Our 4 bedroom, 2 full bath, spacious retreat is situated right on the banks of the Sandy river, with a view that cannot be matched! The major features you can enjoy are:* fantastic views and large deck* gas grill, and river rock wood fireplace* comfortable for large groups* close to ski resorts and outdoor activities
In the summer you can relax on the deck in the warm evenings, lounging in the patio chairs or sitting at the table with friends. There is plenty of room for large groups and lots of seating. The winter time often brings snow, and the river becomes a serene escape from the bustle of the city. Our retreat is located only minutes away from several ski resorts.
The retreat is just steps away from the Sandy River surrounded by beautiful Aspen trees and the large outdoor deck provides great outdoor entertainment for family and friends.
We’ve included everything you need to stay connected to the outside world while you lose yourself in ours! The retreat has WiFi, cable television, and a long distance land line, just in case your cellular service is unreliable. We've also included the ability to stream Netflix, for those of you that prefer no commercials!
Our 4 bedroom, 2 bath home, provides everything you would need to make this your home away from home.
With a gorgeous river rock fireplace and 55 in flat screen television and Blu-ray DVD player, you can lounge on our leather couches and have the best of both worlds. The large picture window provides the perfect view of the forest and river combined!
Upstairs, you will find the master bedroom with pillow top queen mattress, 32 in flat screen, complete with Blu-ray player. Also a shared bathroom with a tiled, double head shower.
The living, dining room, and kitchen provide the open atmosphere while making a meal in our well appointed kitchen, and enjoying your loved ones.
There is a lovely breakfast bar with seating for four, as well as a beautiful dining set to accommodate 6 more.
Downstairs you will be amazed at the space! 3 bedrooms, 2 are host queen beds(1 with a 32' flat screen), the 3rd houses 2 sets of sturdy bunk beds for children, teenagers and adults alike.
Our family area consists of board games, cable television, X-box, and a gaming table. Even a sofa if you’d prefer to snuggle up with one of our books!
Our quaint neighborhood is just 20 minutes to Ski Bowl, Timberline and Mt. Hood Meadows for excellent skiing and snowboarding. Hiking and biking trails are numerous and a host of restaurants and little shops line Highway 26 just 5-10 minutes away as well.
There is a full grocery store, gas station and several shops just a few short miles away. The local tavern, Brightwood Inn, serves decent food and drinks at very reasonable prices, and there is a quick market about a mile away. There is simply too many activities to list and we're a short trip to everything the Mt. Hood area has to offer. See the map and our guest book for numerous more details.

My Husband and 9 year old son stayed the weekend here and had a magnificent time! We don't live far but needed a getaway and this was perfect. So relaxing whether we were looking out the window or sitting on the back deck taking in the adventures, trails and river right all within walking distance; Or vegging out in front of the TV (which was very tempting with Cable, Netflix, Bluray, X-Box 360 etc.) and why not, we were on vacation! Of Course Wifi feels like a necessity these days with all of our gadgets and they didn't miss a beat. We were able to connect right away without fail and no problems through out the entire stay. There is a TV in almost Every room, of course our son was living like a king and the darts, video games and other kid friendly activities provided in the home were more than enough to keep him busy when Mom and Dad wanted some alone time. If he got bored, he has a backyard of adventure at his fingertips where we encouraged and even joined him from time to time walking out the back door to find an AWESOME fort (Made by a family who stayed prior to ours) and explore nature at our finger tips. This backyard was also a blast for our Lab; Gabi who is an extension of our family and we were So happy we were given permission to bring her. Although we chose not to venture out and truly take in the relaxation there was Still opportunity to go to the community pool, visit the market just down the road, skii snowboard etc. or go out the the local Bar if we had the luxery of a sitter. I would LOVE to come back again sometime with no children and have a little bit more freedom. The Dart board and poker table downstairs was a lot of fun and would be even more fun with friends! We were Really impressed by the extras such as the Emergency kit, pack and play provided (in case of an infant), the basic spices in the cabinet and Shampoo, Conditioner AND Body in the shower, Wow! The Only thing I could think of we could have brought might have been some movies since the Blue Ray DVD players were available but with Netflix it's not really THAT Necessary. Only two of us so the accommodation seemed very spacious and was a good base for many hikes, particularly early in the season. Lovely quiet spot with the river behind.. Fixtures and fittings all seemed new or in very good condition and the house was exceptionally clean. We appreciated the extras like Netflix and WiFi and the owners were very helpful in dealing with with all our questions.Recommended for: Adventure seekers, families with young children, families with teenagers, romantic getaway, sightseeing, age 55+.

