This 3 bedroom 1 bath is located in private Briggs Farm. Our association beach offers a small, safe sandy beach for the youngsters only 2/10s of a mile from the house. The Great Salt Pond stretches 4 miles long and offers endless opportunities for fishing, quehoging, swimming and kayaking. The house rental includes 3 kayaks to allow you and your family the opportunity to explore the islands and shorelines of the Salt Pond or just watch the sunset from the water. There are three beautiful beaches within three miles of the house, each offers a different experience. Walk the docks of an operational fishing village and buy lobster right off of the fishing boats! The Block Island Ferry is just 4 miles away and brings you to a great island adventure- don't forget to bring your bikes! If fishing is your thing, there are daily charter boats available or private charters for the whole family, Block Island sound offers fantastic Striped Bass fishing. Children love Adventure Land which offers batting cages, go karts, bumper boats and miniature golf. The beaches offer all day long sun and surf for boogie boarding, sand castle building or just relaxing on the beach. Return to the central air conditioned beach house and have the kids experience the excitement of the outdoor shower while you warm up the gas grill on the patio for the 2 lb. lobster! This three bedroom, 1 bath house is vinyl sided with a new kitchen and appliances as well as a new bathroom and freshly painted bedrooms. Watch the large flat screen TV on those hot nights while the central air cools you down. There is a washer and dryer as well. The house sleeps 5-7 comfortably. If you have small children the association beach offers a small sandy beach within a four minute walk from the house- this is also where you would launch the kayaks. Bring your bikes because there is a 8 mile long bike path through Narragansett, if you are unable to bring them there is a rental shop in town. This is a perfect summer vacation. Cancellation policy:
RENTAL RULES 1. Smoking is NOT allowed. 2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. 3. The house is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 4. Keep the property and all furnishings in good order 5. Only use appliances for their intended uses 6. Pets are NOT allowed. 7. Parking: Parking is limited to 3 vehicle(s). Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 8. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units. 9. WEATHER: No refunds will be given for inclement weather. By virtue of ‘payment of reservation deposit’ and/or ‘payment in full’ to owners for use of rental property, renter agrees to all terms and conditions of this agreement. KAYAK USE AGREEMENT RELEASE OF LIABILITY In consideration of the use of the Kayaks of John and Debra Owens, the undersigned acknowledges and agrees as follows: WARNING. There are significant elements of risk in any adventure sport or activity associated with the use or presence water craft, including but not limited to canoes, kayaks, rafts, and tubes, and the use of related equipment. These risks are inherent in kayaking and may be present even if the equipment is used properly and even in still water. SCOPE OF RELEASE. This Release of Liability covers all activities indirectly or directly associated with the use of Kayaks owned by John and Debra Owens. RISK FACTORS. The undersigned understands and acknowledges that using the Kayaks involve risks such as, but not limited to, the following: (i) changing water flow, conditions or current; (ii) collision with other participants, any portion of the interior of the craft, other water craft, man made or natural objects, including overhanging, submerged and/or semi submerged trees, branches, rocks and boulders; (iii) cold weather and heat related injuries and illnesses including hypothermia, frostbite, heat exhaustion, sun stroke, and dehydration; (iv)inclement weather, variances and extremes of wind, weather and temperature, the presence of insects and animals; (v) sense of balance, physical coordination, ability to swim, and/or ability to follow directions; (vi) loss of control of the craft, collision, capsizing, and sinking of the craft which can result in wetness, injury, exposure to the elements, hypothermia and drowning; (vii) getting in and out of the craft; (viii) travel, including hiking, portaging and travel to and from the related and unrelated activities; (ix) the presence of wild animals, including marine life forms, (x) unavailability of emergency aid services and emergency medical care. The undersigned acknowledges that foreseeable or unforeseeable factors or circumstances, may result in a RISK OF PROPERTY DAMAGE, BODILY INJURY, AND POSSIBLY DEATH. ASSUMPTION OF RISK. By executing this Release of Liability, the undersigned expressly assumes all risk that arise from the participation in Kayaking Activities, the acts of others, the unavailability of emergency care, and any other foreseeable or unforeseeable factors or circumstances related to the Kayaking Activities. The undersigned assumes all risk of injury, wrongful death or property damage related to