My group consists of 25 to 28 men that have been gathering for 28 years to socialize and compete in a friendly private poker tournament. We've used this facility at least 4 times in the last 6 years and it's perfect for our needs. I've read reviews about it being dirty but we see are durable wood and tile floors that show the patina of some age. Improvements have ongoing since our first trip which shows us they are making an effort to keep upgrading the house as time goes on. Being guys, I confees we don't crawl under the beds looking for "dust bunnys", there might even be a few under my bed at home. Someone commented that the place was cold. To the contrary, the house is heated by an expensive hot water heat system, more common on the East coast than here. When you first arrive, if you follow the directions for turning on the master switch, the check the therostats in each area to make certain the last guest didn't turn them all down, it works great. It does take several hours to heat up the whole house from cold, but that is the nature of "hot water" heat. Once the house gets warm you should be completely cozy for the rest of your stay. Over the 28 years our group has stayed all over oregon. This house and location is the best we've had, it was stormy while we were there this time and the views were great. Because we feed so many we provide much of our own cookware, no facility has enough. The large kitchen, large gas stove and large refrigerator are the best we've encoutered. Best of all the cook crew still does so while having a vast view of the ocean. Relax, enjoy your vacation, don't sweat the little stuff in life that really is trivial. The older tile in the service areas and entry is better than new white carpet if grandpa spills his soup or little ones drop the sippy cup. Clean it up and move on. The home does have several sets of stairs, but they have long treads and shorter risers which makes them easy the navigate for kids and old folks. (much of our group is over 65) We will continue to return, it fits us like many others can't. I've also found the owners to be very flexible, responsive to minor problems and available within a short time if called. Like Arnold said, we'll be back!

This is the second time that my friends and I have stayed at this home for a work retreat and we have been very pleased each time. The view from the home is truely amazing. We spend much of our time with the chairs turned toward the ocean, relaxing with a drink and good converstaion. Our group of 22 never feels crowded in this house. While some are downstairs playing games others are in the great room watching a movie, you would never know there are some many people in the house. The beach access is great. There is a new BBQ shed attached to the house on the deck providing a covered cooking area in all weather. I would have to strongly disagree with some of the poor reviews on this site in regards to this home. My guests and I have had nothing but good experiences with this home and look forward to many more years of enjoying this home for as long as they will have us. Our group has stayed at many of the large homes in Roads End and none of them compare to how well this home can accommadate large groups. Thanks again for allowing us to enjoy your home Aimee, see you next time!

If you are looking for a quiet, comfortable spot where you can forget the world for a while, you've found the right place. The owners are wonderful, they communicate promptly, and are continually updating the house. The housekeepers do a great job, we always find it clean, with fresh linens on the beds and plenty of towels for showering and the beach, which is just down the private back steps. A major highlight of the home is the long row of brand-new, ocean-facing windows. Perfect place to reunite with family or friends, watch the surf, or read a good book. We have been coming back to this house with our family almost every year for 8+ years, and look forward to making many more wonderful memories there.

This house is not represented accurately on VRBO. Here were my concerns: 1. Black Mold in house and garage 2. Cold (50 degrees) and old heating so it takes a very long time to heat up (nearly 24 hours) 3. Poorly insulated so very drafty and hard to keep warm 4. Old house will poor upkeep and very old decor 5. Gas left on in the house so when we arrived the place was full of gas. One of the kids with us got sick possibly from carbon monoxide poisoning. 6. House came with BBQ but we could not locate. Called owners but did not get a reply until after 10 PM and well past dinner. 7. One of the "bedrooms" is a box built into the garage. 8. Back door does not open and cannot access deck. 9. Dishes, bedding, bathroom and floors dirty on arrival. 10. Unfriendly and suspecious owners who did not follow their policy, procedures and hard to get a hold of. 11. Required a cashiers check and deposit, all cleared before arrival. 12. Held deposit for "investigation" of damages. Sent email with a picture of a dirty blanket and some scratches (in some unknown item) they claim we are responsible for. 13. No basic supplies. I have stayed at many VRBO houses and they don't even provide bar soap for showers. No salt, pepper, or any staples. 14. Hard to communicate with and very unfriendly. 15. Lots of beds but little privacy. Only three rooms have one bed. The rest of the rooms have multiple beds so it sleeps more like a dorm room than a luxury rental. 16. Poor outdoor lighting makes it difficult to find and get into the lock box. You use a key to get into the garage door then another code for the door that goes from there into a make-shift hallway that leads to a side door of the house (very confusing). 17. Lack of customer services and basic communication. As I stated, we have used VRBO for many years. We also had a house in Oregon that we rented through VRBO. We have had many great experiences. We have NEVER had a deposit held. We have made some great friends over the years through VRBO but this is one of those I would not recommend. The location was great. Lincoln City was a lot of fun. Try glass blowing in town. Mo's is always good for some chowder. We were had beautiful weather and a great time despite the disappointment in the house.

