The place was open, warm, very clean and in great condition. Excellent it is close to the ski area. One bathroom is difficult when you are using all 5 bedrooms, but everyone managed. Everyone got a hot shower. The extra heaters in the room helped keep everyone toasty. Alot of parking out front for everyone that came to share the experience. Swain Hollow Lodge & Townhouse – Rental Agreement ‘Renter’ agrees to abide by the terms and conditions set forth in this Rental Agreement pertaining to the property known as ‘Swain Hollow Lodge’ (VRBO #450093), located at 5 County Road 24, Swain, NY 14884, owned by Andrew J. Weinzler and Katharina R. Weinzler, of 2068 Whitehaven Road, Grand Island, NY 14072, hereafter referred to ‘Owners’. By accepting this Rental Agreement, you the ‘Renter’ confirm that you have read, understand and agree to abide by the terms and conditions set forth in this Agreement. Renter provides further assurance that you will inform all of your guests that will be staying with you in the Lodge of these terms and conditions. Renter accepts responsibility for any damage to the property that is caused him or herself, or by any guest. 1. A Reservation will be canceled by Owners if payment of the amount due isn’t received within 24 hours after Owners sends the Invoice to Renter. 2. When making a Reservation more than 30 days in advance, payment of half of the total amount due is immediately required. If payment isn’t received within 24 hours after Owners sends the Invoice to Renter then the Reservation will be canceled. The remaining balance is due in full 30 days prior to the rental date. 3. When making a Reservation less than 30 days in advance, immediate payment of the total amount due is required. If payment isn’t received within 24 hours after Owners send the Invoice to Renter then the Reservation will be canceled. 4. No portion of amount paid is refundable, for cancelation, inclement weather or any other reason. As such, Owners encourage Renter to purchase Travel Insurance. Insurance of this type is made available by VRBO. 5. Owner is not responsible for Renter property that is lost or stolen. 6. Check-out time is 01:00pm ET. Tenant agrees to depart the premises not later than 01:00pm ET on the designated departure date. Owner will arrive promptly to lock-up. 7. Renter will leave all keys when departing. 8. Renter agrees to purchase ‘Property Damage Protection (PDP)’ through VRBO, as indicated in the quote provided by Owners. 9. Renter will accurately specify to Owners the exact number of adults and children that will be staying at the property. Renter will not exceed the maximum number of guests outlined below. a. When renting the Lodge with 3 bedrooms, the maximum number of guests sleeping overnight is eight (8). b. When renting the Lodge with 4 bedrooms, the maximum number of guests sleeping overnight is eleven (11). c. When renting the Lodge with 5 bedrooms, the maximum number of guests sleeping overnight is thirteen (13). 10. There will be no smoking allowed inside the Lodge. 11. No pets are allowed in the Lodge or on the premises. 12. Renter agrees to turn off and unplug the electric fireplaces and electric heaters when leaving the property, even for brief periods of time. 13. Renter and all guests will remove ski boots, or any other boots, shoes or footwear that have mud, snow or dirt on them, immediately upon entering the property. 14. The property is supplied by well water. Owners provide, as a courtesy, six (6) bottles of water. Renter drinks well water at their own risk. 15. The property has a Septic system. Renter and all guests agree to use only single-ply toilet paper provided by Owners, and to place nothing else, such as paper towels, napkins, feminine napkins or any other item in the toilet. 16. Prior to departure, Renter agrees to: a. Remove all items from the refrigerator. b. Wipe clean the counter-top, sink and appliances including the fridge, stove and microwave. c. Wash all used dishes, pots, pans, silverware and cooking utensils and return them to their original location in the cupboards and/or shelves. d. Place used towels & washcloths in the laundry basket provided near the bathroom. e. Mop floors as necessary to remove mud and dirt. f. Put all garbage in plastic bags and place in garbage cans outside of property. DO NOT LEAVE GARBAGE BAGS OUTSIDE OF THE LODGE. Additional plastic bags are available in the kitchen. 17. Renter will provide Owners with their contact information including cell phone numbers. 18. Renter will contact Owners at (716) 228-9179 should an urgent matter arise.
