THIS IS A VERY UNIQUE PROPERTY!
Beautiful beachfront yields direct access to the water complete with private beach and private launch ramp. Beachfront has two 10x13 soft top awnings and a firepit for your comfort along with running water and electricity for your convenience. Beyond the beach, there are three tiered levels which allow for the ultimate enjoyment of different views and activity on the river. Each of these levels contain two 'fruitless mulberry' shade trees and accent lighting.
In addition to these three tiered levels, there is the main upper area where the Manufactured home is located. Approximately 4000 s/f of lawn area creates a 'park like' setting complete with a rock water feature, accent lighting, 10x10 Gazebo supporting an outdoor kitchen which includes stainless steel BBQ, sideburner, sink, refrigerator, ceiling fan, dual zoned 8 speaker sound system and a 7 piece outdoor seating group. There are a total of 30 trees on the property which consists of the 'Mesquite', 'Rosewood', and 'Fruitless Mulberry' varieties. The majority of these trees are located between the house and the beach.
An additional BBQ Island which features a stainless steel BBQ, sideburner, refrigerator and bar seating for two is located just outside the front door of the home as well. This home which overlooks a separate treed lawn area has an attached 8x27 covered porch which consists of 2 ceiling fans/lights along with electricity and rca jacks to accommodate a 4 piece speaker connection which would allow you to plug in your music source, relax and enjoy.
For your privacy and security, this is a private gated community, a private road, and a gated individual property with the intention of respecting the rights of all individual property owners.

This property was well maintained and extremely clean. The yard has various sitting areas, shaded and not shaded and with heat in the event you get there during a cold spell and still want to sit outside. The property is in a gated community, very quiet and peaceful. The owners were helpful and met us to make sure we could find the way to the property. My husband and I went on several sightseeing day trips to the Mojave Desert, the Hoover Dam and Lake Havasu. It is a good central location. We did not go to Laughlin but it was very close with a number of casinos right on the river. It was nice to have a quiet place to come back to with a fully stocked supply of kitchen accessories, the owners thought of everything for the kitchen. The linens and bath supplies were luxurious and appreciated. I would rent here again if I was in the area.Recommended for: Families with teenagers, age 55+, romantic getaway, sightseeing.

Our property is in a great central location which is very close to Laughlin, Nevada and Lake Havasu and just a short trip will place you into Las Vegas.

Year Purchased: 2004
About the owner: The 'River' has been a prime destination for us since about 1992. My wife introduced me to this wonderful experience. Born and raised in Southern California, she had a lot of time vested in visiting and vacationing here with her family for most of her life. We decided to buy our first getaway in a community with a private marina not far from here as a beginning. Great move and we really enjoyed it.
Why the Owner Chose Mohave Valley:
We realized over time that as a long term goal we wanted to be on the waterfront, without restriction, free access and more privacy. We bought this property as undeveloped land and developed it over the last 8 years to create what it is today. We have taken on projects like this in the past and are proud of this accomplishment!
WE LIVE HERE. It is one of our seasonal residences. Approximately 7% of the Colorado riverfront is privately owned and it is a unique experience for anyone to spend some time here and be an integral part of it! Please enjoy your time at our home.