We stayed in the Mt. Hood area over spring break with our 2 teenage kids and their friends and loved the property!!! The close proximity to the ski areas was great! The house was very spacious and everyone had plenty of their own space--especially since it rained much of the trip and we were homebound quite a bit! We all really enjoyed the game closet, great surplus of kids' games and movies available! What was a huge surprise was the close proximity to the river--we knew it was just a short walk, but the view of the river was great and we enjoyed hearing it from the patio! Rain or shine, we loved the walks along the shore! The house was exceptionally clean and homey and the amenities were great. the master shower with 2 shower heads was AWESOME!!! Everyone in the house utilized that for daily showers! There were a couple of things I would consider (as I currently manage 11 rental properties myself): 1) It would have been great to have a later check-out time. The owner's manual asked that we leave the house in the same condition we found it (wash/unload dishwasher, strip beds, do some laundry, etc.) and with 4 kids we were up at 8am cleaning in order to get out by 11am. Either a later check-out or consider raising the cleaning fee (which we would have gladly paid!) so that these things can be done by someone else (just my suggestion--would've been nice to have enjoyed that last day more). 2) There were no hangers in the master closet--would be a wonderful addition! 3) The kitchen has most ammenities, but could use items like large salad bowl, more cooking utensils, frying pans, etc. Overall, we really loved the property and would stay there again in a heartbeat. After checking out, we went across the street to the indoor pool at the RV place and it was a brilliant idea before getting in the car for a long ride home!Recommended for: Adventure seekers, families with teenagers, girls getaway, sightseeing.
Owner response: We have since added a set of hangers for each bedroom and have stocked our kitchen supplies with more mixing/salad bowls and a larger variety of cooking utensils. We are also offering guest the option of having a later check out of 4pm, for an additional $20, if we are not expecting another guest arrival that day.

I have never been more impressed with a vacation rental. We stayed here in the early spring, and I hope to return in the summer. This home is both beautiful and comfortable. If we needed it, it was there... from a baby gate to poker chips. Every room was decorated so tastefully, and the linens and bedding were great quality. The bedrooms were laid out well, and worked great for our large group. The kids claimed the downstairs, and the staircase, and the adults got the upstairs with the awesome view of the river. Saturday night, we swapped. It was so fun...poker and darts for us, and the kids watched a movie on the huge TV. I felt like we were on vacation, but I felt at home. The river was right down the trail, and it was spectacular. The neighborhood was so quiet and the house was at the end of the street so no traffic noise. We drove to the snow one afternoon, but noone wanted to be gone long. I have never seen a cleaner rental home, ever. It was spotless. The double shower was luxurious. The tile in it was so nice you didn't want to get out. Everyone had a great time for a different reason, and we got to spend it together. The owners were thoughtful and attentive. Upon pulling into the drive, our impression was, ok...The moment we walked in the door our opinion went to WOW! The decor was impressive, not your standard rental type stuff we were used to seeing. THEN, we walked to the back deck windows, the river was amazing. Our kids were out the door and headed down 5 minutes after we pulled in! There is a nice little path, with a bridge (the kids loved!) down to the banks of the river. My husband, being the OCD type he is actually timed our walk, 1 minute 10 seconds at a leisurely pace! The view and river aside the home is impeccably furnished with families in mind. The downstairs game area was perfect for our guys to unwind with a netflix movie and a game of Jacks while us, the adults, enjoyed a bottle of wine with a fire and the deck door open to hear the river. We are already planning a summer trip back. the fire pit is calling our names for s'mores!Recommended for: Pet owners, families with young children, families with teenagers, girls getaway, romantic getaway, sightseeing, age 55+.

