Make this spacious summer home your own. Only two weeks are left for the 2013 season. This Sunday to Sunday rental is located in the heart of Ocean City, just 300 steps from the boardwalk, this historic home has been updated and well maintained for the use of our summer guests. It sustained no damage whatsoever from Hurricane Sandy, thankfully. This second floor condo is perfect for extended families or multiple families who would like to vacation together. The rooms are very large and comfortable; there are five bedrooms and 3 1/2 baths, plus an enclosed outdoor shower with hot/cold running water to rinse off the salt and sand when you return from your trips to the beach. We also provide 4 beach tags for use during your stay.

Within a short walk is a great pizza shop, ice cream shops, a deli and one of the finest family restaurants on the island, Sindia, named for a sunken ship just off the coast of O.C.

Enjoy the evening breezes on our front porch, or relax in the privacy of our back patio, complete with gas grill. On the boardwalk at the end of Plymouth Place (between 7th and 8th) is the water park and a convenient café if you prefer to take some time off from cooking. A short walk down the Boardwalk brings you to other amusements, shopping, and a multitude of other eateries. The Ocean City Tabernacle is just 2 blocks away, and other churches are also within walking distance. Within 6-8 blocks is the bay with fishing charters, boat and jet ski rentals, and crabbing.

Park your car and save your gas for the ride home! (unless you care to take the 25 minute ride to Atlantic City). Two parking passes included.

We prefer family groups. No senior week or after-prom groups please.

The advance payment will be applied toward the rent. Please make payments via personal checks payable to Judith A. McKee. The advance payment is not a damage deposit. The BALANCE OF RENT is due sixty (60) days before the arrival date. If the balance of rent is not received by the Owner prior to 60 days before arrival, the property will be re-listed for rent until such time that payment is received from Tenant or a contract with a new tenant is completed. Checks should be sent and made payable to: Judith A. McKee CANCELLATIONS - In the event the Tenant wishes to cancel this lease, the Tenant may do so only upon the consent of the Owner. The cancellation request must be submitted in writing by the Tenant to the Owner. The Tenant understands that if the Tenant cancels this lease the Owner has the right to demand the full payment of rent in accordance with the terms of this lease unless the property is re-rented. If the property is re-rented at full price, the Owner shall refund to the original Tenant all monies that they paid less a $100 processing fee. Any reduction in re-rental price shall be also be deducted from the payment(s) before being returned by the Owner. Early departure does not warrant any refund of rent. TRAVEL INSURANCE: Refunds will not be given for cancellations or occupancy delays due to deaths in the family, medical emergencies, travel cancellations or delays, weather related events or evacuations, loss of job, or other events that would be considered Acts of God or that are out of the control of the owner. The Tenant may purchase Travel Interruption & Cancellation Insurance. If the Tenant chooses not to purchase Travel Insurance, the Tenant may be forfeiting their ability to receive a refund if any of the above events occur. Travel insurance is a way to protect a vacation investment. It reimburses for many non-refundable expenses due to certain unforeseen circumstances that may result in cancellation or interruption of vacation plans. EXPECTATIONS OF THE TENANT: • No damage shall be done to unit or its contents, beyond normal wear and tear. • No charges are to be incurred due to contraband, pets, or collection of rents or services rendered during the stay. • All debris, rubbish, and discards are placed in trashcans, and soiled dishes are placed in the dishwasher and cleaned. Trash is to be taken to the curb on Wed night. It is also to be taken to the curb on Sunday prior to vacating the premises. • The unit is to be left locked upon vacating the unit. • NO early check-in or late checkout. • PARKING PASSES (VALUED AT $1500) AND BEACH TAGS(VALUED AT $100) ARE TO BE LEFT IN THE DESIGNATED BASKET FOR THE NEXT TENANT • The Tenant shall not be evicted by the Owner (or representative of the owner), the local law enforcement, or the security company employed by My Community. • The Tenant is to check out of the unit by 10:00AM on the final day of the lease • The Tenant shall close and lock all windows and doors upon vacating the unit • The Tenant shall turn off all appliances and air conditioners prior to vacating the unit PROPERTY DAMAGE PROTECTION: The Tenant is required to purchase Property Damage Protection Insurance. This covers the renter for damages up to $1500. The Tenant may purchase the insurance at the time of on line payment, or the Tenant may pay the Owner $49 to purchase the insurance for the Tenant. The Tenant must report any damage and assist in filing the claim. Failure to do so will result in Owner's inability to file the claim against the insurance company. Smoking: THIS IS A NO-SMOKING HOME AND PROPERTY. Pets: Pets are not permitted in rental units under any conditions. Acceptance of Property: Opinions as to the condition of the Property vary from individual to individual and are very subjective. The Tenant bears the responsibility of renting the Property sight unseen and of not being satisfied with the condition of the Property at the time of check-in. The Tenant has not been promised anything as to the condition of the Property unless stated in this lease. The Property is rented "as is". Occupancy: The maximum number of persons, including children, is limited to 13 (12 bed spaces). Minors: Tenant affirms that he/she is an adult (25 years of age or over) and the property will not be occupied by minors unless an adult is present. Care: Tenant agrees to return premises to owner, on expiration of this lease, in as clean and good condition as reasonable use will permit and to repair, replace or pay for any breakage or damage to the property, furnishings, and equipment. The Tenant is solely responsible for placing all trash and recyclables in the exterior bins for pickup in accordance with the schedules and ordinances of the City of Ocean City. Tenant is responsible for breakage or damage done by Tenant and/or guests, including damage in excess of the $1500 Property Damage Protection Policy. No Additions: There shall be no alterations of the property and no fixtures, appliances or air conditioners shall be installed without the written consent of the Owner. Visitation: Owner or agent shall have access to the premises during daylight hours to make repairs or to show for sale or rent. Owner approval will be obtained prior to visitation. Parking passes must be displayed inside dashboard of Tenant's cars for parking in the 7th Street Municipal Lot. Tenant must leave the parking passes inside the unit upon departure. Fireplace: The fireplace is a vented firebox. Please do not throw any paper or other combustible materials in the fireplace. The fireplace is only to be used on cool nights when the A/C is not in use. The damper must be opened for fireplace use. Nothing except DURAFLAME logs or similar products are to be burned in the fireplace. All of the units are privately owned; the Owners are not responsible for any accidents, injuries, illness, or theft that occurs while on the premises or its facilities. The Owners are not responsible for the loss of personal belongings or valuables of the Tenant or guests.                   About the owner: Judy and Tim, the owners, both grew up in Southeastern Pennsylvania. Tim frequently came to Ocean City as a kid, and always enjoyed time here with family and friends. We have carried on the tradition of spending time here with family and friends, and we continue to look forward to spending time here with our grown children, their spouses and this year our granddaughter.

                  We like our location because the beach and boardwalk are a short block and half walk away. The neighborhood is very quiet at night, yet the many boardwalk activities are a short walk away. There are restaurants, delicatessens, pizza and ice cream shops and variety stores within a three block walk of our home. Our convenient Sunday to Sunday rental allows you to check in and out without fighting the frustrations of traffic on busy Saturdays.
