We love this place. We have stayed at the Zepher Resort for 2 yrs and decided to try something different. We were so happy to have room to move around and our kids to have room to play. We spent our 10 yr anniversary here andbour kids springbreak. I recommend this place to anyone who would like to feel like they are at home. Thank you, we totally enjoyed your place.Recommended for: Adventure seekers, age 55+, people with disabilities, romantic getaway, families with teenagers, families with young children, sightseeing.

We really enjoyed our stay. Our 16 year old grandson had his own space and bathroom with shower. The bus is on time and close by. The place is clean and really comfy. The 2 TVs were great. It was the best 1 bedroom place we have stayed in.Recommended for: Age 55+, romantic getaway, families with teenagers, families with young children, girls getaway, sightseeing.

Dear Guest, Thank you for choosing our home for your vacation. We hope that you have a pleasant stay. SHORT TERM RENTAL AGREEMENT This Short Term Rental Agreement (the “Agreement”) is made by and between Glenn Siddall (“Homeowner”) and booked guest (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1. Property. The property is located at: 145 Forest Trail, Winter Park, CO 80442 ____________________________________________________________________ The property is furnished and includes linens, towels, microwave, coffee maker, major appliances, 2 flat screen televisions, DVD Player, computer and monitor, wireless router, bedroom furnishings, and washer and dryer. 2. Rental Party: The rental party shall consist of Guest and the following persons: Those people stated on the original agreement made through the reservation manager of VRBO 3. Maximum Occupancy: The maximum number of guests is limited to 6 persons. 4. Term of the Lease. The lease begins at _____ p.m. on ____________ (the “Check-in Date”) and ends at _____ a.m. on ________________ (the “Checkout Date”). 5. Minimum Stay: This property requires a 2 night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than 2 days, the guest will be charged the extra night rate. 6. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. 7. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 4. Keep the property and all furnishings in good order 5. Only use appliances for their intended uses 6. Pets are NOT allowed. 7. Parking: PARKING – Parking is limited to ___2____ vehicle(s). Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 8. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. 9. Hot Tub: [No children permitted in hot tubs at any time] [without adult supervision]. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Our housekeepers drain, sanitize, refill and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm until later that evening. [DO NOT STAND ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement.] Remember when not using the hot tub, leave cover on so hot tub will stay warm. 10. [Fireplace: The fireplace is a wood-burning fireplace. We would prefer you use Dura flame logs or something of that type but if you do use real wood please be sure to close the netting to prevent sparks from landing on the carpet and surrounding areas. 11. Storms: Refunds will be given on a case by case basis. [Mountain roads can be curvy and steep. Local drives are well maintained; however, we highly recommend four wheel drive and/or chains during the snow months.

About the owner: My partner and I have owned this condo for almost three years and love the mountains and the Winter Park Area. We both live and work in Denver and Boulder and have two wonderful daughters currently attending college. We would not think of living anywhere else, Colorado is a beautiful place to work and live and has great options for people who love the outdoors.