We were surprised as soon as we walked thru the door to find a cute little basket of easter goodies the owners had left for the kids!!! Within minutes our kids were out the door exploring the back woods and walking along the river. If you stay here you might even find a fort they built. We were most impressed with how nicely decorated and clean the house was. The closet was stocked with tons of fun stuff for the kids The layout was great because the parents can relax upstairs while the kids play downstairs. I think I can speak for our entire family that the best thing about the house is the AMAZING dual shower heads in the upstairs bathroom ... as one of the kids said "it's like HEAVEN". We would absolutely stay again!!!Recommended for: Families with young children.

My family had an amazing time and look forward to coming back. Cancellation policy:
Vacation Rental Lease Agreement This agreement constitutes a contract between _____________________ (collectively the “Guest”) and Craig Moseley and Stacy Moseley (collectively the “Owner”). Please read this Agreement thoroughly. Any funds received by Guest for occupancy of the vacation property indicate the acceptance of the terms and conditions of this Agreement. It is the responsibility of the Guest to be familiar with all policies within this Agreement. . Reservation Requirements. A reservation deposit of $200 is required and must be received within five (5) days of booking the reservation. Reservations are not final until a signed Agreement and payment of the reservation deposit is received by Owner. Owner will automatically charge the credit card on file if no other payment arrangements are made by Guest. If payment in full is not received by Owner at least 14 days prior to the Guest’s arrival, reservation may be subject to cancellation. Accepted Forms of Payment- MasterCard, Visa, Discover, Traveler’s Checks, Cash. Personal Checks may be accepted 21 days or more prior to arrival. Reservations consisting of two or less rental nights or reservations booked 14 days prior to arrival date will require payment in full on the reservation date. Reservations consisting of three or more rental nights require a deposit of 50% of the rental fee. The remainder of the rental fee is due no less than 14 days prior to arrival date to secure the rental property. . Confirmation of Reservation. Confirmation of the reservation will be emailed and mailed to Guest upon receipt of the Reservation payment. Please read the confirmation for accuracy of dates, mailing address, number of adults and/or children and accommodations. Any errors must be addressed immediately. . Check-in. Check-in time is after 4:00 PM. Keys are NOT available until the property is ready for occupancy. No exceptions to this policy will be made. Owner will use reasonable efforts to have the rental property ready for Guest’s occupancy at check-in time, but Owner cannot guarantee the exact time of occupancy. . Check-Out. Check-out time is before 11:00 AM. Check out times are strictly enforced. Please return keys to the lock box. Guests who do not vacate the rental property by 11:00 AM without the consent of the Owner are subject to a fee equal to one (1) rental day. . Cancellations. All reservations cancelled within 30 days of the scheduled arrival date are subject to a $100.00 cancellation fee. Cancellations within 30 days of the scheduled arrival date are subject the complete forfeiture of the reservation deposit of $200.00. . Refunds. Except as stated herein, no refund of the reservation fee, security deposit, or rental fees will be given for any reason. Owner cannot guarantee against mechanical failure of heating, air conditioning, Hot Tubs, TVs, Satellite Receivers, VCRs, or other appliances. Please report any inoperative equipment immediately. Owner will make every reasonable effort to have repairs done quickly and efficiently. No refunds or rent reductions will be made due to failure of appliances or equipment. No refunds for early departures (less days than reserved) . No refunds will be given for delayed arrival. No refunds for reducing the number of nights reserved. No refunds will be given for storms. Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four wheel drive and/or chains during the snow months. . Cleaning Fee. An $80.00 cleaning fee is charged on each rental, regardless of the duration. This fee covers costs of normal routine cleaning between Guests and is not designed to cover excessive damage or cleaning requirements, which will be separately assessed. . Security Deposit. A Security Deposit of $200.00 is required at check-in and must be placed on a credit card. This is in addition to the reservation fee of $200.00. We will not accept personal checks unless drawn on a U.S. Bank and received 30 days prior to arrival. The security deposit is fully refundable and will be returned within 30 days of the departure date, subject to the terms of this