kayak Activities. ACKNOWLEDGMENT OF RULES, POLICIES AND PROCEDURES. The undersigned acknowledges that he or she has read and understood all of the rules, policies and procedures relating to kayaking Activities and understands that the safe and proper use of the equipment and participation in kayaking is dependent upon carefully following such rules, policies and procedures. I agree to wear a properly fitted and fastened U.S. Coastguard approved flotation device (life jacket) while aboard a kayak or on or in the water. The undersigned understands that kayaking should only be undertaken after proper instruction and training and that John and Debra Owens is not providing such training in connection with the use of the equipment. The undersigned assumes full responsibility for deciding where, when and with whom to paddle. The undersigned acknowledges and agrees that the Kayaks provided by John and Debra Owens is for the sole and exclusive use of the undersigned and may not be used by any other person. PHYSICAL CONDITIONS AND SKILLS. The undersigned represents that he or she has the requisite skills, physical abilities and mental abilities necessary for proper and safe use of the kayaks. The undersigned agrees that if he or she has any questions as to what skills, qualifications or training are necessary to properly use the equipment, then they shall direct such questions to John Owens (829-1770). RELEASE. The undersigned hereby releases, discharges, waives, disclaims and relinquishes all claims, actions or causes of action against John and Debra Owens and agrees not to sue them on account of or in conjunction with any claims, causes of action, injuries, damage, cost of expenses arising out of Kayaking activities, including those based on death, bodily injury or property damage whether or not caused by participation in kayaking activities. WAIVER. The undersigned waives the protection afforded by any statute or law in any jurisdiction whose purpose, substance, and/or effect is to provide that a general release shall not extend to claims, material or otherwise which the person giving the release does not know of or suspect at the time of executing the release. This means, in part, that the undersigned is releasing unknown future claims. INDEMNITY. The undersigned agrees to indemnify and defend John and Debra Owens and hold them harmless from any or all claims, causes of action, damage judgments, costs or expenses, including attorney fees which in any way arise from the undersigned participation in kayak Activities which include but are not limited to damages to or destruction of any property of an Indemnitee, of any others, injury or death of the undersigned or anyone else or any liability arising from the act or negligent act of an Indemnitee, the undersigned or anyone else; provided, however, the foregoing indemnity shall not apply to claims related solely to the gross negligence or willful misconduct of John and Debra Owens. PROPERTY DAMAGE. The undersigned agrees to pay for any or all damages to any property of Indemnitee caused by the undersigned either negligently, willfully, or otherwise. REPRESENTATIVES. The undersigned has executed this Release of Liability for himself or herself, and his or her heirs, assigns and legal representatives. INSURANCE. The undersigned understands that John and Debra Owens do not carry participant insurance. The undersigned acknowledges that they either have appropriate insurance or, in its absence, agree to pay all cost of rescue and/or medical services as may be incurred on their behalf. ACKNOWLEDGMENT. The undersigned has read and understands this Release of Liability and realizes it relates to surrendering valuable legal rights and assuming important legal responsibilities and does so freely and voluntarily. By virtue of ‘payment of reservation deposit’ and/or ‘payment in full’ to owner’s for use of rental unit, renter agrees to all terms and conditions of this agreement.

Whether its biking,the 8 mile long bike path, fishing, swimming, sailing or kayaking we just love the adventure of it all. Why the Owner Chose Narragansett:
We had never really thought about buying until we started renting beach houses. We would find the 'perfect' beach house for our young family only to realize that we were surrounded by rental properties on all sides and some folks would party into the next morning- good for them- but not so good for our young children. Our house has a vacant wooded lot on one side and across the street and a year round family behind us. We really enjoy being in a quieter neighborhood where we can enjoy our family.
The Unique Benefits at this House:
Every beach house offers you close proximity to the beach, but what was unique with this house was the privacy of the Briggs Farm Association. This offered an opportunity of a small association beach to bring your young children to on those days or late afternoons when you didn't want to fight the crowds. I liked taking a stroll in the late afternoon with the kids down to the beach, or bringing them out on the Great Salt Pond in the kayaks- my boys loved that and still do today!
