It sits on a hill overlooking the wide expanse of the northern Tiber Valley in the centre of Umbria, just 18 kilometres north of Perugia.

All apt boast beautiful views over the wood, the garden and the valley. For outdoor relaxation, the Tower provides a splendid panoramic terrace equipped with lounging furniture, and a 1000 sqm terraced garden, with roses, fig trees, olive trees. There is a laundry, a covered car park and outer lighting and fully equipped barbecue area.
There is a beautiful panoramic sea salt water swimming pool (120 sqm) amidst a broad lawn (5000 square metres) edged with flowers, cherry and olive trees.
The Tower stands in the centre of the "Bagnara Estate", a superb holiday Farm including 1.500 acres/590 hectares of irrigated plains growing tobacco (since 1930) and sugar beets. The farm is crossed by the river Tiber and dotted with four small lakes, brooks, and five mediaeval castles.
Since 1901, the whole property belogs and is managed by the owners, a noble family descendant from emperor Napoleon 1st.
It can be easily reached from the main roads: it is four kilometres far from the E45 freeway (Orte-Ravenna, exit Resina), which is directly connected to the A1 motorway (Roma-Firenze) and A14 motorway (Bologna-Bari). Tuscany is a 30-minute drive; Rome, Florence, Bologna, and Rimini are within a two-hour drive.
Umbria International Airport is only 18 kilometres far - Ryan Air flights available.