Owner response: We are concerned to have received a negative review. Thank you for the opportunity to respond. Despite Autumn’s dissatisfaction with our check deposit practices, it is our policy and bank’s practices to deposit all rental and RSD refundable security deposit checks to allow time for check clearance before handing over the keys to our guests. While Autumn made a list of multiple concerns regarding the conditions and circumstances of her stay, she did not report any of these concerns before, during and after her stay. We explicitly stated on our Key Letters (1st paragraph) “Within 2-3 hours of checking in, please give us a call or email to make sure everything is okay.” The only exception is her call regarding the BBQ grill which we responded. It was unfortunate that we missed Autumn’s call and regret that we didn’t get a chance to call him back sooner. We want to go on record that Autumn and/or her party has made a number of violations (contract details are our website): Policy #1: Autumn and/or her party checked out 45 minutes late. As a courtesy, she was already given 2-hour early check-in and 2-hour late check-out; Policy #11: It was witnessed and reported that there were children climbing on the roof tops. This is clearly unsafe and dangerous. We are extremely concerned about the risks and liability involved; Policy #20c: Autumn has failed to notify us of damages incurred as required; Policy #9: Dining table was damaged and vomit on the bed mattress pad. Estimates of specifics are pending. Photos are available for review upon request. Due to these cited violations, Autumn has forfeited her refundable security deposit as contracted. It should be noted Autumn and/or her party had several opportunities to report these conditions not only to us but also to our Housekeepers and they would have been addressed immediately. Our record indicated that she posted the negative review after we determined at she has violated several conditions of the contract and withheld her security deposit. We hope our explanation clarifies the situation. We are open to feedback and very willing to make reasonable accommodations and improvement. Please feel free to contact us for further details or questions/concerns.

Our church Women's Ministries weekend retreat has enjoyed this house for the last several years. We love the window wall and it's awesome view of the ocean. The new easy chairs at the windows in the living room were kept busy! It is hard to find a house that can sleep 30 people. There were 30 ladies here this year and everyone had a comfortable bed! It's a great place for a group. The house was sparkling clean and ready when we arrived. The kitchen is well stocked and updated. The owners were very helpful and honored our request to check in early and check out an hour late. Although this house is not brand new, but it is kept up very well with something being upgraded most every year. It's an excellent place to spend a weekend! We will be back next year, and the next, and the next...!

The location of the house is STUNNING, with wonderful view of the ocean! Unfortunately, the house was not very clean, including areas around toilets, with dust on nearly every surface, and the view marred by dirty windows. I advised the owner, who just wanted to defend her cleaning service. Additionally, many of the listed amenities were broken or otherwise unusable. I rented this house a second time the last weekend of March. This time arrived to a work crew in the downstairs, which was not assessable to us for hours. A few things had been repaired (like the useless pool table!), but again, the house was not adequately cleaned;my guests found hair in their beds, and we washed our own sheets! After our second stay, I got notice from the owners that they were keeping half of my refundable security deposit, because a bed was left soiled. Apparently, a child had an accident in a bed, covered it up, and we were unaware. I apologized for the accident, but pointed out that we had had to wash our sheets, and do other cleaning, on both our stays, and requested a full refund. These owners do not even have enough respect to acknowledge my complaints, and have never responded. They mailed me a partial refund. Only stay at this house, if you are prepared to clean it yourself!

Owner response: Mary had stayed in our home February and came back end of March. After her February stay, she emailed us some concerns of broken items and we have addressed them before she came back in March. We encourage guests to call us within first hour of check in if they find issues with the home as stated in the Key Letters. Mary did not call us about any issues on arrival and anytime during her stay in March/February. Her concerned about accessibility to the Recreation Room was simply misunderstood. Previous guest reported difficulty closing exterior door. This was a security issue so we made emergency trip to repair door. Due to storm, the owner and carpenter could not finish job by 1PM when Mary checked-in (3 hours early then normal check-in time). The owner specifically stated that the Recreation Room is open for usage and that Mary and her guests have beach access through kitchen door or front door via wrap around deck. After we obtained reports, photos and additional charges from the Housekeepers, we notified our Guests regarding their Security Deposit. Due to the extra cleaning our housekeeper had to perform and the towels and linens that had to be discarded we deducted her deposit accordingly; not half refund as Mary mentioned. It is not only pertaining to one bed that she mentioned but the housekeepers had to do deep cleaning in many areas. Briefly to describe the details of the mess, it was very unsanitary with hidden diapers from this group in the laundry and accidents left in bedroom and bathroom walls. We are open to feedback and willing to make reasonable accommodations and improvements. For example, we recently remodeled kitchen with stainless steel appliances, replaced wall of windows, as mentioned in other recent guest reviews.

