The "Endless Summer" begins when you vacation in this unique, smoke-free, custom tropical theme two story home. Furnishings from Maui carries out a real feel for island-beach living. Over 2,000 sq.feet of living. There are 2 TV's on satellite with DVD/VHS and a 3rd tv in kid's room for VHS movies--so bring their favorites. There are video stores for rentals too and we have started a video library. Spend this Holiday on the BEACH--call for rates(ONLY DATES available: after Sept 27th.) Located in the beach side community, Royal Sands on Mustang Island of Port Aransas,Texas. Whether it is a family reunion or friends vacationing together, this home is equipped to meet and exceed your needs with great memories.(limit of 12 max in this house-thanks!)
The shared pool, one of two, is just steps out the back door. Once through our private gate, you'll discover a tropical landscape pool setting complete with all weather lounge chairs.
The beach is a short stroll through our beachside neighborhood and over the dunes via a private boardwalk. Conveniently located on the Trolley route one can ride two miles to town for dining, a well stocked grocery store, restaurants, and shopping.
The upper and lower decks offer PM shade that entice you to relax and enjoy the breezy tropical air. One can find chairs, grill, table, and kid toys/chairs inviting each to enjoy the outdoors.
The Kitchen downstairs is fully equipped with many extra cooking supplies for every meal. You will find spices, Paper Towels, toilet paper, and all soaps are provided. There are seperate towels for pool, beach, and bath providing extra comfort.
The "surfer's dream"(King bed)master bedroom and custom designed bath are located on the 1st floor. The closet holds many extra items for families--toys, highchairs, iron, and board.
The uniqueness carries throughout while offering a 2nd Master(Queen)bedroom upstairs with kitchenette, coffee pot, microwave, and private bathroom. There is a tv with satelite and DVD player. Then exit to a private covered deck, with chairs, for the breezy ocean air. Families with infants find this room spacious enough for travel crib(not provided).
The 3rd bedroom with Queen(upstairs)has tropical decor with palm tree theme. It also opens to the balcony, on the second floor, to view beautiful sunrises on the beach.
The tropical beach decor carries throughout the five bedrooms accommodating up to 12. The 4th bedroom (upstairs) with two sets of bunk beds create the memorable setting for teens and children of all ages. The 5th room with trundle bed is great for a couple, grandmother, or 2 kids.
This house offers even more with boogie boards/cooler/wagon/pool floats/beach chairs also available at no extra charge. Vacationers then have less to pack for great convenience.
Utility room with front loading washer and dryer(soap provided), iron/board, and towel dryer adds convenience. The deep sink also makes rinsing bathing suits easier too. Refrigerator with filtered ice and water compliments home. There is also a water softener.
Community pools, beach shelling, surfing, boating, NEW Golf coarse(minutes from house), and great deep sea fishing awaits all with lots of fun. Texas State Aquarium in Corpus Christi attracts all ages. Festivals are happening year round so book early, this home will not last long. (April Sand sculpture Festival)
Parking is limited to driveways only(2 driveways at house). Boats must fit in driveway since there is no parking allowed on street. Any vehicles and/or boats found parked on street will be towed at owners expense and fines from HOA will be deducted from deposit. There is no RV, TRAVEL TRAILERS, POPUP CAMPERS ALLOWED PARKED IN ANY DRIVES.
The neighborhood is for families with a noise ordinance , quiet after 10pm is strictly enforced . No loud parties will be tolerated.
There are 2 pools each requiring an adult with children 16yrs and under.
No Pets of any kind. No smoking policy at all times by all guests. A fine will result from anyone breaking this rule.
The house CAN'T SLEEP MORE THAN 12 people-either 6 adults and 6 kids (best) or 7-8 adults and 4 kids-MAX. There are extra charges for over 12, including infants (only exception). Please state how many adults/children in party when emailing. Thanks!

Why the Owner Chose Port Aransas
This house has been in the family since it was built in 2003. My parents wanted to travel and we wanted a beach house. We looked at the whole island and this house was(is still) the best. We are from Florida and loved the way it was decorated. It was a custom built, Parade of Homes by the #1 builder in the area(no other house in this subdivision is). Our cleaning lady cleans it as if her mother in law is coming to town. It has been in the rental market for 5 years and we have many annual tenants. We liked that it is on the beach and on the family pool. We also like that it is in the middle of the island--close enough to Corpus Chriti and Port A, but far enough away from the crowds for a true FAMILY vacation. There are 3 housing developments, but only ours allows weekly rental= quieter beach time and less crowds. We love it and hope your families will too!
The Unique Benefits of this House
This house has it all! We have white towels for pool, beach towels, and colorful towels for bath time(no sand after shower time). We have boogie boards, sand toys, and chairs for Beach TIME! We are building a family friendly movie library(please check back in what you check out-thanks). There are house toys and bath toys provided. We have a feast stocked kitchen or many restaurants down the road(Pizzaria-great--leave your referals in our book). The beach is huge and we love to build sand sculptures (don't miss the annual festival in April! Amazing!). Please leave or send us(email) pictures of your sand sculptures while visiting--thanks! You can purchase a permit, to drive on beach, at convenient store near golf coarse. Great Golfing and Deep Sea Fishing! Don't miss the Texas Aquarium (we are annual members)and USS Lexington(for those sunbreak or rainy days). Whatever you do, just HAVE FUN!
