This very private 3 bedroom home sits on 10 acres. Three levels. Enjoy the rustic charm and tranquility of this great Vermont Vacation Home. No other houses in sight.
-Fully stocked kitchen! Coffee maker, toaster oven, dish washer, everything you need to cook and serve 12+. lots of grocery staples provided.
Sleeping (12 in beds and futon, plus space for more):
-Upstairs; Master suite-queen, 2 twins, half bath.
-Main level: bedroom with queen, futon in living room
-Lower level; Full and 2 twins (trundle)
-Additional space for your air mattresses
-All linens provided, queens and full have heated mattress pads-so cozy to get into bed!
-Dining area has big window and beautiful views of woods and meadow. Table expands to seat 12, additional table in sun room.
-Sunroom is bathed in light from windows and skylights.
-Play area in lower level features games, puzzles, books, big screen TV for DVDs (no TV reception.) 30+ kids DVDs provided.
-Wood burning stove in living room creates a cozy spot, with second TV for DVDs. Ample firewood provided, rest of house has central heat and additional electric heaters.

Well stocked Jacksonville Country Store and deli is only a mile away, with fresh meats, gourmet ready-to-cook entrees, artisan bread baked on the premises and extensive wine selection.
In warmer weather, rental can include use of charming little cabin in the woods perched on a hill by stream. No electric or plumbing, has 2 single mattresses and basic furniture, small wood stove. Perfect place to get started on that novel you always wanted to write!

We enjoyed this lovely house, the woods, nearby lake, and all around great vacation area. Our large family especially appreciated the comfortable sleeping accommodations. The owners couldn't be more welcoming.

Hobbit Hollow was fantastic! My and my friends (7 total and a 3 year old) were very comfortable and really enjoyed the place. We stayed there while at the Solid Sound festival in North Adams. The drive is about 40 minutes, but very scenic. We enjoyed having meals, BBQing, exploring the property and just chilling out at the house. The beds are all super comfortable, the house is very well stocked and supplied and it has lots of character. The neighboring towns are charming as well. We wish we could have stayed longer, but hope to come back for another visit!

Great VT Home for Groups of All Sizes
First off, my communication with Jean, the property owner, was nothing but pleasant. She was very accommodating for the large group that intended on staying. She had the extra "cot" set out, prepared the heat, lit the wood burning stove and made sure the driveway was plowed. Me and my group of 14 arrived at 2am Thursday night/Friday morning. There was parking for 4 full size cars, and we could have fit more if we wanted. We didn't have keys, but that was OK because the door had a pass code lock. That was a huge plus because with 14 people, it can be difficult to determine who has the keys at what time and prevented the possibility of a lost key. Everything was set up wonderfully. The home was toasty and everyone was comfortable with enough beds to sleep everyone. While the home had normal wear and tear, it was certainly cared for and kept in as best condition possible. The next day our group went skiing at Mt Snow, which is about a 25 minute drive from the home. Upon our return, we laid all our gear out in the sun room to dry. The room is very big and accommodated all our gear. The next night there was a massive snow storm and I was a bit worried that we would not be able to get off of the property: i was wrong! Jean had arranged for a plow to come by and make the home accessible to the main road, which was also cleaned off. Everyone was content that no time had to be spent on digging their cars out. The home is situated about 100 yards in from the main road (vt 100) and is surrounded by tall trees. It sits pretty atop a modest knoll. The property has 2 ancillary barns that also add to its beauty. While it would have been nice to have access to the barns, it was not a must have. Overall, the Hobbit Hollow Farm is a great property at a fantastic price. The owners are great and the advertisement accurately portrays the property. I would absolutely rent again.

When we found this place last summer (2012) we fell in love with it and decided to buy it as the place we will eventually retire to. We have adult children and grandchildren in the area, and have already had some wonderful family gatherings on the place, and really look forward to other families doing the same!
The Unique Benefits at this House:
The long driveway from the road goes over a beautiful brook and turns a corner around a lower barn before it climbs a little hill and the house comes into view. I had fallen in love before I even saw the house. I love the views from the windows in the house, I love the large field down below where previous owners have produced enough organic vegetables to sell the extra, I love exploring the woods, and the amazing night skies. And, if we can pull ourselves away, the activities and sightseeing in the area are almost endless and cover all seasons.