This is a great house with a fantastic view of the ocean! Perfect for large groups. Lots of beds and bedrooms, game room on the lower level with huge patio. Views from the big open living room, kitchen and dining room are incredible. . . nothing but ocean! A staircase takes you down onto the big long stretch of sandy beach for beach combing. A terrific escape, and the owners are very accommodating.

We have rented this property every winter for the past 4 years. There is not a better place to accomidate a large group. Look on VRBO, there are only a handful of places that can hold 20+ comfortably. The location is absolutely amazing, you can't get any closer to the ocean without getting wet. :) Like any house on the beach there is constant upkeep. We have seen the homowners, make a ton of improvements over the years. They have replaced all of the beach facing windows with bright new windows to take in that amazing view. The have upgraded the hot water delivery system and replaced all of the kitchen appliances with stainless steel. I am not sure what the previous commented did wrong, but I have personally seen the brand new furnace in the basement, and it looks like something of star trek, way newer and more high tech than my own furnance. The house does have some unique and interesting rooms and layouts, but the descriptions of them being dormatory, shouldnt have been a surpise to someone, it is made pretty clear. We checked in last time, just a day after the bad coastal storms, and found a small leak in the kitchen due to some shingles that got blown away, the homeowners we easy to contact and the problem was resolved quickly. Don't come here expecting the Taj Mahal, but do come to a great location, with a warm lived-in feel, with room for lots of friends and family. We are already looking forward to our return.

Our family enjoys a long Thankgiving weekend in Lincoln City about every other year. Last year we selected this house and were underwhelmed. The cleanliness alone was enough to dissapoint. Upon arrival we went right to Safeway to buy cleaning supplies and clean up the bathroom's and other major services. As others have commented some of the small appliances and amenities didn't not work. We did call to report. My daughter dropped a toy that fell near the bed, I caught a glimpse of under the bed, talk about some dust! The couches may very well be older than me, inclusive with holes & some duck tape. The crib was broken with a sharp metal piece exposed, fortunately we had brought along pack-n-plays for our babies. Unfortunately, we are writing less than a favorable review, but for the price and in comparison to the other large homes located on the beach front it's just not worth the money and stay. It has been a year since we stayed, but when I saw this listing still available on VRBO I just felt the need to warn others interested in this property. Sadly, dissapointed.

Owner response: This review was submitted 1 year after guests stayed at the home. As we recalled, this group insisted for their money back instead of allowing cleaning crew to clean missing spots. Our policy of cleaning fee is non-refundable; however, if allowed the housekeepers will come back to take care of the problem area. During our phone conversation, we requested for detailed report via e-mail of what they found so we could address them before the next group comes in. We never received their report until 1 year later via VRBO review. Major appliances are under warranty with SEARS but it will take time for SEARS service to come out and repair. We replace our small appliances on regular basis. When guests report problems with our appliances, we will do our best to repair/replace them as timely as possible.

A truly amazing house, location, views, you name it!! Our family spent a long, exciting weekend at Castlewood By The Sea during Labor Day weekend 2011. A very spacious house, the rooms are very comfortable, the bathrooms well appointed, the game room has whatever a family needs for entertainment, and the main kitchen (there are two)...a chef's delight. We hired a local Personal Chef to cook some of our meals and she felt the kitchen was one of the best and she had no problems cooking a buffet meal with multiple entrees and appetizers for 30 guests (20 of us slept at the house, with room to spare). Please contact Aimee, the owner, if you need to get in touch with us for additional references on the house or the Personal Chef. Would not hesitate to return to this house or recommend it others.

Castlewood By The Sea is among the finest oceanfront rentals for a family gathering in Lincoln City. The house is spacious with a nice floor plan, so one does not get the feeling of being crowded. Adults and children alike will take pleasure in the home-like ambiance, private access to the beach, and close proximity to abundant activities in central Oregon. The neighborhood is quiet and attractive. The amenities described at the dated website are fairly accurate, and there are some ambiguities in the rental policies that call for some discernment. I like this gathering place and recommend it for discriminate guests

We held a family reunion at this home. There were 20 kids under the age of 11. A great place for both children and adults. The kids were able to play as loud as they wanted down stairs with out disturbing the peace upstairs. A huge kitchen that will accommodate the traffic of 30 people nicely. Plenty of bath rooms. An amazing view of the ocean with super easy access to the beach, which you could also watch everyone play on the beach from the house.
