Island Breeze Beach House - is in like new condition and roomy with great views. Located in Port Aransas, Texas, on Mustang Island in the Gulf of Mexico. This 2400 sq.ft. beach house has four bedrooms and three full baths. Sleeps up to 12.

The Island Breeze is a newer, custom-built, beach house in the recently developed, Gulf of Mexico, beach-side neighborhood of Royal Sands which was featured in the June 2005 issue of Money magazine.

This bright and colorful, two-story home is perfect for a vacation with the kids, a getaway with friends, or that family reunion with groups of up to 12 people. This immaculate executive home has all the comforts with a fully-furnished kitchen, granite counter tops, wood floors, and awesome island furnishings.

Great care is taken to keep this property in perfect condition for your next outing, therefore, smoking is not allowed in the house and pets are not allowed on the property.

This home was designed similar to the homes made famous in Seaside, Florida with pastel colors, lots of porches, and a white picket fence. Comfortable, second-story decks both front and back provide you the perfect place to curl up with a good book and enjoy the beach breezes, or the attached viewing tower overlooks the ocean or bay for incredible sunrise or sunsets!

Blue water and clean beaches are just a brief walk away via a boardwalk that takes you over the nearby sand dunes. The water is fairly shallow and the wave heights are typically small enough making it a safe and exciting beach outing for you and your young children to spend the day. If you prefer swimming in fresh water as opposed to salt you can relax in one of the two pools on the property. Port Aransas, the Harbor, Mustang Island State Park, the Texas Birding Trail, and Lighthouse Lakes Kayak Trails are only a few minutes away.

The master bedroom has a queen-size bed and is beautifully decorated in island décor with a private bath. The blue bedroom has two bunks with bright fish décor and shares a full bath with the yellow bedroom, which has two single beds with wicker chairs, tables, and fish prints. The upstairs bedroom has a white-washed finish queen-size bed with bright colorful sheets and coastal prints on the walls and comes with a full bath attached.

A modern kitchen is fully equipped with all the necessary cookware, dishes, flatware, dishwasher, a granite serving counter, and a beautifully decorated dining room. Towels, linens, a built-in ironing board, and a washer/dryer are all available to make your stay an enjoyable one. The living room and the sitting area are fully furnished and there are several TV/DVD/VCR/CD players throughout the home.

Port Aransas on the Texas Gulf Coast is an enjoyable and easy to reach get away destination; and the Island Breeze beach house is the best place to settle into while there. Check out the Port Aransas website for island activities.

RENTAL POLICY SUMMARY:
1. Smoking and Pets are NOT allowed.
2. To book your reservation a 1 night deposit is required at the time of booking, with the final balance due 30 days prior to arrival. If booking within the 30 days payment in full is due at the time of booking.
Cancellations made within 91 days or more are subject to a full refund minus a $ 25.00 cancellation fee.
Cancellations within 90 prior to arrival are subject to full forfeiture of payment, for this reason we highly recommend you protect your investment with purchasing traveler’s insurance. For your convenience, we offer this service through CSA Travel Protection.
4. Three-night minimum stay. Check-in time is 4:00 PM and check-out time is noon, unless arrangements are made in advance.
5. The guest of record must be over 25 years of age to register and pay.
6. Guest will be charged the full cost to repair any damage to the property or replace any missing items.
7. The house will be clean and ready at check-in time, and the lease fee includes an inspection and basic housekeeping immediately after checkout.

Activities include hiking, biking, fishing (bay and deep sea), wildlife viewing, horseback riding, shopping, live theater, dining out, shopping, miniature golf, swimming, boating, kayaking, surfing, windsurfing, parasailing, shelling, texas treasure casino cruise, and fresh seafood.
