETS ARE NOT ALLOWED ON FURNITURE OR BEDDING. The pet fee is for the privilege of having your pet stay at the property. Any extra cleaning resulting from excess hair or other issues will be taken from your security deposit or credit card. REPAIRS~SERVICE CALLS~REFUNDS- Owner(s) cannot guarantee against mechanical failure of heating, air conditioner, hot tubs, TV’s, Cable Receivers, or other appliances. Please report any inoperative equipment to Don Wolfe, we will make every reasonable effort to have repairs done quickly and efficiently. Should a repair person make a call to a unit and find that the equipment is in working order and the problem was due to the Guest(s) oversight or neglect, the charge for service will be the Guest(s) responsibility. No refunds or rent reductions will be made due to malfunction of appliances or equipment. PLEASE do not put off notifying us immediately as it could hinder us from getting the repair done quickly. Guest(s) understands and agrees that Owner(s) and their agents may enter the rental property at any time for the purpose of making needed repairs. RIGHT OF ENTRY- Guest’s agree that the Owner(s) and their agents reserve the right to enter the rental property anytime to investigate disturbances, check occupancy, check for damage, to make such repairs, alterations or improvements thereto as Owner(s) may deem appropriate, or to show property to prospective purchasers or guests. SMOKING- Smoking is not permitted inside. If smoking occurs inside the facility, a charge will be accessed for the extra cleaning needed to rid the facility of the smell. Outside smoking is permitted but please do not litter. Failure to obey this rule will result in loss of security deposit and/or charge to credit card. Owners reserve the right to refuse service to anyone - All rental properties are leased regardless to race, color, religion, gender, sexual orientation, national origin or handicap. VIOLATING AGREEMENT- If Guest(s) violates any of the conditions of this Agreement, Owner(s) may terminate this agreement and enter premises. Upon notice of termination of this Agreement, Guest(s) shall vacate the premises immediately and forfeit all deposits and security deposits. CREDIT CARD- I am providing my credit card number as a guarantee. I agree to pay all rent, accept all terms of the lease agreement and accept all liability for any damage beyond normal wear and tear during the term of my lease with Owner(s). If I fail to do so I understand that these costs will be charged to my credit card and all credit card sales are final!
