Built brand new as a high performance home in 2008, this home is comfortable!
And the location is unbeatable...tree-lined secluded street, yet so close to so many amenities!
The house has 4 bedrooms that sleeps up to 8 people: King bed in second floor master, and two bedrooms each with 2 twins also on the second floor (which share a bathroom.) The basement has a king bed and 3/4 bath. There is also a study next to the first floor powder room where the futon can be converted to a full bed. BOTTOM-LINE: great for families (b/c of 'kids rooms'), but not well suited for groups of all adults.
Enjoy this homes' open floor plan, modern design, and energy efficient comforts (including in-floor radiant heat in the winter and an evaporative cooler in the summer.)
The spacious kitchen seats six at the bar with space for an additional six at the kitchen table...and six more on the patio outside in season.
The basement has comfy couches, a large flat screen TV, DVD player, darts, and foosball to satisfy any couch potatoes in the group.
Laundry is a breeze with machines in both the first floor mudroom and on the second floor.
Stairs to the top level provide access to a built in chess table inside, and a fabulous deck on the roof outside!
The backyard is very large for a house in the middle of the city...and it's entirely fenced, with a very private feel. Enjoy the sound of the waterfall pond in summer as you grill or kick back on the patio...or while the kids enjoy the tire swing.
Wonderful front porch seating is a good place to people watch as many walkers and bikers use Jefferson Street to cut the corner on the main route.
Bring your Ipod and enjoy your tunes throughout much of the house with our built-in speaker system.
Draw the room darkening shades in every bedroom and know that you can sleep in.
All of the above grade floors are made of cork. In fact, they are recycled wine corks! Very comfortable for the bare foot!
The one car garage we have will be occupied, so indoor parking will not be available, but not to worry, most people park on the street anyway.
Many of the photos provided were taken when the house was brand new...so expect some changes.
Also note this is our primary home...not a generic rental property (so there will be some personal affects and photos around.)

SPECIAL INFORMATION FOR TRIATHLETES:
*This is an extra fabulous location: short walk to Ideal Market (Whole Foods), about half way between the swim and the run, really quiet hood for some rest, and you can get to the indoor public lap pool without crossing the street!
*Best suited for an athlete bringing a family along...not necessarily for a whole group of athletes like 8 adults (because half of the beds are kids beds, in bedrooms decorated for children.)
*Minimum week long stay required: $4,000 for that week. Most interest has been for the week before the race, but we may be able to do the week after if you book ASAP.

- So much to walk to here! The diverse and vibrant shops at Ideal Market are less than a half mile away, while you can push on to Pearl Street at .8 miles. You can reach the North Boulder Rec Center (swimming, exercise, basketball, sand volleyball, tennis, etc.) from our house without crossing a street! There are also other places for kids to play without crossing the street, including the Farmer's Ditch (creek), children's garden, and a small park. We are also less than a mile to the trailhead of Mount Sanitas! If you want to connect to the bus system, there is a stop only a couple blocks away too. And if you are biking, we are only a block off of 13th (a primary part of the designated bike lane system.) Don't have your own bike...not to worry: bikes can be rented by Ideal Market or at the North Boulder Rec Centre. And all this from a mellow, quiet side street with little traffic and plenty of summer shade....moreless

This property is perfect for families because of it's location...there is not much that you can't reach by foot or bike, and it's right next to the recreation center with year round swimming and slides!
The Unique Benefits at this House:
This property is very unique in that it has a third floor roof deck which provides fantastic views. Also, the house is extremely well insulated and stays extra comfortable all year round. For being in the middle of town, it has an extra large backyard too (which is the main reason the house was built up tall.) Lastly, the basement space has a fabulous feel (high ceilings, plenty of light, and no clamminess.)
