A 'Wow!' property, and our second home. Private, quiet, spacious villa, with own olive grove, vineyard & woodland totalling 13 Hectares (~32 acres), 1km from medieval village. Private: 12 x 6m pool (with remote control child-safe cover), boule court, extensive terraces, outside wood oven. Rural villa sleeping 8 in peace & comfort. Floor area of approximately 300m2 on 2 ½ floors, together with a roof terrace. The house and gardens are not overlooked. On all sides, the 360o views are impressive, and overlook the valley of the River Tiber (Tivere) to the west, agricultural land and hill villages all around with a backdrop of unpopulated mountains and the Soratte mountain to the south west. Village shops are 1.2km, a 10-15 minutes undulating walk. Supermarkets are within 10-15 minutes by car. Rome 1 hour by train or Autostrada. Sun (and shade available) all day. Great terraces for sundowners.

The rural Villa and its grounds is completely private and not overlooked, but close to the village. It is well back from its secondary road access, so safe for children. Either by train (station is 5 minutes away by car) or via autostrada central Rome is only an hour away.
Local places to visit:: In no particular order: Vescovio - ~20-25 minutes. Nice little restaurant next to a very old church with underground crypt. Farfa - religious little village. 8th Century I think. One or two restaurants outside village. ~30 minutes distant. Casperia - visible from the east garden. Hillside village with many steps and view and a few bars. ~30 minutes. Poggio Mirterto (good market – mostly clothes - third ? Friday of the month) Viterbo - Medieval small (like a film set!) - maybe ~1 hour. Etruscan restaurant recommended for excellent and cheap local food and grappa (Euro 1 per glass!). Some pleasant shopping streets too. Also antique shops. Gavignano – nothing much about it, but an interesting market on the third Sunday (or is the last Sunday?) of the month. Orvieto. Hill top town with a lot of history and catacombs. One hour north on Autostrada. Bagno Regio - AMAZING (walking uphill) access to medieval hill top village - 15 minutes from Orvieto and virtually unknown to non-locals.
Rome & the best beach: Ostia beach west of Rome - the best. The others are overdeveloped. This is pretty natural, with sand and dunes. Great ' Meditterane' beach restaurant & sun-bed and umbrella hire at Km 8.5 - excellent fish. Arrive early in summer as parking is along the road and limited. Tip the man who appears to look after you car about 3 Euro for the day (but that is the only charge, and if he is still there when you leave, he'll help you into the traffic flow.)
Rome: culture, shopping and people watching - 1 hour.

There is a golf course at a 5 star hotel about 15 minutes away by car, but (as non-golfers) we are not sure if it's open to non-residents. Ask if its important to you, and we'll find out.
A car is recommended. Both Rome airports - about one hours drive away if the traffic is kind - have car hire companies, which do not exist locally to Stimigliano. A GPS for your car is highly recommended to navigate the country roads and/or Rome.
Collection from Stmigliano station can be arranged for arrival and departure. If arriving by train, arrival and departure by air at Fumicino Airport is easiest, although Ciampino also works.
If arriving by car, arrival by air at Ciampino makes for an easier car journey,although Fumicino also works.
One of the double bed bedrooms is next to the large shower-room (with wash basin & wc & bidet) shown in the photo.

The twin bedded bedroom and one of the double bedded rooms are off the same corridor beyond double doors, and so create a family unit if needed.
3 of the bedrooms face west, with shutters. The bedroom from the roof terrace faces east, has an oval window, and no shutters..

One of the shower rooms is a wet room shower (separate from the bedrooms), with WC & washbasin.
All the remaining showers are similar in design to the one shown in the photo with mosaic tiles walls, massive travertine stone (200Kg each!) shower trays, and modern 'water-fall' type showers with a diverter to a hand-shower. There are extensive terraces on west, north and east of property, as well as a roof terrace. Shade is available all day.
The north terrace (see photo) has a modern wood fired oven (with light and fan).
There are plenty of places to enjoy sundowners!
There is extensive parking, and the external gates to the property can be locked. Guest have access to the full 13 hectares (~32 acres) of the property, which is about 100m off a minor road.

Final Cleaning & Laundry£200
I require a signed agreement and £600 Reservation / Security Deposit and a signed pdf of the first three pages of the contract, then 50% of the rent 56 days before (not 'now'), and 50% 28 days before the first day of rental. The cleaning and laundry charge of £200 (independent of length of reservation) is deducted from the deposit, and in normal circumstances the balance returned to your bank account within 14 days of rental end.

Although more accessible, less touristy and therefore cheaper than Tuscany to the north, the Lazio agricultural landscape has many similarities and hilltop villages and history. A car is recommended. Rome, culture, shopping and enjoyment in many forms - 1 hour by car or train. A great beach at Ostia. Numerous small villages steeped in history are with 15 - 30 minutes by car.