agreement. The security deposit will be not refunded if the cabin or its contents are damaged, other than ordinary and normal wear and tear. . Age Requirements. Guests under the age of 21 shall be unaccompanied by a parent or legal guardian. At least one Guest must be over the age of 25, or Owner will not make a reservation. Any reservations made under false pretenses will result in loss of advance payments and possible removal of Guest from rental unit. . Minimum Stay. This property requires a two night minimum stay. Longer minimum stays may be required during holiday periods. . Maximum Occupancy. The maximum number of Guests is limited to ten people, including children. For approved additional guests (over 12 years of age). Occupy means overnight guests and visitors. This cabin is not to be used as a meeting place for parties or reunions. If you bring in extra visitors without prior approval and payment, Guest will be asked to vacate the property and all security payments and all rent will be subject to forfeiture. . Furnishings. Furnishings are subject to change without notice. Furniture, bedding, mattress pads, utensils or any other property supplied with the rental property must not removed. Loss of these items, as well as damage to the property or furnishings in excess of normal wear will be charged to the Guest. . Linens. A basic supply of linen is provided. Bed linens and bath towels are not changed during your stay. The startup set of bath soap, toilet tissue, paper towels and trash bags are not replenished. . Personal Items. Guest must provide their own personal articles, food, drink items, paper towels, napkins, foil etc. . Pets. You acknowledge that NO PETS are allowed in or on the premises unless Owner has expressly authorized Guest to bring a pet. Damage, breakage, or extra cleaning caused by a pet will be assessed to the Guest. IMPORTANT: Unauthorized occupancy of pets will result in a $200 fine, immediate eviction and loss of all rents and security payments. . Fireplaces. Wood fireplace is seasonal and are non operational from May 15th through September 15th. . Parking. Parking is limited to two vehicles. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. . Pest Control. Many different pests live and thrive in this region. Should you experience a pest control issue, please contact Owner so that we may attempt to eradicate the problem. . Indemnification and Hold Harmless. Guest agrees to indemnify and hold harmless the Owner for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guest’s use and occupancy of the rental property including but not limited to any claim or liability for personal injury or damage or theft of property which is made, incurred or sustained by Guest. Guest agrees to refrain from any activity which interferes with the peace and enjoyment of the property and adjoining properties. . Violation of Agreement. If Guest violates any of the conditions of this Agreement, Owner may terminate this Agreement and evict Guest from the premises. Upon notice of termination of this Agreement, Guest shall vacate the Premises immediately and forfeit all rents and security deposits. . Credit Card Agreement. Guest hereby provides Guest’s credit card number as a guarantee of payment to Owner, agrees to pay all rent and charges related to property rental, accepts all terms of the lease agreement and accepts all liability for rent and charges related to property rental, as well as any damage beyond normal wear and tear during the term of my lease with Owner. Guest understands that these costs will be charged to Guest’s credit card. In the absence of another payment arrangement, Guest authorizes Owner to charge Guest’s credit card for payment. Guest will comply with the following cleaning responsibilities and check-out procedure. Guest shall leave premises in clean, undamaged condition, similar to the condition in which you arrived. The Guest is responsible for the care of the premises, appliances and furnishings. Upon your departure, you will be expected to Remove all linen from used beds. Take the garbage to the outside receptacle. If you will be checking out or staying on a Wednesday, please place outdoor garbage receptacles to the front of the drive for pickup. Start a load of linens in the washer. Run the dishwasher and wash all dishes. All keys are to be returned to the lock box and the cabin is to be left locked. Return all Timberline Rim passes to the cabin A $25.00 fee will be assessed for lost or missing Timberline Rim passes A $25.00 fee will be assessed for lost or missing house keys Guest’s Personal Property. About the owner: We've been blessed with 4 wonderful children who happen to love the mountain and wilderness just as much as we do! We've spent years coming up to the mountain, and finally decided it was time we have a little place to call our own family retreat. We want to share our joy of the mountain with you and yours a well!
