Perched on a low ridge just 250' from the ocean 'Conched Out' (pronounced Konked) is so close to the sea you can hear the waves on the beach below and sea fish from the deck. You are facing east so you will always have a cool breeze to make open air island living comfortable,but because you are close to the water the breeze is gentle and pleasant, unlike the gusty winds at homes higher in the hills.
The 2 queen bedrooms, sunken 3 steps, are at the north and south end of the great room affording ample privacy. Each has it's own balcony deck with ocean views right from your pillow. A beautiful sunrise is the perfect start to your day in paradise! You will find yourself getting up early so as not to miss it (or at least open one eye for a glimpse and doze off again)!
The modern u-shaped fully equipped kitchen has a bar with recessed lighting separating it from the living area. There is ample space for 6 to dine in the north end of the great room or on the deck outside in front. There are also lounges and a large hammock on the deck. The deck is a really pleasant place to lounge, read, or sip a cool drink while watching the boats sailing in and out from coral harbor to the northwest or Johnson bay just below you. Throw something good on the barbecue while your enjoying that cool drink! No ship can get to Coral Bay Harbor without passing by 'Conched Out' (we should have some cannons, but we chose conch horns instead)! Fire off a warning blast and the signal will be returned :) Blown properly, (like a french horn) the Conch shell delivers a low soft tone that can be heard for miles!
If you get one of those rare rainy spells, browse the library or lounge in front of the flat screen and fire up the blu-ray for a good flick, sports event, news or whatever. Play a game or two until the sun returns (maybe 30 minutes or so). There is highspeed WiFi for getting a little work done or planning your future outings. The bose companion speakers can play whatever music you have with you or use pandora.Com on WiFi.
Now that you have enjoyed the house, grab a beach towel, head down the road a few minutes and get in the water. Because that is what most of us came for. You'll find some snorkel gear, beach chairs, an umbrella and a cooler waiting for you right out the back door.

Our group (4 adults) had a terrific time (May 11-18th). We love that the cottage had everything we needed for an excellent vacation, from a well-stocked kitchen to beach equipments, and not to mention fast Wifi and Netflix! Our group cooked dinner every night together and packed lunches to take the beach daily. We had happy hour on the deck after a long day at the beach and watched the sail boats in Johnson Bay/Coral Bay. The view from the deck is even better in person! Cathy and Clark have put a lot of attention to what guests would want/need for a comfortable time. They were also very responsible in answering questions and gave great tips on local beaches. We would highly recommend Conched Out for anyone looking for a nice, comfortable, quiet, and reasonably priced cottage on St. John.Recommended for: Romantic getaway, sightseeing, adventure seekers.

We loved our retreat above Johnson Bay on the more peaceful side of the island. From there, we had our daily pick of beautiful beaches and came home every evening for drinks on the deck overlooking Johnson and Coral bays and the waters beyond. Conched Out is well-stocked, comfortable and brightly decorated. Property managers Cathy and Clark were attentive, accommodating and filled with island lore and helpful information. A great week in a sweet cottage.Recommended for: Romantic getaway, age 55+, girls getaway.

We had a fantastic time on St John and a lot of that had to do with staying at Conched Out. Cathy & Clark have very thoughtfully outfitted Conched Out to provide every comfort away from home. The house is perfect - well worth the zany drive to get there. After a sunny day hiking and snorkeling (chairs, cooler, snorkeling equipment from Conched Out) we would head back mid-afternoon to relax on the deck with it's very comfortable seating, beautiful view, shade & wonderful breeze. Seriously - we looked forward to going back there every afternoon to cool off on that deck with drinks and appetizers whipped up in a well supplied kitchen . On more than one night when we intended to head into one of the Coral Bay restaurants we decided to stay put because it was so comfortable. Everything had been thought of from the quality linens to the table setting to the beautiful garden outside the kitchen window. In the morning the sunrise from the deck and bedroom - spectacular! Breakfast under the umbrella on the deck was a great way to start the day and - on day 1 - made all the stress from life's daily grind - go away and stay away for the duration of the trip. We also had the great privilege to spend a day with Caption Clark & 1st mate Dave - sailing on the White Wing. The day could not have been more perfect. The boat, views, snorkeling, company, popcorn, wind in the sails - incredibly relaxing. St. John and it's surroundings are beautiful - staying in Coral Bay - away from the crowd, made it perfect for us.Recommended for: Families with teenagers, romantic getaway, sightseeing, age 55+, adventure seekers, girls getaway.

Just returned from an incrediable week on St. John staying at the newly renovated Conched Out. We got the honor of being the first renters after the renovation. Such a cheerful villa!!! It even had lights made out of conch shells and original art work! Everything was so clean and new! Bed, pillows. sheets, towels, etc... were new and of great quality. It was equipped with everything we needed and then some!!! The view was not to be believed... sat outside memorized by how beautiful it was!!! It didn't matter what time of the day or night it was ... the view... words can't begin to describe! The manager was so pleasant and helpful! We will definitely stay here again!!! We are recommending this house to our friends!!! Best vacation we have ever had!!! Wish we were there now!Recommended for: Romantic getaway, sightseeing, age 55+, adventure seekers, girls getaway.

The rates above are for 2 guests. The rate for 3 to 4 guests is 1500/week low season and 1800/week high season. These rates also include the 10% hotel tax and are your total cost.
50% deposit to reserve your dates and the balance due 30 days prior to your arrival.
10% hotel tax is included in the rates quoted. There is a surcharge of $20.00/night for stays less than 6 nights. We do require a $200.00 deposit for any damage above and beyond normal wear and tear. You will likely just get it back. Not going to nickel and dime over a broken glass or dish here.
